I drove from Philadelphia today to move my son into his apartment. What I thought would be a simple check-in process turned out to be a nightmare. The previous reviews were correct. This place failed to meet the basic standards which is cleanliness. The odor was horrific!!! I went to the check in desk to share my concerns and there were no managers present. Instead I was directed to one of the student workers that was in a "management role". She originally told me that everything would be fixed by Tuesday until I expressed that I was not leaving my child in a room smelling like funky corn chips. I guided this young lady upstairs to the room to make her own assessment. Once she entered my son's room I showed her all of the other maintenance concerns including a broken door henge which does not allow the door to lock. This is a safety issues. There also weren't any blinds to the window. Cracks in the wall, spot on the rug and no liget fixture in the ceiling. Once she saw that I was not accepting anything suboptimal, the maintenance man was immediately called to the room to address my issues. I will contact the office on Monday and the school that referred me to this dump. My son is out of here when the first apartment becomes availabile.

I want to start off saying I would never recommend living here to anyone, this is due to multiple issues I had living here in the past year. The model apartment they start off by showing you is nothing similar to what you actually move in to. The rooms are very very small, it was like living in a large walk-in closet and when having you and a dog in there it can feel more than cramped. The furniture they provide is subpar but in my opinion the living room furniture over time is noticeably not sanitized and the apartments are actually carpet, unlike what they show, and you can tell they do not clean well before new people move in. My bedroom smelled strongly of dog pee when I first moved in along with instead of fixing damages they paint them to attempt to cover them up, for example the person who previously lived in the room I was placed in clearly let their dog chew and scratch up the door frames very badly and instead of fixing them they just slapped some white paint over it. The kitchens arent terrible as long as the residents keep up cleaning it. Maintenance here is a complete JOKE, my roommates and I went weeks without proper air conditioning when it was excruciatingly hot outside, after three service requests, 3 weeks later and multiple nasty phone calls to the office, they fixed it, well it was a cheap temporary fix and eventually went out again. Not to mention you are either expected to buy and change your own air filters or they basically never get changed, the dust accumulation from this is terrible and no wonder they have issues with the air conditioning units not working properly. Along with this there were multiple other things we put requests in for and when nothing was fixed and you called asking why it was because there were more urgent maintenance issues and it wasnt a priority. This should not be a problem when you are paying the amount you are to live here. Finally, talking about the monetary portion to this place. I moved here fine with the higher rent costs in hopes that because it was a gated community and looked very well kept, that I would be safe and have a good experience, WRONG. The gates were constantly broken and when they finally fixed them they made such a cheap fix that anyone can simply walk under the rails and get into the complex, not to mention once someone swipes in, it does not close instantly so multiple cars can just sneak in behind. There were multiple occasions that I witnessed drug deals occurring in the parking lots, questionable activity occurring, continuous odor of weed on the premises, and I never felt safe walking my dog alone at night. Residents and guests freely park in handicap parking spots with no consequence, partially due to the lack of close parking on occasions and considering the questionable activity, no one wants to walk far to their vehicle in the dark alone. On top of the $535 rent they hit you with what they call a Conservice bill, dont bother asking the staff what this is because they never know. When signing here, you get a $25 utility credit which you are told hardly ever do you go over this allowance, thats a lie. Every month I received an additional bill of a minimum of $15 extra I had to pay, at some points it reached an additional $50. To break that down for a 4 bedroom, that is close to $300 being used in utilities, which is unheard of. BTW, if you want WiFi also expect to go out and buy your own modem because they do not provide that. The pool and accommodations are nice but nothing to make up for the overall just terrible management of this place.

I recently just moved out of spring place apartments and I only had a few issues. Our oven was broke for the last 3 months we were there and was never fixed, which was a HUGE inconvenience. Someone in the office also mishandled my rent. So if you decide to move over there be sure to keep all of your rent receipts just in case they try to say you didn't pay. But, when I went to the leasing office to address the situation, the property manager was a huge help and very nice. The other downside is that the rooms are small and the gym is small as well. On a positive note, I love the events they have at the clubhouse. Other than the incidents listed above, I enjoyed my stay at spring place.

I wish I could give zero or negative stars. I would not suggest for ANYONE to live here this was the worse experience ever as far as student apartments. They hardly ever respond to emails, and over the phone questions arent answered clearly. They are waaaaay too overpriced for the space that you live in. The areas are hardly ever cleaned. Security is definitely a problem the gate always out of order forcing residents to drive from the complete opposite side of the complex just to exit. The appliances are TERRIBLE! Our refrigerator constantly stopped working, the microwave stopped working, the oven would burn even after us cleaning it multiple times. The tub was nasty, as far as the lining of it made it easy for mold to grow around it. My roommate was terrible, she had a cat (even after me letting it be known that I didnt want pets on my roommate form) without legally paying for it to be on the lease. Her boyfriend lived with us, they both were nasty. Only great thing about the staying here was the office staff and the people that drove the shuttles. Besides thats I would NEVER recommend this place to anyone!

Overall TERRIBLE place to live. Absolutely overpriced for the amount of space not to mention the extra charges added each month. Not only is this place a money pit, the safety is horrible. The gate along with the street lights never work. It made me very uncomfortable and I felt it was unfair that they only keep the front portion of the complex lit. Property Manager was super unprofessional and more focused on his wife than the residents. Me and my roommate noticed several CSI vans and police officers however we never got an update or crime report. Leasing consultants are just looking for money and dont care about the residents. Several times I couldnt walk out of my apartment because of all of the aggressive breeds roaming daily. My rent always fluctuated and the overages were ridiculous. Please pay attention to your bill these people will charge you for whatever they can! I was embarrassed to bring my friends and family over because there was so much trash and animal feces EVERYWHERE. New maintenance man or leasing consultants everytime I went in the office.My best advice to anyone is to stay far away from spring place.

After turning my keys into the office today after close to two years of living at Spring Place apartments, I felt it only right to leave a review of my take on the place. As someone who works in student housing I understand the challenges of keeping 600 people happy in their apartment; however, I've also been the resident dissatisfied with the services provided. I hope this review gives you constructive insight and you the reader understands it comes from a place of informed critique. I like to break down apartments into 5 main categories when rating them which is how I'm going to break down Spring Place to you. The first is the space. Spring Place's bedrooms are definitely on the smaller side compared to most other properties in the Greensboro market. It is definitely a breath of fresh air in my new place to have a much larger bedroom. They make up for it in their flats with a well laid out kitchen with lots of storage. The bedrooms are a little bigger in the townhomes but that space is then sacrificed in the size of the kitchen. Because of this, I didn't award a star. The second is the amenities and outdoor features. What Spring Place lacks in space, it more than makes up for with the amenities. I think it is sad that they aren't used by more residents, because you have access to a large pool, sand volleyball, basketball court, and fantastic resident events. Additionally, while parking is still a challenge (especially near the center), it has WAY more parking than pretty much any other apartment complex in the UNCG area. Spring Place definitely earns a star for the amenities. Pricing is the third point that I'd like to discuss. The property is a little bit older, and the bedrooms are smaller, but Spring Place ownership I think definitely tries to recognize this by being one of the more affordable places to live for somewhere that's fully furnished with utilities included for student preferred housing. This is what gives Spring Place the second star for me. Maintenance is always an issue at pretty much any student housing complex. If you want 5star out of this world maintenance service, you need to go pay for a conventional apartment (and even then there'll be problems) or buy a house. Otherwise, expect there to be issues; however, this doesn't excuse the state of Spring Place's maintenance. This is a huge issue for this property and probably the biggest reason that holds it back. I hope that they can find a team that has the skills to handle such a massive property that constantly has challenges both in and outside of the apartments. Spring Place loses another star because of this for me. The last thing I want to talk about, and the most important benefit from living here is the staff. This staff truly cares for its residents and its problems. Let me say that again so that everyone in the back can also hear. THIS STAFF CARES ABOUT ITS RESIDENTS. It might not always be apparent because there is only so much they can do, but I promise they care. Sharon the bus drive is like a second mother to the residents. Dakota and Aaron are amazing managers who will always go the extra mile for people if you give them a chance to help fix your issue. If there is an issue you are having, going to them reasonably and with patience will get you miles ahead of anyone who just goes in screaming. They are fair and understanding and as long as you're not the one who is violating the lease, they will help you. The staff is trained from their very first day that customer service is the number one thing offered at Spring Place. Staff who don't get with that motto are let go because that's what they sell, customer service. For this, I give Spring Place 2 stars, because they honestly have earned it. This place overall is a great place for a starter student apartment. It tries to accommodate the best of both worlds being a community away from campus but with all the benefits of being one close and I would definitely refer you to check this place out to see if it fits the needs of your student or young adult.

First Im going to say if i could give negative 5 stars i would, first move in day was 2 days before school started, also the keys that i were given didnt work to the main door or my room and i kept having to go back and fourth, when i finally got into the room it was not even near the size of the model room they show in the tour. Also it smelled like a cigarette factory and looked like nobody had been in in the apartment in years! The sink wasnt attached to the counter top, it smelled like cigarettes so you could image how my clothes smelled and to top it off we had bed bugs, whoever they hired to clean the place didnt clean and when i say i have the worst roommates i mean HORRIBLE they were not clean at all and the leasing office response was maybe they dont realize what theyre doing and not to mention they had a dog that wasnt even registered and the dog would poop and pee all over the house! and from the roommates leaving food on out for weeks at a time there came gnats and ants and the amount of rent they expect you to pay to live like this is absolutely outlandish. Its been THE WORST experience of my life since August of 2017 and I most definitely will not recommend anyone to live here and DO NOT move here!!!!

I've had a bad experience here. The only thing I really wanted out of this place was a spot to stay while I go to and from school. I thought $500 was a bit pricey but they seemed friendly and they were the only ones available in that area at the time. I didn't really know much about how to use the online services or even use my e-mail address, but I found out that a ton of extra fees had piled up in my spam folder eventually. The monthly fee is not "rent and utilities"; it's "rent, utilities, and some unforeseen outrageous bill due to weather conditions or the heater stopped functioning properly." The gate around the area is a nice touch but there are several break ins anyways. Feels pointless at times but I know it prevents some crime. I'm currently living here and the more I stay in this cramped place, the more it feels like a rip off. This being said, the people who work here try their best to comply. This place might provide a decent service to those who can afford to toss out money like trash, but for a young student who barely has a plan to get through college with no debt like me, I feel taken advantage of to maximize profit. If you can afford this place, the internet service however is amazing. I've never experience any sort of hiccup in living here in the past 7 months. There's a pool, a lab, a small gym, a basketball court, a volley ball court, and a mini dog area. The living space, the kitchen, and the bathrooms were very nice. This is my experience in a nutshell: living was nice but very small for the price, transparency with people who aren't very tech savvy is minimal and really set me back. I typed this up just after finding out about my unpaid fees which were due a month ago, something very serious could ensue but maybe not. I feel cheated but I know I need to follow what is set by Spring Place. Hoping to move out soon.

Months later still not done. Ask for management contact info and Im told they cant give it out. Dont let your kids live here. No one should live here. Better options exists.

Spring Place was my first off-campus apartment. The leasing office staff are very sweet and understanding. The clubhouse and pool area are absolutely beautiful. My friends and I were lucky enough to be placed in a townhome unit together. The townhouse as a whole is a fairly decent size (especially for the price), however, the bedrooms are very small. There were lots of damages to our unit, including ruined blinds, torn and stained couches, stained carpet, and holes in the walls. Also, my roommates and I have had $30-$60 overages with minimal electricity use. Rent tends to fluctuate for some reason; Ive never paid the same amount twice which is very inconvenient because I never know how much I need to pay until its due. Overall, the community has its perks, but I would not stay here again nor would I recommend anyone else.

Was told before I moved in and signed my lease that you get a $25 credit to pay for your utilities and that very rarely do you ever go over. Come to find out the bill is only used for electricity from what I'm now being told. Now after getting hit with over a $40 utility bill you would see my frustration. The rent with the $25 credit isn't bad but after these service fees and other utilities fees it becomes just as expensive if not more expensive than any other apartment. Will not renew lease unless something changes dramatically.

The "rent" isn't bad at all compared to other places, but they charge you at least a dozen fees during your stay here until the price is much higher than other places. Whatever you do, do not "move in" for a few months and then renew. You will be screwed with twice the fees.

Signed a lease for the summer as I worked an internship since I don't normally live close. Move in process was fine, staff nice and courteous my first few weeks. The clubhouse and common areas are nice and well maintained. My issue was with the unit itself. When I applied, I stated I was allergic to cats in my roommate survey and that I couldn't live in a unit that has ever had cats in it or I would be sick the entire time I lived there. Low and behold they place me in a unit that used to have cats in it. I told them that they would clean it or move me to a new unit and they steamed the carpets, but I was still having allergy issues. Today, as I was vacuuming the living room, I noticed that behind the chair there was a mass of black cat hair that honestly could have made a new cat. I guess they didn't move the furniture when they cleaned the carpet (they should have). The only plus side was the fact that they responded to my original request in a timely manner. Also, about two to three weeks after moving in, I had found a piece of dried animal feces next to my bedroom door (the carpet is brown and the corner was dark so it blended in). The lease states that when you move in, you accept the unit "as is" but you would expect at least some sanitary guidelines to be met. The kitchen floor was grimy and after cleaning it with a strong disinfectant, you learn that the tile is not supposed to be that dark. The interior of the microwave was coated in food from the current and previous tenants, the stovetop had food stuck onto it, and there were splatters of food on the walls, fridge, counters, and floors. It wasn't until after I deep cleaned the kitchen that it met basic sanitary guidelines. If none of these issues occurred, the positive things that I will say about this complex is that the staff is friendly and courteous, the entire complex is gated so there is a sense of security, it is generally quiet at night (but I am here during the summer), the pool is nice, and the rent is cheap, which is why I am giving it two stars instead of one. Although if you do decide to move in, I recommend getting curtains and a thick mattress pad. The mattress provided is abysmal and the light from the outside is so bright that you can think it's the middle of the day when it's 3am.

To being with, our move in day was an absolute joke. After showing us our first supposed living arrangement, which was already oppucpied by a resident who didn't know we were moving in, therefore the apartment was trashed. After requesting we move into a different unit, they moved us into a filthy, unsafe, disgusting living area. By that I mean, the carpets were filled with animal feces, the patio was filled with trash, and the majority of the appliances were broken. None of these issues were fixed until 2 weeks into our stay. Since then, things have been just okay. The leasing office severely needs to work on communication and professional practice. The complex as a whole has its perks if you live around the right residence, otherwise, it feels unsafe and very loud. I only lived here for the amount of time I did because it was too much to move my things into another place over last summer because I had a summer internship, otherwise I would have left immediately. I have not renewed my lease for this upcoming year due to other recent problems that we have had such as: locks being changed without being notified, communication issues, and racist neighbors). Overall, it is a decent complex with cool amenities.. I had high hopes for this complex, and truly hope others have better experiences than we had.

l have lived in Spring Place for two years. Maintenances here really sucks, they are unbelievable. My apartment heat and A/c has been broken since mid- February it is now April 12 2017 Maintenance allegedly fix the situation but air and heat still is not operational.I have put in a total of 3 work requests and called replied about the matter. Every month my rent is different. I am still paying full price for an apt with broken heat and a/c. Upon waiting to get a visit from maintenance they still continued to charge me with a late fee which is completely unfair. I don't recommend living here also rooms are small, but the Staff is really friendly only bright spot

Take my advice and do not choose Spring Place. I've lived here for about 7 months now and I can't wait for my lease to end so I can get out of here. The management is the worst I've ever seen for any company. The whole place is run by students who have no clue what they are doing. We have been wrongly charged multiple times for ridiculous reasons. We also had a washing machine issue that took about two weeks to fix and in the end they had to replace the whole machine because the maintenance staff is too incompetent to fix anything themselves. Nearly everyone who lives here parties until 3 am on the weekends. It's so loud and the walls are so thin that you might as well not even try to sleep. Pretty much anywhere else would be a better choice. Do not live here.

Staff is great and real friendly. they create a fun atmosphere but, they aren't fast with maintenance, warnings only go so far you actually have to go to the office to get the messages across. make sure that or you're told 1 specific amount as far as rent... make sure they have that in the system because they will over charge you. this is my second year & my 1st year was way worse because they were so unorganized and kept overcharging us. be careful and keep an eye on those numbers. they're known for overcharging & not telling you last minute.

The best part of living here for me is the bomb free internet they have, as a gamer I never have a problem. I have lived at Spring Place for the past 3 years and I have loved my experience here for the most part! The apartments itself are pretty upgraded which is nice and the complex is gated making myself and my roommates feel pretty safe. Although it is a bit aways from Uncg's campus, there is a shuttle that runs m-f for majority of the day/evening. The staff is very friendly and are always willing to help in any way that they can!! They always have a smile on their face when you walk into the office which I definitely appreciate. Maintenance is usually here in a timely manner if we ever have a request and they are always so polite. My experience has been positive and I definitely recommend if you don't mind living a couple of miles from campus. Great staff and place to live!!!

I love Spring Place, it offers a lot of activities for residents as well as transportation to and from campus which is a big plus! I love having a pool view, I honestly think it's the best area to have. Yes, there is a train that everyone can hear but it's not horrible. Maintenance is pretty cool and responsive to fix the problem. Overall I have had a great experience living here.

Spring Place is by far the best apartment complex that I have stayed in since i first came to Greensboro. I am student at North Carolina Agriculture & Technical State University and for some its unheard of to live further away from your campus; however, its been the best experience and decision ever. The amenities that are offer comes with the most dynamic and the most enthusiastic staff ever. The maintenance staff has been on point with just about anything that I ever need taken care of and they finish in a timely manner. The professionalism that the staff has is unmatched by the places I have ever lived. I am 26 and of the 5 years I have been in Greensboro, my only regret is not finding this place sooner. The living spaces are amazing and I live in a 2 bedroom. It' is enough space for me and the kitchen is nice and the bathroom and walk in closet is to die for, but maybe that is just me. They truly make the students feel at home and they have events for us that not only bring us closer to the staff, but also to the other residents. The shuttle has been on time to and from the school and never had troubles with catching them and they even allow us to call them so that we can tell them we are on the way or running late. I just love it here and I hope other will experience the same here.

The security is crap to, I went through the exit gate to get to my apartment that is on that side and the security pulled me over and pepper sprayed me. This place has so many things wrong with you would be better off staying someplace else.
