Pros: location is amazing, price is reasonable compaired to the unnecessarily high end apartments surrounding it. The staff are really friendly, fast to answer emails and letting you know when packages arrive. You can't hear your neighbors! Underground parking is a huge plus, but you only get 1 spot per apt. The apartments also have a great floor plans with a modern, clean look! The maintance staff are quick to respond to problems with in your apartment. I find the exact opposite when it comes to general building maintance though. Cons: the door buzzer to let people in has been broken and replaced just to not work again. We havent had use of the buzzer for about 4 months now. The hot tub outside was uncovered all winter. They finally opened the hot tub in the middle of the summer when it was 95 out. Since then it has turned a puke green. I assume they dont treat it at all with chemicals. The cute little gym has had 2 broken, unusable machines since we've moved in. Even after several request to fix them.. The apartment appliances are very loud, but work well. Shower creeks, but water temp and pressure are normal.

I have been a resident here for two years. Based on my first year here I would have rated this place a 5, but there was a change in staffing and the service I have received is unacceptable. I pay extra money to park in a private garage in which my car has been towed out of and my locked bike was stolen. The cheap fridge they had in our apartment broke and leaked everywhere. They had to tear out the floors and part of the walls, they never replaced the trim boards and they left our apartment unlocked and unattended. We also had a problem with our door, over two months after we told them they still had not repaired it, so I had to repair it myself. The door to the courtyard has been broken for months. The hot tub was barely operational at all this year. The hot tub is only open during the summer, they don't tell you that when they give you a tour... This place is priced similar to high end apartments in the area, but does not have nearly the amenities or service.

I love the location of this apartment and am happy with the price I pay for it. Bang for your buck considering you are smack dab in the heart of Uptown, have Cub and LA Fitness across the street, and all the nicer apartments around us are more expensive and the floor plans seem smaller. A few pros and cons below... Nothing really to show for amenities (crappy gym is about it) which is in part why they can drive the price down a bit I'm assuming. Also the appliances are pretty shitty (dishwasher and washing machine are LOUD) and the AC/Heat unit in our apartment is always on the fritz. Next complaint would be the hot tub: WHY IN THE WORLD WOULD IT ONLY BE OPEN FOR 3 MONTHS THROUGH THE WHOLE YEAR AND IT'S DURING THE SUMMER!?!?!?!? There have been so many times I've looked longingly at it, completely barren of water during 9 months of the year, including the frigid winter, and cried myself to sleep. I truly can't imagine the maintenance costs are that high that we can't have 1 nice amenity at this apartment that they factor into the rent for a trivial increase. Seriously it's a small hot tub like one you'd have at your residential home. Also like other reviews on here... the hot water. Takes 5 minutes every morning for my shower to get hot, which might be the worst thing about this place. Don't usually get the luxury of washing my hands with hot water either. Lastly, my room mate and I share 1 parking spot in the garage which is sucky because we have to switch off each month parking down the street in a ramp. We are "very far down" on the parking spot wait list. (parking spot $100/month) But other than all of that, management is always friendly, quick to notify about packages, quick with maintenance, clean hallways, big balconies, thick walls, and spacious, modern floor plans. All neighbors we have met are nice, on the young side, and we haven't had many complaints if we have loud parties. And more often than not when we have people over they compliment us on how nice our place is. It's the perfect apartment complex for people right out of college with a little bit of money if they want to upgrade from the older Uptown houses and live in a centrally located apartment. Also the courtyard in the middle is really nice in the summer if you want to throw something on the grill and be outside. You probably won't find much that's nice with an awesome location for about $900-1000/mo anywhere else around Calhoun Square so we'll be resigning.

Pros: Really awesome location - right next to the transit station. Maintenance requests are taken care of immediately. The office staff is amazing; they accept packages of all sizes, they always reply to emails, and they are literally right downstairs any time you need anything. I should have given them cookies when I moved out. Cons: The 3 bedroom units do not have 3 bedrooms. I don't know what legal loophole allows them to call this 3 bedrooms. It's a loft with no door at all and is open to below and every small sound carries. Their 3BR units are actually 2BR (the loft is still great as an office - which is how we eventually used it). These apts are expensive because of their location and "luxury" claims. The appliances seem nice to look at but they are low quality. Our dishwasher never properly cleaned dishes. It takes about 5 minutes to get hot water to the top floor. The elevators go down often. This building allows dogs for some reason - which means loud barking dogs and dog waste left all over sidewalks, courtyard, and even hallway. Don't expect the other tenants to clean anything like dog waste, or even their own vomit which I came upon in the hallway twice. It's a party-building so there are always parties going on which wouldn't be bad if there weren't beer bottles left around the building all the time because the majority of the tenants are children who cannot clean up after themselves. Although parties and loud music don't bother me, I can see how some might not want to hear the loud parties that go on until 4am every weekend. You can't really hear it in your apartments. It's when they open their balcony doors and sing their drunkenness to the courtyard (a.k.a. echo-chamber). We also got hit with some really unfair fees when moving out. Legalities overrule reasoning when moving out. Don't even leave a can of paint behind or you'll be charged.

Also, maintenance responds quickly to requests, but you will have a lot, I promise you. I see six years ago someone wrote a review complaining about the water situation amazing it is still a problem. On average we waiting two minutes for hot water out of the sink or shower, sometimes as long as five minutes, on our third floor apartment. I just got used to washing my hands and dishes with ice cold water. You pay for all this cold water you are wasting when waiting for hot, too our cold water bill was double our hot every month. Cold about $25, hot $12. No help from management on this. Another horrible thing they don't tell you the showers creak like old pirate ships. Mine was super loud and I could actually hear the creaks coming from other units as I would walk around the building. When I asked them after moving in, they said (get this), "The creaking is an unfortunate circumstance of the oversized tubs." Is essence turning shoddy workmanship into a compliment about their tub size. Ridiculous. Obviously a proper bed was not installed or cheaply installed under the showers, and now they will creak forever. So combine the creaking and waiting up to five minutes for hot water, and the whole shower experience is TERRIBLE. Here was some of the other troubleshooting I had to do on the unit in ONE YEAR of living. - upon move in they hadn't finished the countertops. someone came back and did them and in the process sprayed varnish all over the floor and the apartment reeked like varnish, no open windows, smoke alarm blaring. They came back and fixed it one week later - pipe disconnected underneath the sink, water sprayed out ruining a bunch of toilet paper. - for like 6 months we didn't know our washing machine WASN'T ACTUALLY DOING CIRCLES. It was just standing still. Finally one day it started pouring out horrible smelling smoke. They had to fix this problem two more times. This one sucked because it ruined a bunch of our clothes. - hooks ripped out of the bathroom doors. Cheap particle board doors and hooks weren't anchored properly. They finally came and anchored them after one ripped out three times

Great place to live. One of few nice places in Minneapolis to rent. The rent is a bit high, but considering the dramatic drop in quality of living for saving a few bucks, I would say it's worth the extra cost. Also, the property management there was the most exceptional service I have ever had from a property management company. Friendly staff. Maintenance handled very quickly.

Unfortunately they have a poor rent payment structure (can not set up autopay for roommates) and the building constantly has issues with basic things like elevators, water heaters and air conditioners. It takes them forever to get them corrected, if they ever actually do. The elevator has been down for a solid month now. I'd look at other places in uptown like Walkway, Flux and Elon. They are similarly priced.

The building does a great job selling you on aesthetics, but the problem is most of the stuff is cheap and all appearance based...and the apartment layouts are great as a selling point, but actually terribly designed. Moving in to this place is a nightmare-there is no service elevator, you can't take a truck into the garage, you are required to go up or down at least one flight of stairs and through at least 2 doors in addition to at least 2 90 degree turns just to get to the elevator. I lived on the 4th floor and every morning and anytime we wanted hot water we had to turn the water on at least 5-10 minutes before to get it warm/hot. Thats for showers, laundry, dishes or just to wash your hands. lame. We also had huge water bills because of this, which you have to pay. Don't get fooled into living in one of the 3 bedroom places, which is actually one real bedroom, one closet and one loft space open to the whole living room with no privacy.

The apartment looks cool, but you can tell that it is all cheap material, and the way it was put together is crap. examples of all of this: - Complaints about break-ins within the underground garage- we're sure they would have been caught had they put a camera in there- it happend continously even after the complaints- still happening- no camera -countless broken doors within our apartment (bathroom and closet) -When we first arrived our apartment was smaller than we were told, it was dirty, and it still had the paint on it. We had his parents coming in town that day to paint and help us setup and move in, and we had to negotiate with them for a new deal and the apartment they showed us originally, the day we were suppose to move in, it was a crazy day. -The hood over the oven fell down- no one came to fix it-so my husband had to I am more than irritated with them, and their fake bull **** management team.
