Updated July 2018: Ever since Sumaya took over as the property manager - I have not had any problems with maintenance, management or complex as a whole. She genuinely cares about the resents in her community and makes sure they are accommodated. ---- Absolutely awful experience with this property and its ever-changing "management". We have moved in to a 2 bedroom apartment in March of 2017. The font door (magnetic locked) has been unlocked since day one. The old property manager came up with new lies day in and day out why it was not fixed. The new property manager told us it was fixed four weeks ago, yet our property and safety are at risk to date (4 months). Maintenance fixed leaking kitchen sink with a bunch of zip ties. We get charged a monthly service fee of $5 just to get our bill. Anyone and everyone parks in the parking lot when they go out to the local bars to the point when residents have to park on the street.

I have lived in a 1 bedroom for 6 months and am transferring to a 2 bedroom. The staff has always been responsive and the maintenance staff friendly. Beautiful neighborhood. Also, I have never really had an issue with parking. Looking for ward to using the pool and BBQ area!

I have lived in the complex for a year now. The leasing staff have always been very polite to me and my fianc, the maintenance was always fast when we had a problem, and the neighborhood is quite and nice to walk around, parking has never been a problem, and the grounds are kept clean. I have genuinely enjoyed living in the complex and I would recommend the complex to friends and family without hesitation.

Hands down the absolute worst renting experience I've ever encountered. It was truly an utter disaster that I would not wish upon my worst enemy. I am not the type of person to take the time to write reviews, but I feel like I owe it to prospective tenants who may be considering The Avenue as a viable option. My advice to you? Don't do it. Run away. Run far away. Unless you're a total masochist. If you're into prolonged emotional pain and stress headaches, The Avenue is your jam. I lived at the Avenue for one year (2016/2017) and experienced headache after headache with the property management staff and the unit itself. THE day I was moving in, they literally didn't have my unit ready. I was supposed to be staying in a two-bedroom unit with my small child but instead they had to stuff us into a studio apartment for a month (over Christmas, mind you) until they could finish the unit. I had to sign a second lease and be moved TWICE to accommodate their mistake. (I couldn't even put up a Christmas tree because I was living out of boxes.) It should have been a HUGE red flag that this place was going to be a disaster. I originally made my decision to live at The Avenue due to two key reasons: the external security door on each building and the pool. I paid a premium for these amenities and the property management company never delivered. The security doors never functioned properly, making it an unsafe environment for myself and my child. The pool was never completed for the entire duration of my contract, which was promised would be ready. If that isn't false advertising, I don't know what is. I NEVER would have paid a premium price for rent had I known what I was getting into with The Avenue. Don't even get me started on the quality of construction in the units. I was putting in a service request each month due to leaking AC units, faulty lights, malfunctioning appliances, etc. To say the renovation work on this place is shoddy is an understatement. Finally, the unprofessionalism of the staff was truly mind-boggling. I have never experienced such poor customer service in a residential community. The staff always knew how to never make you feel at home. Hope this helps with your decision making process. Good luck.

This property is absolutely gorgeous and nestled in the best neighborhood, The Highlands! It's nestled in a residential part surrounded by mature trees and old Victorian Style homes. The courtyard areas, patios and balconies were very inviting. I visited a friend on property and will be moving here once my lease is up - I didn't know her apartment was so beautiful with the hardwood flooring, granite and lots of natural light. As a bonus she has a full size washer/dryer included for free - wow! I rent those at my current property and pay nearly $55 per month. Can't wait to move!

The property manager called me to tell me that my dogs have received complaints for barking during the day when I'm not home, she stated that all pet owners in the building had received complaints and were given notices after speaking with my neighbors, turns out I'm the only one even though there are dogs CONSTANTLY barking in my building. Don't make service requests and expect them to be filled I moved in, the floor is damaged and now the sealant is coming up on the floor and the tub, I don't receive callbacks or emails but they have no problems following up with complaints, I pay almost 1000 dollars a month to receive the crappiest service.

I lived here from May 2016 to May 2017. They were ok, at best, in the beginning. As my lease ended they never returned my phone calls or emails. They have changed management frequently and I couldn't keep up. The apartments are extremely small for their ridiculously priced rent for the Louisville area. My fridge always leaked and the main security door for my building has been broken since November and they constantly lied about fixing it. I didn't have any major issues so I gave them two stars. The parking in the back gets crowded as it isn't monitored and with its proximity to the bars, strangers park there and just trek it. It's not the worst place to live but if I could do it again I would've moved elsewhere.

Most unprofessional property management I have ever worked with. Multiple maintenance issues (water damage, broken windows, faulty light switches, etc.) went unfixed for months despite numerous calls and emails. Monthly service fees charged for services they don't even provide. Every time I call, I am told a new excuse as to why nobody has done anything or am told they are "working on it". Don't rent from these people.

I can walk out my front door and within minutes I can grab some food, shop or drink a beer. I recommend this place if you like really nice stuff and love to be outside.

Appliances are nice. Staff are unprofessional and rude. Many residents are having issues having their internet installed. The apartment refused to run cable lines from inside the apartment to the outside resulting in the resident being responsible for having someone come in and install it. People have been trying to have their internet installed for 3-4 weeks now. Wouldn't recommend anyone sign a lease here until you check your would be apartment thoroughly and make them have the cables installed for internet so you can save the headache.
