I had a horrible experience here. I'd rate it 1 star, but it was cheaper and bigger than other places and the location isn't that bad for me, and their unfair treatment may benefit you.
However, for years I had to argue with management about a neighbor only to find out that they did not take the records that they were supposed to. Then, I was told that whoever complains first is the one in the right, and even though I was the first to complain, they didn't care because the mismanagement of records that occurred allowed them to just ignore the issue. They also told me there was nothing they could do about my complaints, but when the complaint was against me, I learned that they had a corporate position this whole time that deals with this stuff. This then led to them very quickly threatening me after all this time of paying rent on time, being a caring neighbor, and interacting well with the staff, trying to bring evidence and work beyond the he said, she said situation. A complete role reversal occurred regardless.
When I was done collecting many days of video evidence as the police told me to do, taking into account time, and making sure I had a decibel meter to make sure I wasn't being too loud, and making sure the neighbor's car was there, and even recording my neighbor accusing me of being the one to cause the problem, management still refused to acknowledge my side. They just acted like I may have doctored the evidence and didn't pursue any form of vindication.
They still acted like they would mediate or treat both parties fairly, but in reality, they didn't record my complaints fully and then gave me a 7-day notice even after the cops deemed that I was not the one causing problems.
I followed all the instructions that everyone gave me and still ended up being told that if I was complained against, I would be evicted. If you interact with this place, don't buy into what they tell you.
They refused to make written and recorded statements or take the time to go through and look at their records and keep me informed. If you have a problem, make sure to keep records yourself and not rely on their words. They won't be there to help or go the extra mile.
I checked Florida law and current housing laws prevents retaliatory conduct or discrimination so make sure to be informed because they can misinform you and not care, and if you suspect anything be sure to be a good tenant and collect evidence in case you have to go to court because they are fully prepared to throw you on the street and put an eviction on your record even if you aren't doing anything wrong.
I tried to find out what it means to complain first, but basically this went unresolved. To me it seemed ridiculous and more like discrimination or retaliation when they told me about their viewpoint of whoever complains first is in the right, but even despite that, they didn't allow me to complain first just to keep myself protected. Also, if you get a 7-day notice, it stays on your record for 12 months and keeps you in the hot seat.
When I kept having problems, it took a while for them to offer to move me at no cost. At first, they required me to pay moving costs. Yet for my neighbor, they removed moving costs quickly so be careful.
