Accommodating, comfortable, nice, and safe...I cannot say enough good things about the Overlook! We became discouraged looking for apartments back in 2016 largely because nowhere welcomed our 1 year old German Shepherd. Not only does the Overlook accommodate our now (2) GSDs, but they are quick to respond to all maintenance concerns, always waive & say hi around the property, and are continually looking for ways to be #1 in apartment living. From the pool to the gym to our newly remodeled kitchen & bathroom- everyone should consider living here!

We moved to The Overlook November 2017. We are very happy with our choice. We are in a townhouse that buts up against the woods. We dont even feel like we live in a rental. The community is beautiful! The ladies at the leasing office are very friendly and helpful.

Privacy is one of the best things about living at the overlook. There are plenty of areas and sidewalks to take advantage of for outdoor activity - especially if you are an active pet owner! Unlike many apartment communities, you arent right next to a busy road, which made moving from a quite rural area a breeze. The only unit I toured was the townhome Im in, which has been perfect for my lifestyle! Plenty of room in the kitchen, spacious living room for entertaining, and extra storage space indoors as well as outside on the patio would have to be the highlights for me. The office and maintenance staff have been responsive, professional, and extremely helpful in my personal experience - I dont think Ive waited more than 24 hours for any of my maintenance requests to be addressed. It has been wonderful being a part of this community!

I have been living here for 8 months and can speak to the quality of the office and maintenance staff. Maintenance requests are responded to in a timely and professional manner, including emergency maintenance requests. The carbon monoxide detector in my apartment went off at 9pm on a Sunday night and the emergency maintenance arrived within 20 minutes. They were completely understanding of my anxiety at spending the night in my apartment, purchased a new detector that night for me, and confirmed that I did not have a gas leak. Barring cheap countertops in my bathroom and kitchen area - that I was informed would eventually be replaced -, the quality of the cabinets, doors, shelving, and appliances is very good for the price of the apartment. Screens on the sliding doors are lovely in pleasant weather, as my cat always wants to be outside. I live on the second floor, so I can't speak to loud neighbors stomping overhead, but I only occasionally hear my neighbors - either leaving their apartments or running their showers. It's a surprisingly quiet neighborhood given its proximity to both I-71 and I-264 - you can barely hear either interstates - and the neighbors, both within and outside of the complex, are polite and respectful. The gym, pool, and rec-room are kept clean and I haven't encountered a shortage of gym equipment yet - especially given the additional spinning/yoga room. I have made fair use of the fire-pit and grill area, which are both conveniently on timers and don't require excessive work to set up. I recommend this complex if you're looking for a quiet neighborhood that also provides quick access to major interstates.

The Overlook was the best apartment complex I've ever had the pleasure to live in. I was very happy with the service offered by every employee; from the office folks to the maintenance crew. The amenities were above and beyond expectation. The living space was extremely comfortable and well insulated from noise. I love the relaxed, family-friendly vibe of the neighborhood.

Negatives: grasshoppers and ants in our apartment, terrible idea to live on the first floor (you can hear everything above you), renovations are currently happening in apartments around us-ironic to me after having loud neighbors now they're banging on the floor installing new fixtures...at the expense of the tenants peace. Positives: They have always responded promptly to our service requests (maintenance staff is super friendly). The pool was nice for the two months it was open-not worth it for the price we are paying for our one bedroom apartment. The office ladies are super helpful and really do want to help. We would rate this apartment complex as subpar.

First of all I have been here almost 3 weeks now. I can say nothing but wonderful things about the Overlook. The staff from the front desk I will not drop names...But L, H, K, A, C, have been nothing but perfect and on point. The property is well maintained and quiet. Being a watcher I'm always looking for anything out of place, the Overlook is wonderful! It's very convenient to darn near everything one needs on a regular basis. The maintenence staff are pleasant and will do anything for you K.....you the man!!! The Valet trash...works wonderfully zero complaints. The main house is impressive and the amenities are too. The floor plans are equally impressive and enjoyable. Myself I'm in a 3 bedroom and happy. They will be renovating every floor plan over the next year and half which will really make the Overlook pop inside and out. They view is spectacular at night with "The George" backlit by the setting sun. The fire pit is truly relaxing and have enjoyed myself a few times with a bottle of wine. I just wish they had more wine Wednesday's...I missed the last one :-( all in all this is a wonderful place to live. I would recommend the Overlook to anyone who truly wants the Overlook experience. I've met more people who have been here at the Overlook for years...I quote Mary Poppins "practically perfect in every way." Cheers and thank you, Brian

Awesome little neighborhood. They care for you and my neighbours are great. The interstate is close by but very well walled off, you can barely hear the traffic. There's tons and tons of spiders, I kid you not, but they say they aren't poisonous. They have fumigation services that come by once a week.

If you are looking for an upscale community in the East end of Louisville, The Overlook cannot be beat! I could not be happier with the service, amenities, and location. When touring, I was shocked to learn they had 14 different floor plans to choose from! My husband and I chose a town home which came fully furnished with updated appliances and brand new carpet. We are a young couple and finding a community that caters to our active and social lifestyle was important. There are multiple places to hang out, entertain, and relax. We frequently use the fitness center and love that they have spin classes! The overlook has been a perfect fit for us.

My husband and I lived at The Overlook of St. Thomas for almost ten years. It was wonderful when we moved in (2005) and the first year or so. NTS bought the property about a year after we moved in and the service and caring went out the door. The property went downhill and the rents went sky high. We moved out of the area a year ago and had to break our least and pay $2000, after paying for ten years and never paying late, not once. We liked the apartment and always cared for it like it was ours, but that didn't get us anywhere with the old property manager. At this time I would tell people to run from this place, they will take your last dime. I hope to never have contact with these people again. Now, fast forward to Christmas 2015 and I had ordered some Christmas presents and they had been sent to my old apartment at the Overlook. I called the Overlook and got the assistant property manager, she told me that she would check on my packages. Over the next couple of weeks the retrieved my packages and sent them to me, and they were so nice. I offer to pay for the shipping and they said no they just wanted me to get them. They were all so very nice, I told them that I wished they were there when I lived there. So I give them five stars for the new management.

This is a great place to live. The property is divided into Phase 1 and Phase 2 units. For me, part of its greatest appeal is being located in the middle of a quiet, residential neighborhood, rather than an industrial setting, while also being convenient to shopping and Interstate travel. The property is beautifully maintained, and the staff is excellent. I have found them to be responsive and hospitable, and always professional in presentation and conduct. If it's okay to mention names, Hayley and the rest of the Overlook team have been superb, and all have contributed greatly to my living experience. I've only had very minor service requests, (e.g., replace sink washers, baseboard repair, remove broken light bulbs from porch light), but all have been addressed and resolved within 24-48 hours of my initial contact, and the staff has always followed up, which is a great plus for customer service. I also like that there is a diverse population of residents in ages, ethnicities, and family size. People are friendly, traffic is minimal, and I feel safe here. It is a pet-friendly community, but there may be some size/breed restrictions. Unlike some others, I have never had a problem with parking, but this property is large, so it may more heavily populated in some areas than others. I actually chose to live here long before I chose a job, and I have not been disappointed. The rent is a little pricier than other options, but it's not a deal-breaker. I currently live in a townhouse unit, with a garage, a unit for which I chose to be wait-listed. I believe that the fact that the townhouses are rarely vacated is a testament to the property's overall appeal, as well as its management. I can only hope that they will soon have a Phase 3 of units, with more townhouses and attached garages. The only cons I have are the lack of a dedicated receptacle for outgoing mail (but you may leave it at the leasing office, as a courtesy), the lack of ceiling lighting in some of the bedrooms, and that the nicely-appointed clubhouse is not available after business hours, and is unavailable for reservation for private functions. It would also be nice if the thermostat was digital, so that I could control the heating/air conditioning more easily. And a square foot or so more space in the stand-up shower would be more comfortable. Beyond the control of staff is that some residents are not as considerate with cleaning up after their pets (although plenty of places to discard pet waste are available around this large property), and some residents, despite clear signs prohibiting it, will occasionally leave boxes or other unauthorized trash (e.g., lamps, furniture) outside the trash compactor. I believe they may be fined, if caught, but I'm sure it's difficult to catch up with the culprits. Overall, I love it here, and I would recommend this property to friends.
