I applied to rent an apartment with this complex around the end of February and paid the necessary fees to have my application reviewed. Unfortunately I was denied, which is fine but I am still waiting for my deposit to hold the apartment to be refunded to me. I have waited over 30 days and have yet to receive anything. If I have to I will be filing a claim in small claims court to get my money refunded. They are quick to take your money but don't want to refund it when they deny you.

Believe me if I could give it a negative star I would. My significant other wanted to be added to the lease and she was denied. I have been paying for this apartment on my own and she just wanted to be added to my lease per the rules of the complex. She is a terminal cancer patient. Well the complex didnt care and denied her from adding herself on the lease. This is not an apartment I would even recommend to anyone. Shame on the company for making me chose between my other half and my home. Wait it is no longer a home since I being forced out now its just a house I occupy!

I initially gave this place a good review but am reconsidering renewing now due to a recent complete lack of care for a serious maintenance request. There is a fan motor that needs to be replaced in the outside ac unit that is making so much noise that I can't sleep or use my patio. I have complained multiple times without an assurance or scheduled date of when it would be fixed.

By far and away the worst place I have ever had the displeasure of living. Prices arent bad but in the 6 months we've lived here, every single appliance in our apartment has broken at least twice. 3 months later edit. If it was possible to leave 0 or even negative stars, I would. Not only have they not addressed any of the appliance issues, they spend their time installing gates and spike strips to tear up your tires if you drive over them the wrong way, and then they block off the correct path with caution tape or a pickup truck. I highly recommend to go next door to Arbor Glen

I'm giving this 2 stars instead of 1 because I do love our apartment unit. I would give this one star however, because we have been contacted by the office regarding our children's noise level and been threatened with eviction. We have been respectful and considerate of our neighbor, giving him our phone number to contact us when we were disturbing them, we have always tried to keep their voices down, no running or jumping, no shoes inside, quiet from 8pm-7am and 12:30-2:30 for naps. However, noise is to be expected from time to time. Our upstairs neighbors make our apartment shake just by walking. I asked the management what I more I can do and was basically told "oh well" and to keep my kids quieter. I am already doing my best and feel this is harassment and a violation of the Fair Housing Act in discrimination against families.

The staff has been very helpful and I have heard great things from current residents that have already been here for years. Amazing value for what you get here. Only thing I would recommend would be additional security cameras but besides that I love it here so far!

Hurricane Irma was hard on everyone but especially hard for us at the preserve at Lakeland Hills. I never once felt like we werent safe. They had roads cleared as fast as humanly possibleAnd staff on hand to keep us comfortable. I had so many questions and they never once went on answered Julie was amazing! She treated this event like it was just another day at the office everything was under control. You cant find this type of community anywhere else.

I tried to pay rent for my brother i am here visiting fron Pennsylvania i dont understand english very well and feel disrespected and i was treated like a criminal and i wanted to pay rent and this lady helped me the last two months to pay rent with the water this month a man was there instead and i paid but he didnt put the water with the amount and then a few days later we got a notice to pay but it was the rent and water but i paid the rent so the charged me 5 dollars a day it was late just for 41 dollars of the water bill they told me to leave and disrespected me and the manger was the worst one i wanted them to fix the toilet and no one has shown up to fix it this is a terrible place treating me bad because my English is not good all i wanted to do was pay the bill not be treated like a criminal

My fianc and I had a terrible move-in experience almost a year ago. We were given a move-in date and unfortunately due to the storm our move-in date was pushed back. I totally understand that this situation was unpredictable; however, my issue comes from the lack of communication. We called the day before our move-in date to confirm they would be operational and that if they did close their business that they would contact us to let us know - due to us having to rent a u-haul. We arrived the day of our scheduled move-in date, all of our things in a u-haul along with our 2 children to a closed office with a handwritten note on the door. Fast-forward to the day of our actual move-in, I had to clean our apartment before I could move our belongings inside. The apartment reeked of cigarette smoke. I had to air it out and purchase fragrance plug-ins in order to clear the air enough to be able to have my children in the apartment. After a couple of months, my car and several other cars in my building were broken into. I understand things like this happen; however, we pay over $1200/month in rent. Additionally, weve been calling the office now since October 1st - I see they are pretty fast with replying to the reviews so hopefully they will see this and decide to return our calls. Weve left messages and finally had to write a handwritten note and place it on the door.

When I initially applied for the apartment I dealt with Nancy in the office and she was great. However she gave me false information. Before I applied she told me they were doing an end of month special and had the apartment I was looking for however IF I decided within 24 hours that I did not want to rent with them all of my deposit would be refunded. It cost me $295 to apply for this apartment! I was given back my money order of $95 but the other $200 I was required to use my debit card in order to pay. I then decided I did not want to rent there and called them back immediately the next day and told them the information Nancy had given me about my refund. I was then told by two other people that there are no refunds once I cancel my application that I was given false information. Of course that was not my fault so I asked to speak with Julie the office manager and was told that normally they do no refund but because I was given false information she would contact corporate and they would have to issue me a check for the $200 that would take a month to receive. Once the check was available for pick up at the office I would be given a call to come get it. It has now been OVER a month and I still have not received my refund. I constantly call and leave messages for Julie to return my calls and I never get a call back. I also called just a few days ago and spoke with another girl in the office who told me they changed the policy and any check cut from corporate gets mailed from corporate. If thats the case, they mailed it to my OLD address that I moved from that is hours away! When I asked her what happens now that they sent it there and I no longer live there she told me the post office would forward it to my NEW address. At that time she said they had just been mailed out a few days prior and I should wait another day or two to see if I receive it and then contact them back. Today I called and asked to speak with Julie but Nancy said she wasnt in the office, she would leave a message for her to return my call...once again I NEVER received a call back and now no one will pick up the phone when I call. I got stiffed for $200 and will NOT recommend anyone to apply here. I will make sure everyone knows about my terrible experience with this complex. Some of us dont have $200 to just throw away! I will now stop calling the office and head straight to corporate to the higher ups so this will get resolved.

When I leased they told me I had the "premium" apartment I was foolish to believe them as one month later a buddy of mine moved in to one with full wood floors and everything upgraded for $15 more a month than I pay. liars and scoundrels I cannot wait for my lease to be up so I can get out of here!

I talk to a guy on the phone he seemed to be really helpful my move in date was suppose to be 06/10 which the guy I talked to clearly understood, moving forward application fee was $50 which my little sister, my boyfriend, and I paid pr person. On top of that we paid $300 for them to hold the apartment for us as the guy i talked to claimed it was for. This is the worst experience i have ever had, Im moving from Georgia because of a new Job and i have no where to stay its ridiculous , They have horrible customer services someone who works there hung up the phone on me as I was politely asking questions, and when I asked for a refund of the $300 I was told no because I was approved but they just didn't have any avail-abilities, who knows why they didn't say that before i applied.WHAT A HORRIBLE WAY TO WELCOME SOMEONE TO FLORIDA and a quick way to scam someone out of $450 dollars.

The only thing that keeps this rating at 2 stars is the fact that my husband and I really do love the actual apartment. However, we have had several issues since the very beginning. Not only was it hard to get a hold of someone when we were initially looking for apartments but we haven't had any luck communicating with them since we've been here. We have been here for almost 4 weeks and have still not received our washer and dryer we are "supposed" to be renting. Since day one we have gotten the run around. We just want to wash our clothes in the convenience of our own home! That's what we signed for. Not only has our washer and dryer been missing in action, the AC was not working for about a week. So sweaty clothes and no where to wash them...go figure. To make the matters worse the neighbors in the unit above us are HORRIBLE! They fight almost everyday, yelling and screaming at each other at the top of their lungs! Sometimes we want to call the cops on them but get nervous they might retaliate (this is so sad). Not only do we hear their stupid arguments all the time, but their kid jumps up and down and runs all day, literally to the point the light fixture in the dining room is shaking. We wanted to tell the front office but know they will do absolutely nothing. I will not get into detail about how misinformed and unprofessional the staff is at this apartment complex, but I will say that this management team needs to give more attention to meeting your communities needs and that your attentiveness would be greatly appreciated. Have been here over a year and loved it. Now I have a bad taste in my mouth due to the the issues that seem to pile up at this complex. We are an easygoing couple that lives here and it takes a lot for me to care enough to even write a review but... our AC stopped working and it took 2 weeks to get the part to fix the unit and the single AC unit they installed is still sitting in our apartment today when we have called numerous times for them to come pick it up. Also, we have tried grilling out the past 2 weekends and this particular weekend is Memorial Day. NONE of the grills have gas in them or function. A staff member even approached me on the first attempt to grill and I let him know ALL of the grills are out of propane and guess what happens? Nothing. Get it together guys. We want to stay here but what in the world? It's really not that difficult to maintain these simple things. P.S. it's not just the grills, the pet bags are an issue as well. At times there are periods of 3 days with no baggies.

Literally moved in on Sat 4/1 and right from the jump I've had nothing but issues. The main one is NO HOT WATER! I've been to the front office multiple times everyday to let them know the water isn't working. They tell me someone will come out, but they never come until like 4-5 hours later after I have to call them again to let them know no one showed up. It's already been 6 days counting tomorrow with no hot water and no sign of a resolution or even an apology or a courtesy call. Also the screen to my back patio has big holes in them that let in bugs as well which hasn't been resolved either. We pay so much money to live here but it really doesn't match up to the price. It's sad because it's only been about 6 days and I already feel like this towards this community. Horrible experience and terrible service. Don't let the flashy amenities get your attention and really do your research before coming here.

Now is too bad service, take so long to fix the problems or never fixed, the landscaping staff broke one of my car window and never respond, they just raise the price to high and isn't worthy. Also to much theft like yesterday the wheels in one car with the security car at night. Please just look for something better.

I have two son's sharing a one bedroom apartment while attending Florida Poly.There was some hiccups when moving in that we were not happy about and felt it didn't bode well. There have been a few maintenance issues that were handled quickly and efficiently.I have called to report the disposal stopped up and the maintenance person knocked on the door before i hung up and within a few minutes fixed the issue.Also the area is almost always quiet except for the occasional late night dog walker.They have always felt secure there and are now moving to a three bedroom unit.

This will be my second year renewing with The Preserve at Lakeland Hills. People tend to write reviews when they are angry or upset about something, but I will provide the good and the not so good. When I first moved in on a Sat. in April 2014 the initial experience with one of lease consultants was not very good and I ended up having to resign my lease more than once due to "lost" paperwork, however that person no longer works there. There used to be a lot of organizational issues, but when I met with the new manager Sonny she fixed everything. I saw huge changes. We got brand new gym equipment, a new computer/study area, and they even have snacks for the kids after school. My child loved the Halloween event they had last October and it gave her something to do. I personally have NOT had any BUG problems in my current apartment so I cannot vouch for other people. The staff are always wonderful to me and always more than happy to help. As far as maintenance is concerned, my garbage disposal broke and I had leaking underneath the sink. I walked up to the office and let them know and the guy was there within 30 mins and put in a new one. I also got a follow up email asking if everything was ok! Trash compactor was an issue for a little while, but seems to be working fine now. I came in the other day to renew my lease and was unsure if I would be able to stay. What impressed me the most is I was able to discuss my concerns and options with the manger Sonny, and after my situation was fairly assessed, I was able to renew my lease. I am comfortable living here and truly don't have any complaints. So if you are asking if I reccomend it here, I would say yes. Like with any home a small or big problem may arise, talk to them and they are more than happy to help and work FOR you and not AGAINST you. Hopefully this helps!

One of the absolute worst experiences of my life living at the Preserves for 13 months. Besides the leasing consultants being rude and short tempered, the management staff is not organized whatsoever either. I receive notices that I've faulted on renter's insurance or did not pay my rent 3xs while living there - when either my rent was paid early or my renter's insurance was completely paid in full. Then they argue with you until you have to go out of your way to prove them wrong. Dishwasher didn't work the last 5 months of my lease, put in a work order and they never came, was so fed up with dealing with the front office I didn't even bother pressing the issue more than 3xs. Pipe was leaking under my sink also asked to have that fixed; nothing was fixed. These are not luxury apartments. Save your time, money and potential headaches and go somewhere else! Unfortunately for me I learned my lesson the hard way.

Property management needs to make it convenient to dispose garbage/trash. there is one trash receptacle on grounds, however making it very inconvenient to dispose trash in a timely manor. most people must put there trash in their vehicle and drive up front to dump their trash, which is very unsanitary. This causes people to keep trash in there apartments for extended periods of time, therefore creating the roach problem here. It is a simple fix, place receptacles throughout the property. Not to mention, there are disabled, elderly, & injured people who may need help getting there trash to the other side of the property everyday. The inconvenience is contributing to roaches.

Overall rating for The Preserve at Lakeland Hills, Lakeland, FL is a 9 out of 10. When we arrived at The Preserve at Lakeland Hills, Carter-Haston had just taken over as the new owners. The place as a whole did not have very much eye-appeal. Inspection of several units showed significant wear and tear. We were informed the entire property was going to be upgraded and whichever unit we selected would definitely be upgraded before we moved in. Upgrades included new sink and faucet in the kitchen, new carpet throughout, new vinyl flooring in kitchen and bathrooms, fans in living room and master bedroom, new light fixtures in bathrooms, new faucets and curved shower rods in bathroom and resurfaced countertops in kitchen and bathrooms. The upgrades were delivered as promised and were not the low end types as one might expect. These were all higher quality products, which was a very pleasant surprise. In fact, since we have been here, almost 9 months, the entire property has gone through a major upgrade. All the buildings have been painted and new signage added. The overall eye-appeal has dramatically improved. Individual units have also been upgraded as detailed above. Maintenance at The Preserve at Lakeland Hills has been outstanding! The maintenance staff, especially Richie and Joe, have been courteous, professional, friendly, responsive and very knowledgeable. All maintenance issues, from a broken bathtub stopper, to a non-working air conditioner, were taken care of immediately without having to make multiple calls. Management, in the person of Sonnie, has been great. She has been a steady constant, accessible and pleasant to work with. Overall, The Preserve at Lakeland Hills, Lakeland, FL is a great value!
