In general, what you pay is always way overpriced for a 1 bedroom apartment but Legacy Mill was by far the cheapest I found, without sacrificing any quality. It was away from the university, which is definitely a plus. Hard to find a really nice place surrounding a university anywhere these days. My lease was just about the summer of 2013-2014 and I paid just under $600 for rent, pest control, and trash. That being said, I have no idea if I just got a really good rate, or if they were trying to get me in the door and then up my rate next year (which would be this year now). The renewal rate for my lease was more by quite a bit. If I recall correctly the price went from $576 (no trash and no pest) to $642 (no trash and no pest). No thanks, Legacy.
My only complaint, which only came about as I decided to leave was the clause in the contract stating I needed to give them 60 days notice. Every other place I've lived in (granted, all outside of Georgia) if I didn't sign a lease they assumed I was leaving. They couldn't just renew me for anything. Legacy Mill, on the other hand, renewed me for an absurd monthly rate of $909. Fortunately, I wasn't too far away from the 60 day notice so I'll only be paying a portion of that for next month but it's seriously upsetting that I have to throw away a LOT of money to have an empty apartment. I won't really badmouth Legacy for this, because it IS in the leasing contract. I just flat out think it's a bad way of doing business.
Besides that, I've enjoyed my time at Legacy. It's very quiet. Everyone keeps to themselves for the most part from what I've noticed. Parking has been a problem like twice the entire year. And really, it was never that I couldn't find a spot, it was just a little further away than I am used to. As far as maintenance, I can't really speak on that. I never had them come do anything minus program a garage door opener for me. They did do that the same day I asked to rent it. (Garages only need a 30 day notice to end that rental. Ha.)
There is a good amount of poop (from dogs) near the wooded area and stuff like that, but that's to be expected anywhere. Not everyone cleans up after their dog, regardless of warnings and threats of fines. It's not too bad in the grassy area or sidewalk where people who are just walking to walk would normally venture through.
Another important thing that Legacy provides is a feeling of safety. Not once did I feel unsafe at night. It's a gated community and that helps in keeping people who don't belong out. Oh, it could also be that people with a GPS are taken to the wrong side of the highway loop. The address never shows up right.
Overall, I'd definitely recommend Legacy, just be prepared to pay a higher rate if you plan on staying more than a year. I'm glad I found this cheaper place because the rent, with an additional garage payment ($65/month), would have been quite high for my liking.
