I have been a tenant since Nov 2020. I have had nothing but positive interactions with the staff and fellow residents. The apartment (2 bed / 2 bath) was clean and well appointed. I essentially have 2 master suites, with walk in closets. The kitchen and living area are well suited for a couple / small family, or a single person. My interaction with maintenance only occurred when my stove would not work. I placed a trouble issue on the website, went to work, and it was repaired (along with a note that maintenance had been in my apartment) by the time I returned home. So, a great apartment, close to dining and retail options. Minutes from downtown Frederick... I would honestly recommend for anyone looking to relocate into Frederick. Also, if available, there is a garage option if you wish (albeit at a monthly fee, but it is worth that to me). Update. (Nov 2021) I just signed a lease for an additional year. Still very pleased with location, staff and community. I cannot speak for everyone, but my experience has been very pleasant.

Ill mention the good stuff first: Its in a really nice area and lots of things are nearby. Also the overall layout of our unit is great and spacious and gets lots of afternoon sun and I like it a lot. The pool looks really nice and I cant wait for it to open. I like the gym and that there is an indoor mailroom, all in the same building. Monica at the front office and Steve the maintenance guy are great. Many of the neighbors are wonderful. And move in was made much easier by the elevator, so thats nice. And now the not good stuff: There were a lot of issues with the unit when we moved in (although the maintenance guy is great and fixed most things the next day). Whoever cleans between tenants did an objectively poor job, Im still scraping bits of food and make up out of the cabinet drawers (gross) and wiping old dust and hair off of the baseboards (double gross). Still waiting on a few glaring issues to be fixed (chunks of missing trim, exposed wiring due to a missing electric faceplate, etc.) that youd expect would have been repaired in turnover before leasing to someone new, but they were not, and I havent been given any real timeline for repairs. Also for a complex that is luxury and marketed as green they really should have EV charging, and they are the only luxury complex we saw in the area that doesnt. Management said they might consider discussing it next year but it seems unlikely to change. A few of the neighbors dont follow the quiet hours or trash room rules, which is disrespectful to the rest of us, but what can you do? And finally, there was a fiasco with our original lease. We were leased us a balcony unit that was occupied and we werent informed until a week before our move in date that it was no longer available, leaving us no time to find alternate housing, and only offering a unit with no balcony as consolation. They suggested that we move a second time if/when the original unit became available if we wanted a balcony (to be clear the screened balconies are the #1 reason we chose this complex). There was still one balcony unit available on the property but it was more expensive and they wouldnt work with us to adjust the price so really our only options were to pay $400 more than we were supposed to per month or to move twice, which was not actually an option. Anyway, other than that, its been ok! You can walk to Wegmans, so theres that.
