Property is offered with a seasonal/3 month lease starting February 1st that can be extended for great tenant if all rent/utility payments were paid on time as agreed. Sorry, no exceptions before then. Home can be rented month-to-month with no commitment for $5,500 per month* but occupancy must commence no later than February 1st. Standard first month, last month, and posted REFUNDABLE damage deposit required prior to occupancy. Strong references and signed lease agreement with government-issued photo ID also required. Tenant must be at least 25 years old before February 1st.
Tenant pays for (reimburses owner monthly) water and electricity. Professional $250 departure cleaning charge and flat $100 fee per dog (if applicable) due with initial payment. Owner pays for existing WiFi/satellite television packages, pool/hot tub service, yard service, and pest control service. There are no utility accounts, etc., that need to be opened with a large deposit, since everything conveniently remains in the owner's name! Sorry, sub-leasing is NOT permitted so all inquiries from realtors and property managers are deleted. If this listing is posted, the property IS available. Keep in mind that this is a pristine private home and not a typical managed apartment so it will require a little effort from the tenant to make sure pool water is kept at proper level, etc. A rental application will be promptly sent to those requesting one who provide their E-mail address and confirm that they have no problem with anything stated here in the description. A private property tour can be scheduled AFTER said application is completed/received. A Lease Agreement will need to be signed by the chosen tenant and returned with their government-issued photo ID.
*Be aware that the State of Florida requires a "Tourist Development Tax" on all rentals LESS than 6 months. Not doing so is a felony since it is "theft of state funds". Therefore, as a fully-licensed {all 5 available upon request} STR, we do collect this tax from every guest/tenant to protect them and ourselves.
