Damage waiver: $150/month, non-refundable.
Deposit options: Low deposit option $1,500 (non-refundable) + Damage waiver — or standard refundable deposit $3,500.
Required cleaning: A mid-stay clean is required during monthly stays, billed to the renter at $150. An exit clean is required at checkout, billed to the renter at $200.
Occupancy, pets & conduct
Occupancy is limited to a maximum of 5 individuals. Violating this allows the owner to expel the entire party without refund.
No disturbing, annoying, or endangering neighbors (e.g., fireworks)- no unlawful use of the premises.

No smoking permitted in the house — violation results in automatic eviction and forfeiture of deposit and rent.
Renter is responsible for damages to furnishings, household items, or the pool, plus any cleaning fees exceeding $100 caused by their stay.
No subletting or assignment of the lease without the owner's prior written consent.
The property is rented furnished as-is- the owner will make reasonable repair efforts but does not guarantee equipment function and does not offer rate adjustments or refunds for equipment/appliance failures.
Parking: 2 cars in the driveway, plus additional street parking.
Cancellation policy
Full refund: cancellation at least 30 days before check-in.
Grace period: full refund if cancelled within 48 hours of booking, provided it's at least 14 days before check-in.
Partial refund: 50% of all nights if cancelled 7–30 days before check-in.
No refund: cancellations less than 7 days before check-in.
Check-out procedures
Clean up any dog droppings
Turn off all lights and lock all doors
Return all furniture to its original location
Take trash to the can before leaving (prevents ants)
Remove all food from the refrigerator and pantry/cabinets
Load dishwasher and start the cycle before departure
