This apartment complex is the absolute WORST. My sister lives here and for an entire year she has had to deal with a constant presence of roaches. Every time I was over, there were roaches in the kitchen, bathroom and even in the dishwasher!! Recently they told her that the rent was increasing to which she told them she did not feel comfortable paying more money to deal with the same issues. They told her to her face that they could not offer any discounts because they were rented to capacity and could have someone take her spot. How rude and ridiculous!! So you don't care about your tenants because you can REPLACE them? We will both be glad when she is DONE with this travesty of a place and it's unprofessional leasing staff.

As a five-year resident at the complex, I have had an overall excellent experience. In addition to the amenities (gym, pool AND free Starbucks coffee - Yay!!!) the maintenance staff has seen some turnover; but the current crew (Eddie, Tony and Ossie) is responsive to maintenance requests and keeps the property clean. The office staff (Samara, Shar and Kim) are extremely pleasant, helpful and knowledgeable.
I would highly recommend Hawthorne at the Trace if you're looking for a quiet complex that's conveniently located near to almost anything you'd need.

As promised, I stopped by the leasing office to get a copy of the new lease and discuss the terms with you. The young lady working advised that she could only give me a copy of my old lease and that I could not be given a copy of the proposed renewal because my account is not in good standing. I asked for a follow-up email with that information and she agreed. I have yet to recieve that email.
How could you possibly, in good conscious, charge fees based on an Agreement that Hawthorne cannot identify the terms of accurately. This is evidenced by the amount on the renewal offer, the amount on the unexecuted renewal lease, the amount on the 1st late notice, and the amount on the second notice. FOUR different amounts. I paid what was initially demanded, the subsequent demands are simply ridiculous because there is no agreement of what is owed. I a not in default because I have failed to comply with terms uncertain, unknown, and undefined by either party. Would you agree to and pay for such service?
To date I have not received a revised copy of the proposed renewal, which indicates that it will be provided in sufficient time to have reviewed by an attorney. The original copy that I was given to sign had a misleading and deceptive lease term (as it was backdated almost two weeks which have already been paid for), inaccurate amounts listed for rent, as well as incorrect calculations of fees. I am not in default of any lease as the renewal lease provided is unconscionable and void. I have asked repeatedly for a corrected copy of the lease so that I can review it with counsel. I have been asked to sign this erroneous lease on several occasions and have not. I was then threatened with additional fees and eviction.
I have been asked to pay a $200 month-to-month fee which is not stipulated in my lease nor had it been mentioned prior to your email. When I inquired about the provision governing the fee, your relpy email was non-responsive. I will not be paying this fee unless you can verify thay it is owed.
Per my original lease at 2 (C), the automatic renewal went into effect on September 23 at the same rental amount of $1200 per month.
The notice to terminate was invalid.
The notice to change the rental price was invalid.
The ledger shows an unauthorized month-to-month fee ($200) that is invalid and cannot be collected.
I received a late notice on September 10 and another September 9. Each document has a different amount due. It is apparent that Hawthorne is unsure of what the correct rental rate should be and what the account balance is. It is against NC public policy and NC law to attempt to collect a debt in this manner. The threat of additional fees and eviction serves no purpose other than to pressure me into entering an obviously predatory agreement without the assistance of counsel. It is very clear from my rental history that I am determined to stay in my home despite the unfair dealings of Hawthorne management, for sole purpose of stability for my children. I am appalled at the treatment I have endured and am certain that other tenants are subject to. This may be a unit to turnover for Hawthorne but this is also our home and the management of it has created a hostile and stressful environment for several months. It is possible to be a business that cares about consumers or at the very least be a business who sells a quality product to consumers rather than the one-sided, abusive methods that Hawthorne chooses to employ.
I am in the process of filing a complaint with the Attorney General's office for business practices of Hawthorne Residential and Hawthorne-Midway Dunhill. I will be filing a similar complaint with the NC Utilities Comission and the North Carolina Real Estate Comission. The Attorney General's has advised seeking a mutual settlement of the disagreement, which I am happy to do. I am only seeking a fair rental agreement and an end to the hostile living situation.

I have been living at Hawthorne at the Trace since June 2016. The office staff have always been nice to me, but I never go in there except to pick up packages. The amenities seem nice, but I never use them. I have some issues with roaches during the Summer months, but it's not terrible. The apartment themselves are what you get. The only thing I don't necessarily agree with is that my apartment is not an upgraded apartment like most. No new appliances, countertops, or cabinets, yet I am paying almost the same as what an apartment with those upgrades cost. I don;t need these upgrades and they are not necessary for me, but the apartments that are not upgraded should not be costing the same as upgraded ones.
My neighbors are fairly nice. Some are inconsiderate though. Trash valet picks up Sunday through Thursday nights and 2 of my neighbors leave trash sitting outside of their door starting Friday morning and will add bags until someone comes to pick it up Sunday. The smell from the trash lingers into my apartment and also causes an increase in bugs. The office really needs to crack down on making sure their residents are considerate to the others who are living there.
It's mostly quiet. Parking space becomes an issue during the weekends due to get togethers or parties. I have only heard of one break in instance since I have lived there.

It was good when we first moved here but since Linda left it's gone a bit downhill. Maintenance doesn't respond as quickly or as well. Things are falling apart. We had our AC break 3 times within a 2 week period when the temperature was 105 outside AND I had an infant.
We're on our third neighbor above us. When we first moved in, we NEVER heard the lady who lived above us. She was so quiet that we never even heard her move out. Management never informs you when they're redoing an apartment and it's always THE loudest work being done ever. If they have to redo the countertops it has a putrid smell that seeps into other apartments and lasts all day. I seriously thought I was being poisoned. The next people that moved in above us pretty sure ruined the floor boards. I question the structural integrity of this building now. Now with the THIRD coupl above us, the floors are SO thin that when they walk it literally shakes the entire apartment. Everything squeaks. We can hear them TALKING, opening and closing drawers, slamming cabinets, laughing, peeing....everything. The ONLY thing they stopped doing since we talked with management was blast their music late at night. However the incessant stomping and slamming and dropping crap literally goes from 8 pm to 7 am. I don't think they sleep.
The bathtubs are HORRIBLE. You look at them and they creak. The downstairs neighbors have gotten better BUT they still like honking their horns at 4 am, blasting their music from their cars just because and shouting at each other when they're a foot away from one another.
I've also noticed that the grounds themselves have gotten worse. This place used to be cleaner. Worst is the playground. I don't think it's seen maintenance in years and the tunnel smells like urine.
I'm grateful to have a roof over my head. But it's definitely not a place to raise a family and it's really too expensive for what you get. The only thing I really like are the community events and the free breakfasts they offer once a month.

DO NOT MOVE HERE!!!! I repeat....DO NOT! My aunt moved down from NY a month ago and when she moved in the place was a mess. The office manager said that they had done a walk through before she moved in...that was a huge lie! They did replace the carpet and the floor but that was it. There were cracks in the walls, they said they had painted but they did not. The guest bathroom had dirt and nail polish on it, the bedroom was a mess and even their painter /maintenance said they needed to replace an entire wall. When we went to the office to speak to them they said that they would have someone come down and fix it but a month later nobody has come. Their excuse "well we have other units that are being painted before tenants move in." Well they should have done that before she moved in.
They have done nothing but give her the run around, they have not done anything that they have promised to do and most importantly they have made her entire experience of moving to this beautiful area tainted. I am extremely disappointed and angered about how they have treated her. If I were you...I would look for another complex.

Other than rent being a little too high for what you get, they are ok to live in if you're moving to the area but not good for longevity.

I have lived at Hawthorne at the Trace for a little over a year now. I have been extremely happy with this community since day one. Jackie, my leasing agent, took great care of me, helping me find just the right apartment that would suit all of my needs. The entire staff is extremely nice and helpful. The grounds are impeccably kept. The maintenance staff is always there to fix any problems that may arise quickly (and they even keep dog treats with them to spoil my dog with). There is at least one event per month, if not more, for the residents to mingle and get to know each other which is great! And that's in addition to all of the state of the art amenities that are offered to the residents to take advantage of and the stellar location. I highly recommend living at Hawthorne at the Trace.

We lived in Hawthorne At the Trace for 1 year. They received us with open arms as we moved to Raleigh, and where great all the time. Management and name changed around 6 months after we moved in, and it went smoothly. The pool area was remodeled. The indoor pool was replaced with a great new gym and the business area got state of the art equipment. The only reason we moved out, they dont have 3 bedroom 1st floor apartments, and with luggage and bikes in and out on a third floor, we needed to move downstairs.
