I wanted to give this place 0 stars, but apparently I have to give at least one. LL Sam's is NOT worth your time or money. They do NOT prorate, and they will NOT allow you to stay the full month even though you payed for it. Our dryer broke about 2 months ago, we told maintenance and here we are 2 months later without a dryer. Not only does the dryer not work, but neither does the garbage disposal or dishwasher, and the ceiling leaks when it rains. The LL Sam's lofts would rather spend their money on movie nights, margaritas and anything else rather than on what actually needs to be fixed. Tenants allow their pets to use the restroom in the halls, and again, nothing is actually done about this. They will lease your room out and not tell you until last minute when they are making you leave, since they wont let you stay the full month you payed for. When we moved in, there was no railing for the stairs, and we had to put one in ourselves after i fell down the stairs. Originally our room was a big walk in closet and wasn't actually a room until 2 tenants ago. There was no AC in the "room" and we had to put in our own. The rooms get incredibly hot and all you can do is run the AC as much as possible. If you still want to stay here, read your contract VERY carefully and be prepared to lose money. Hands down the absolute worst place i have ever rented.

I got my car stolen from here within a month of living here. Had two horrible roommates which took months for management to deal with. The walls are paper thin, nobody picks up after their dogs, and no kind of security (the gates rarely work) One thing I loved was maintenance.

Absolutely terrible. We have had numerous issues with cockroaches, crickets, and ants, and I dont just mean the occasional bug here and there. I am talking infestations that require mosquito nets to sleep at night. Additionally, we have had problems with our refrigerator, dishwasher, and dryer. Not to mention I dont think this place has ever been cleaned. Management is awful and doesnt seem to care that we are living with these conditions. I dont know why I am paying to live here.

This is a fantastic community! The rooms are larger than most places and the character is amazing! I love how the GYM isn't closed...

This is a fantastic community! The rooms are larger than most places and the character is amazing! I love how the GYM isn't closed off and has so many windows! the hot tub really is one-of-a -kind!! We loved every moment we spent here! Maintenance is always quick to respond and helped us with moving when we didn't have a dolly! Thanks LLSams!

I have lived at LL Sams for the past 2 years and it has been nothing but terrific. The grounds are always kept tidy and clean as well as the pool area. It is gated so I always felt safe, plus there was a security guard to patrol at night. Any time I had an issue Management was always right on top of it. They have fun events like donut Friday's and Taco Tuesday's, and always had a stocked fridge and snacks in the office. They even gave me a Starbucks gift card for showing my apartment! Overall this is a wonderful community to live in and I couldn't have been happier. Not to mention it was only a short walk away from Baylor's campus. I would definitely recommend LL Sams and I would live here again.

I have stayed at LL Sams for the past two semesters. First I'll do an overview of the facility itself and then of the staff on hand. The buildings are all industrial, as you know if you have seen any pictures. It is very dusty and there are lots of cobwebs everywhere. They tend to have a lot of bugs directly outside of the building and in the hallways. They hardly ever (if ever) clean the pool and there are always sticks and leaves in it. There is bird poop all around the pool and in the basketball area. In all my time living here, they have never cleaned the hot tub or fixed it so that it is hot so it's really just another small (dirty) pool. It takes a while to get maintenance to fix most things and a lot of things (i.e. Dishwasher, washing machine) get broken often. It's hard to even get someone to fix a bulb. The good things are they do have hot water most times and the large windows are very nice. The work out facility is nice and is kept fairly clean. The staff is typically nice and they have nice events. However, they are extremely rude when coming to speak to you about any type of issue. They have come banging on my door and spoke to me like I was a child over simple issues. They have been backhanded in handling something that could have been discussed like adults with a conversation. I would hope that if someone is paying to live somewhere, the staff could at least treat them with equal respect. For both of these reasons, LL Sams has earned a 1 star rating from me.

After getting placed with a person who the leasing office described as a young professional I soon came to find out that was not the case. The person I shared an apartment with had no job and no desire to get a job, never cleaned, and threatened to charge me with assault. After finding a replacement the leasing office left out the fact that by having someone else take over my lease my $700 deposit was forfeited and had no empathy when telling me this a few month after the fact. I would not recommend this place at all.

Management pressured me to move out because my roommate decided she did not want to live with me after a minor disagreement. Had I know at the time what a inhospitable place this was to live, I would have gladly handed over my keys. This place is super cold, over-priced, and abysmal. My energy bill was always hundreds of dollars each month. To top it off, management provides a high school level drama to the atmosphere. The only good aspect about this place is the maintenance man, Donald. Even with this, please live anywhere else you can. Unless you love weed, because this place always reeks of it.

An overall great place to live. I lived in building 4 and never had a problem with noisy neighbors. Management: The old management was here when I first moved in and they were HORRID. That being said, when new management took over I really saw a good change. All of my work orders started being processed in a timely manner, they started doing little things for the community, and the pool area got a face lift with new pool furniture and a basketball court. They're very nice overall and they really want to get to know you. Noise: While Building 4 is pretty quiet, I've been to some apartments in building 1 and it is definitely the party building. Avoid it if you actually want to sleep on the weekends during the schoolyear. Utilities: I live in one of the biggest units in Building 4 and yes they were definitely larger than a small apartment because it's like 20 ft ceilings and sooo big. So keep that in mind. Pets: Dog poop was a really big problem when I first moved in, but new management cracked down and it's gotten a lot better. Ultimately, if you're okay with higher than normal utility bills you'll be fine. There's free snacks and drinks in the office at all times and you can customize your apartment any way you like. I'd highly recommend it.

I lived at LL Sams for 4 years. Here's the low down. Noise: Building one (the three story one) is the loudest. Most kids live there for the sake of the Loft feel and move after one year. I lived in building 2 for all my years and never had any major issues. I had a neighbor with a dog that would whine and bark but after asking management to address the situation it was no longer a problem. Price: It is very pricey but you are paying for the "loft" atmosphere. Due to the high windows you will need to crank the AC and the Heat during different times of the year. Management: Although management has been changing they are always willing to listen to anything you say. Work with them and they are very accommodating. Maintenance: Sergio is very nice and they generally are able to get your request processed within 3 days at the latest. You can do this by paper in the office or online. Pool: At least you have one! The chairs aren't the most comfortable but on most days it's pretty low key cause everyone goes to other pools. You can always go to the complex's pool that is just north of LL Sams. 2 minute walk away. Aesthetic: The glazed floors are great and the appliances worked well. Oven, fridge, microwave, dishwasher. I never had an issue except with the disposal which was always fixed by maintenance in a timely manner. The high ceilings create a bigger feel that is great! If you can afford it....it's a great place to live. Just don't move into Building 1 unless you're up for a party ALL THE TIME. For low-key and quieter areas try Building 2. And in the end, be an adult....if someone is disrespecting the building....either address the situation or tell management about the issue so it can be resolved.
