I used to manage this property. Horrible company and I would not live here. They rent their apartments because they look nice but what you don't know is most people move-out quickly and the apartments are cheaply made and the management is HORRIBLE. They will get you for all of your money and treat you horribly. Almost every resident who moves out will NOT see their security deposit back and I have witnessed this hundreds of times. They charge for full paint, full clean, full carpet at move-out. I've seen them charge over $100 for someone's bathroom vent being dusty. They are threatened daily for lawsuits due to the unethical laws they break. I was warned, so now I'm warning you. STAY AWAY!

Absolutely worst property management group I have ever encountered in my entire life. Unprofessional, thieving, and the worst part is that 4 women work in there, and nobody ever answers the phone. Yet when you walk in 30 secs after you call multiple times, you can see for yourself that nobody is busy. If I could give negative stars, I would.

The maintence here is horrible! I have lived here for 3 years almost and they want you to put in work orders which take 3-6 days before anybody comes out, then once they finally show up they temporally fix the problem until it breaks again in another 3 months! I've contacted property management several times and still have not heard from them. I've went several days with no AC due to maintence not doing the work orders and the emergency maintence tech not returning a call back to me or even showing up. I have deck boards with nails sticking up and they don't worry about that. I have a small child and I'll be dammed if he cuts his foot on a rusty nail due to poor maintence. This place is about to have a big lawsuit on there hands! Not to mention the staff here changes very other day! They want to charge a arm and a leg but cannot fix issues you have!

The apartments themselves are pretty nice. They're roomy and they have lots of handy amenities such as a dishwasher and washer/dryer included. The carpet is cheap and the paint job is pretty low quality, but that has been my experience with almost any apartment. They design for tenants to really only be there a few years at max. The biggest downfall to this place is the management and administration. You'll sign a lease agreement on par with the kind of paper work one might find when buying a house. It's measuring somewhere in the 50 page ballpark. They keep no hours outside of most people's standard work hours and they insist all tenants show for any lease/lease renewal appointments. Which means we all have to take time off work to talk about renewing or cancelling our lease. The maintenance people often had to be called more than one time to fix a problem, one time they came to the wrong apartment and "fixed" my toilet. Their trash management system is abysmal, it is not uncommon for you to see dumpsters grossly overfilled and trash tumbling around the parking lot. This is especially true around big gift giving holidays. They also shut down the gym with no notice and it appears to be closed indefinitely. It often takes several calls to get through to someone at their office. They will also give you no warning about any sort of late payment or pressing concern. They will however send you a late notice via USPS even though their office is in immediate proximity to all their apartments and they have all of their tenants numbers. They will charge you a fee for every day past notice, including the days it took to send your letter in the mail. They offer no sort of leniency or forgiveness, even for your first offense. I recognize late payments are entirely our fault, but they don't let you forget your mistake. They mandate that you pay them either online or via cashier's checks. If your payment is late you'll have to pay via cashier's check, which means you'll need to go to the bank. Thus, you'll likely accure more late fees while you wait for a weekday and find time to get there. Overall, it wasn't horrible. Communication is definitely their weak suit. I'd say this is the most strict landlord I have ever had, but that isn't to say they're horrid monsters. But they are a business, and their policies are not going to let you forget that. 4/5 on the actual apartment experience 2/5 on the grounds/management experience 3/5 overall.

We had trouble with the application process because we had no previous rental history and they wanted us to make 3 or 4 times the rent combined. Finally after getting a cosigner (and paying about $140 in application fees) we were able to sign the lease and living here has been really nice, it's a great area and it's a very good deal for the square footage you get for the price. All units include a washer and dryer which is super nice. We have a small one though. Surprisingly, the maintenance was great. They showed up and fixed everything quickly and correctly. We immediately ran into problems with our neighbor below us who lives alone and complains non stop about how loud we walk and exaggerates how much noise we actually make. It's an apartment for crying out loud, if you want silence then go buy a house or move into a 2nd floor apartment. Austin Park Apartments sent us letters threatening to evict us just because of this one neighbor saying we're too loud. I highly doubt we can get evicted over something silly like this but I wouldn't put it past this place. I'm not too fond of the management, they really do seem like a bunch of assholes even when there are some tenants that don't want to cause them any trouble. If you do decide to move in here, ask for Tyler Geary, he's been very nice and knows what he's doing. I'll say that this place is really strict and uppity, so be prepared for anything. I've talked to people who have rented apartments at other places and they tell me they've never heard of an apartment like this that puts you through so much trouble, rules, regulations, everything. One time, management put a slip of paper on everyone's door giving us less than 24 hours notice that someone would be entering our apartment to check the filters and heater and apologized for the notice but they can't help it or something. It really feels like this company doesn't care about the tenants, like one bad tenant ruined it for everyone else or something. Our cosigner will never be able to get off the lease either, which is strange to me. I'm highly considering moving to another unit. If we still have problems then I will not sign another lease with them. Good luck to you all. Update: They told us from the beginning that we would be refunded for our water bill if we did not use $30 a month's worth of water. Now they tell us that we will not be refunded, only charged if we went over $30. Literally, it's like they're only concerned about losing their money. At any rate, I'm glad I'm not going to be living here anymore and wish you guys better luck than what I experienced.

I must admit, I was pretty nervous after reading the previous reviews but I have been pleasantly surprised since arriving at Austin Park. The new office staff that they have in place has been great! I do occasionally hear my upstairs neighbors but other than that I have been really happy. The apartments are a great size and have nice interiors with washers and dryers provided (you never find that)! The place seems very well maintained and other than a stopped up sink, which was handled quickly, I have had no other maintenance issues.

RUDE LIARS! DO NOT MOVE HERE!!! I just moved out a couple of months ago. They charged me $30 per month for water fee then I got a big bill for water that they wanted me to pay before I turned in my keys. They couldn't even explain to me how they came up with the figures for this water bill. I moved out and they nit picked my apartment after I cleaned it and wouldn't refund my deposit. Instead, I am being charged for a water bill. The collection agent is RUDE! I met several people who live there and they all had the same complaints and regret moving there. Office staff is RUDE and don't understand their job. Could it be the person training them is incompetent and it trickled down to the office staff? No one is ever in the office, they won't answer calls much less return calls when a message is left. Grounds have trash all over. Pool is never opened. Gym is a joke. Parking is HORRIBLE! Apartments are cheaply built. I heard everything the neighbors were doing. Maintenance took 2 weeks to come and unclog my tub. There is suppose to be no grills but people have them. I witnessed drug deals in the parking lot and smelled pot from my neighbors apartment. I addressed this to the office but nothing was ever done because it continued. I didn't feel safe here. My suggestion is: Do not move here!

My fiance and I went to view the Austin park apartments. Our thoughts were the office wasnt open when we arrived. They were to reopen at 2 pm. It was 1.55pm. We sat in the car and talked until manager came back. She did arrive back on time so ofcourse we gave her 5 minutes before entering. When we decided to go in the door was locked. I looked through each window which no one was insight. We tried calling but no answer. We were started to get irritable. But eventually. With in 5 minutes she returned back to her office seat and ready opened the door. We did the standard asking for my I'd and I got a key to a upstairs 3 bedroom and one downstairs. We viewed the upstairs 1st. It was spacious but the master bedroom smelled like pee and the master toliet had a strong yellow ring around the rim. Turn off for a prospective renter. The downstairs. Unit was nice and very clean. when we returned to the office the door was locked again and the manager wasn't in her seat. We waited another 5 and she unlocked the door telling us she was on the phone with the property manager but no phone in her hand. Strange right. Overall. Management is awful! Apartments are way over priced, and maintenance is useless. We have lived here for four years, and when we first moved in it was decent. However, since new management has taken over the price has sky rocketed, they will over charge you for everything and they are totally incompetent. Being a professional in the community and a loyal renter for four years they have charged us late fees and stiffed us on our safety deposit. There are no amenities, the pool is never open, and the renters have gone down hill. I seriously have safety issues with raising my kid here.
