Residency Structure
• Minimum stay: 30 consecutive nights, subject to availability.
• Entire private two-bedroom, one-bath residence.
• Up to four guests at no additional guest charge.
• Up to two pre-approved dogs or cats welcome, subject to pet screening, requirements, and applicable fees.

Property & Layout Considerations
• Access & Stairs: After entering through the private entrance, guests must descend one full flight of interior stairs to reach the residence. Please review the access, layout, and virtual tour before booking to ensure the stairs work for everyone in your group, including pets. The walk-in shower does not make the residence step-free.
• Shared Heating & Cooling: Suites 35A and 35B share a central HVAC system, with the thermostat located inside Suite 35A. The property’s standard thermostat-setting range is 70–75°F. Actual indoor temperatures may differ between suites, and the garden-level residence typically runs cooler. Independent temperature control for each residence is not available. Please consider this shared setup before booking if you require a specific indoor temperature.
• Upper-Level Residential Sound: Another residence is directly above Suite 35B. Normal residential sounds, including footsteps and everyday movement, may be audible. White-noise machines are provided in both bedrooms.
• Shared Outdoor Space: The yard and BBQ area serve three residences. Other suites’ porches, veranda, entrances, garages, and assigned parking remain private to their respective occupants.
• Pet Supervision & Property Care: Pets must remain supervised in the shared yard, and pet waste must be collected promptly. Use the provided protective covers wherever pets are permitted on seating or beds, in accordance with the pet agreement. Keep pets off uncovered furniture and guest linens.
• Security: Exterior cameras record audio/video at common outdoor areas and entrances only. No interior cameras.
• Smoking, Vaping, and Cannabis: Prohibited inside the residence, garage, and enclosed areas- permitted only in the designated outdoor area, subject to property rules and applicable law.
• Tours: Virtual tours and additional photos are available. No in-person tours are conducted.

Screening and mutual fit are completed before approval and payment. Once approved, payment secures your dates. Within 24 hours of payment, Secure Onboarding requires a signed Residency Agreement, government-issued photo IDs and valid email addresses for all adult occupants, and a temporary electronic security authorization hold of $500 without pets or $750 with approved pets. AMEX is not accepted for the hold.
Travel insurance covering the full stay is required for reservations of 30 nights or longer. Please review all booking requirements, community rules, pet requirements, fees, and cancellation terms before proceeding.
