Property Information:
-Tenant is responsible for electric, gas and water/sewer, trash.
-Electric and Gas set up in tenants name.
-Water and Trash/Sewer to be kept in Owner's name and tenants will be billed back the actual amount of usage.
-Internet is provided for $25 per month. The tenant has the option to set up their own internet provider instead.

Basic Qualifications:

-Income at least 2.5 to 3x the rent
-Credit score over 625 (Experian)
-No active collections, debts owed to landlords, or delinquent accounts.
-Positive rental history and references
-No evictions in the past 10 years
-No convictions or active cases of crimes against persons or property, financial crimes over $500,
or drug crimes with the exception of crimes that are no longer illegal in the state of Minnesota.
VSM Fees & Requirements:
-Application Fee: $50
-Lease Origination Fee: $300
-Move in funds include security deposit, first full month’s rent, lease origination fee, and non-
refundable pet fee, if applicable.
-Tenant must obtain renter’s insurance with no less than $100,000 in liability coverage prior to
moving in.
-Any utility accounts that are to be paid directly by tenant, must be in tenants name (by tenant) prior to moving in.
