Like every community, there are problems. I chose to move here because the space was exactly what I was looking for and there was an onsite gym. I've been here just over two months. The thing you don't think about is how close it is to the nature center - so there is "nature." If this was just mosquitoes and wasps, I'd be fine - but there are lizards. I like nature - as long as it stays in nature, but they can get inside and they are living in the walls.
My biggest problem is ultimately the people in the community. Many are rude and disrespectful to the community. I spend nights listening to my neighbor playing a video game that screams randomly - the walls aren't thin, either. It is a person who doesn't understand they live in an apartment and shouldn't blast their TV. The pools are often shut down via police because people don't know how to act. Sometimes if a person can't find a spot close enough to where they want to be, they just park where ever, whether they block you in or not.
I was really excited about the onsite gym, but it is useless. It can only be accessed when the office is open to get a key because children were using it as a hangout and breaking things. If I have to work late, it's a holiday, or it's a Sunday, I can't use the gym; but the machines are mostly broken so it doesn't do a whole lot of good to begin with: for example, the weight machine has three sides - the press is nonfunctional because it was set up incorrectly, and the weights are broken on the pull side - you get 5 lbs or you get 50+ because everything in between is broken. The women's toilet doesn't flush, the paper towel rack isn't attached to the wall, the bathroom door doesn't latch and lock. I had to find other means to workout, upsetting since I'm paying premium rental rates and can't use the one amenity I was excited about. Resident children broke the things - but the property hasn't fixed them.
I have my own personal walkway to my door, but there is frequently broken beer bottles, empty soda cans, and other trash lining this walkway that are not mine.
Maintenance has been okay, but only okay. It took 10 days to replace my fridge when it went out, about 3 weeks or so to do simple repairs from my move in, but only a day to come fix a light (but it flickers now, so I don't know if that is a positive). I have heard someone's AC unit making noises it shouldn't, and I've seen maint. work on it, but the noises only stop for a day or so, so I can really see how people complain about the maintenance, especially since we pay a monthly maintenance fee (which is beginning to feel more like a scam fee because it is sold as a "community renters insurance fee" and my insurance agent says that regardless of this fee, the apartment can still come after the resident if an accident is deemed due to negligence).
It's not a dump, and within my apartment (and when the nature stays outside), I'm happy here, most of the time. But I don't know if the overall experience is worth what I'm paying in rent, simply because the amenities I was most looking forward to are useless to me, and I've had to find other methods to meet those needs - more money.
UPDATE: They are now requiring online payments that are only free if you have a Master or Discover card to carry the balance AND you schedule automatic payments. Checks and money orders are listed as approved payments in the lease; nothing is stated about electronic requirements. This is not acceptable; it feels like someone just doesn't want to make deposits each month. They are going to be extremely upset the first time they don't accept someone's check or money order (per the lease) and a lawyer shows up saying, "Um. No. Your lease says they can pay this way."
