What's not to love? Constantly improving thanks to new ownership. My 2nd lease will end in a few months but I can't think of a better place to live so I am stuck here. If you want to know about living here, ask the people that do. It's the best overall apartment experience I have ever had. It's a bedroom community on the edge of Party Central. Pets are perfectly regulated and not much of a problem. People are the same here as anywhere. If loud motorcycles, Mustangs and the sight of the occasional tourist or urban outdoorsman bother you, move to the lake. This place is for us that like watching daily drag races up the bridge or handstands that always amaze me. 5 boat ramps means constant parade of boats. Dolphins play in the current for hours. There is always the pool that is ready to go year round. Dining? Yes. Always a cool breeze on the balcony. Wildlife never gets boring. Eagles perch on the ledge above me. If you want the beach, it's 6 blocks away. You must come and visit to see the view. Ocean or river. Google Daytona Beach to see the weekly events. No need to be bored here. Say hi when you come visit.

If you like living close to the action and the beach you cant beat the price of this place. Coming from out of town and just buying this place unseen I was a little nervous, but everything has been pretty great. Yes there is car break ins and there is noise from passing cars... there is also this in every other city in the country. You can walk to the bars or the beach easily. The washer/dryer doesnt really dry your clothes & takes forever, but I just go downstairs to laundromat usually ($2 to wash, $1.50 to dry). The gym is pretty much a hotel gym but gets the job done if you dont have time to make it to the real gym. You get a bill in mail once a month for your water & trash, then that is added to your rent at the end of the month that you pay online.
Break down of cost:
Internet - $29.99
Electric - usually around $50 - I keep my windows open a lot plus $6 surge insurance.

Such a fun and caring staff! Very helpful and friendly. Other residents are very kind as well. I would recommend The Overlook at Daytona to anyone who would listen!

Do not rent from this place!!
I recently received a call from a collections agency and they informed me that I have a past due balance from The Overlook. However, shortly after I moved out I gave Devin Kelly (one of the managers) a money order to pay my remaining balance. Luckily, I asked him to make me a copy of my money order along with the receipt and had him sign and date the paper. This guy is very shady and I've had questionable situations dealing with him in the past. One of them being when my car got broken into (July 2015) in the parking lot outside for the north tower. I reported it to him immediately and he laughed at me. He shrugged it off and told me there was nothing he could do about it. Once that incident happened, I knew he was very unprofessional and I had to look for a new (safer) home asap. (Please note that somebody vandalized my car a few months before, while it was parked in the south tower parking lot) Milestone needs to fire Devin Kelly ASAP and have Mauri Spencer replace him. He is very condescending and its unpleasant dealing with him, as well as the unprofessional mishandling of my payment.
