I ended up at Madison after coming from a year long trip from China and I was immediately sold over the phone when I learned about the amenities (Everything except electric included) included and the monthly rate (which is REALLY great!). The best part is that I don't need to share my 1 bedroom apartment with anyone and its secure with two cops who live near by in the community. We're close to everything 5-15 min drive and the front desk staff WILL help and Fred the repairman will come and fix your problems quickly. It's a mixed community, students, families, singles, career people. It was my first choice while I was oversees and I couldn't have been luckier.

Kristen and Mike r super awesome people! They r willing to go the extra mile to help fix any problems I've had and are very responsible. When I asked them about moving from a one bedroom to a two bedroom, they were very quick to make it happen.

I had a horrible experience here. I'd rate it 1 star, but it was cheaper and bigger than other places and the location isn't that bad for me, and their unfair treatment may benefit you. However, for years I had to argue with management about a neighbor only to find out that they did not take the records that they were supposed to. Then, I was told that whoever complains first is the one in the right, and even though I was the first to complain, they didn't care because the mismanagement of records that occurred allowed them to just ignore the issue. They also told me there was nothing they could do about my complaints, but when the complaint was against me, I learned that they had a corporate position this whole time that deals with this stuff. This then led to them very quickly threatening me after all this time of paying rent on time, being a caring neighbor, and interacting well with the staff, trying to bring evidence and work beyond the he said, she said situation. A complete role reversal occurred regardless. When I was done collecting many days of video evidence as the police told me to do, taking into account time, and making sure I had a decibel meter to make sure I wasn't being too loud, and making sure the neighbor's car was there, and even recording my neighbor accusing me of being the one to cause the problem, management still refused to acknowledge my side. They just acted like I may have doctored the evidence and didn't pursue any form of vindication. They still acted like they would mediate or treat both parties fairly, but in reality, they didn't record my complaints fully and then gave me a 7-day notice even after the cops deemed that I was not the one causing problems. I followed all the instructions that everyone gave me and still ended up being told that if I was complained against, I would be evicted. If you interact with this place, don't buy into what they tell you. They refused to make written and recorded statements or take the time to go through and look at their records and keep me informed. If you have a problem, make sure to keep records yourself and not rely on their words. They won't be there to help or go the extra mile. I checked Florida law and current housing laws prevents retaliatory conduct or discrimination so make sure to be informed because they can misinform you and not care, and if you suspect anything be sure to be a good tenant and collect evidence in case you have to go to court because they are fully prepared to throw you on the street and put an eviction on your record even if you aren't doing anything wrong. I tried to find out what it means to complain first, but basically this went unresolved. To me it seemed ridiculous and more like discrimination or retaliation when they told me about their viewpoint of whoever complains first is in the right, but even despite that, they didn't allow me to complain first just to keep myself protected. Also, if you get a 7-day notice, it stays on your record for 12 months and keeps you in the hot seat. When I kept having problems, it took a while for them to offer to move me at no cost. At first, they required me to pay moving costs. Yet for my neighbor, they removed moving costs quickly so be careful.

There's no hookups for washing your clothes but they have a laundry mat on site... good luck ever washing them there. Countless times has my money been wasted bc someone stops my dryer and doesn't turn them back on. One family will come in there and take up every machine with no common courtesy for others and hold it down with 10 more loads to do. Every wkend it's popping with drunks and ppl running around not caring if their disturbing u or not. When we first moved in it took them a month to find and fix my leaky sink and that was only bc my neighbor downstairs roof fell in. I came home one day after the repair man came to fix my bathroom thinkn it was my toilet messing up and he decides not only to leave a huge mess before he clocked out but to unhook my toilet so I had no way of using it for the rest of the day. Of course the office is closed so i had no way of reaching anyone.I wasn't happy and didn't so much as get a apology. I have a small dog who I wlk outside my apartment and u'll see broken glass everywhere bc the guy they hired just runs over the beer bottles the drunks throw anywhere when hes mowing grass .The trash doesn't seem to bother most ppl here and neither the owners bc they don't do anything about it. All in all I cant wait for my lease to be up. Truth be told the apartment life just isn't for me

I have lived over a year so far. I enjoyed the largest 1b/b room with the lowest cost in town, HOWEVER, I called police twice in a year due to the noise other residents made outside at late nights (playing music with speakers in the middle of nights and people still do during the day time). The neighbors are nice but the old guy living at first floor asked me how to get girls through random apps. Not good environment to raise kids here at all. Besides the apt staffs decide rent fees very subjectively. Mine was $505/mo for the previous lease (2016-2017) but now it went up to $530 even though the one for a friend of mine who moved after me is still the same as last lease. Their explanations were pretty random and not making sense, which they also noticed it while they explained to me.haha I understand they need to expand the business because you can see so many rooms remain blank even right after the peak of movings. But I hate to be served unfairly.

First of all I would like to say this is a Great place to live! For the price of rent for my one bedroom aparment I get plenty of space, free internet, and free utility's. Not to mention the staff here is great. The maintenance team is great any time I have ever had a problem it has been solved within 24 hours. The owner is also very nice and funny. I would highly recommend this place for anybody the neighborhood is also very quiet at night time which is nice considering I get up very early in the morning! Overall this is a great place to live with great employees, and owners.

One of the best places to live in Gainesville! Maintenance fixes everything with in a very reasonable time frame as well. They have a quiet time from 10pm-7am which is so nice not having to worry about a party going on when your trying to sleep. Best deal in town with free water and free internet on top of the cheap price! Would definitely renew my lease and recommend anyone to live here!

Their one bedroom has been absolutely perfect for me. It's located in the middle of everything! The cutest living room and kitchen, with a big closet. It's the lowest price for the most square feet in Gainesville which was a big factor for why I chose to rent here. If you're looking for good location and good space for your buck, you should check Madison on 20th out.
