Apartments are old and needs maintenance on exterior as well as interiors. Model apartment plan d is acceptable due to the solarium room otherwise it's not worth your visit. Coming to the leasing office staff, they are ignorant people living in a box. According to them social number for immigrant workers is a temporary id !! And hence they tried to fleece me with additional $150 as a fee for tenant verification. Reason for this additional charge was "what if I leave this country without paying the rent" I was wondering what is security deposit supposed to cover ? Social is an id that is accepted by all financial organizations across the country be it belongs to an immigrant or citizen. I felt discriminated due to my status. It looked like they are interested only in extracting more money from tenant applicants on pretext of administrative charges and verification charges. I rushed out of this scam as soon as I could.

Location: excellent, BEST feature by the Fraze, in beautiful Lincoln Park, safe neighborhood, near the Greene and Dayton Mall, right around the corner is Kroger Customer service: very poor from both the office and service men. Never follow up of our service calls. For instance when we called for the leak in our ceiling after a heavy rainstorm, the servicemen attributed it from the old balconies that "need to be replaced" and gave us big blue Lowe's buckets to catch the drips. We were told that same man would follow up the next day to make sure it didn't get worse,...those blue buckets sat there a week before I finally put them away and the stained ceiling was never fixed. The only other problem that was highly dissatisfying with the way it was handled was the black mold growing in the bathroom on the walls. The servicemen painted over it. A couple ladies at the office are very rude; a couple are nice. Actual apartments: depends if you get the remodeled ones or an older one. The older apartments are on Wittelsbach Dr and that area. The remodeled ones are Residenz Pkwy area. Difference is tile instead of linoleum in the kitchen/bathroom, newer kitchen cabinets, more electrical outlets in the remodeled apartments. I've lived in both. Pets: they do not enforce the breed restriction. It seems like everyone owns a dog. some keep their dogs penned into their little balconies. I've seen a great dane and great pyrenees that live in the apartments and mixes that appear part pit bull. I own 2x dogs myself and never experienced a problem with an unfriendly dog, but it is good to be prepared for the truth of the situation when you see horse-sized poo in the front property,..and the great dane culprit beside it.

I lived at the Residenz for almost 5 years. I must admit, when searching the web the name "Residenz" did not peak my interest. However, after riding around the area, I decided to go in and talk to the staff. You have never met nicer people that will take care of any need that you have. The community itself is great. I have met many people that have been out there 10+ years. Maintenance staff is always on top of it; if you have an issue they will make sure it is handle. I'm really going to miss living here because I have met some really cool people and we all ended up hanging out. The pool and beach volleyball court in the summer is the place to be. Finally, the Staff put on about 3-4 events for the community. I usually do not review anything, but I felt I had to share my experience here. Great community, great price, and great location (pond across the street and you can hear the concerts from the Fraze on your balcony). Seriously consider it.

I have lived here for a year and recently renewed my lease. My next door neighbors have been here over 20 years! The apartments were built in the 80s, but seem to be well kept. The ladies in the office are friendly and helpful. I like the maintenance guys. There may not be enough of them (only downside to this whole place). They seem to be on top of emergencies, but occasionally it takes them a few days to get to the non-emergencies. A bigger deal to me is that I do trust them to enter my home when I'm away. The best thing about this apartment complex is location. It's surrounded on three sides by single-family residences. The other side is an amazing city park with a wonderful amphitheater (Fraze Pavilion) that actually attracts great bands. Going to walk over and see Tony Bennett this month...saw Sheryl Crow last month...Josh Groban, Steve Martin and lots of classic rock bands have been here this summer as well. In the summer, Lincoln park has fountains and nice landscaping. In the winter, they fill the fountains with Christmas trees and string lights through the whole park. There's a duck/fishing pond with a walking trail around it, and dog clean up stations along the way. It's great if you have pets. Second part to the location is proximity to shopping. A 24-hour Dorothy Lane Market, Trader Joe's and Kroger are all within a mile. There is a restaurant/bar called The Tropics that is right here next to the park. They have outdoor seating, trivia night, and the food is pretty good. :) It's nice to be able to walk over, have a drink and not worry about driving home. The police department is also on the same block-near one end of the park. A branch of the Kettering Fitness Center (with weights, cardio equipment and an indoor walking track) is about three blocks away. Of course the apartment complex has a fitness center as well, but I haven't used it. Haven't used the pool either, but it looks nice. :) I love living here. :)
