Me and my boyfriend visited this complex and loved Mrs. Dona! She was amazing! Even though we weren't sure upon moving there she was definitely our reason for considering! Its in a good area near everything from shopping, restaurants, schools, and things to do. Plus they are cozy apartments so if your looking to move in the area I'd suggest you come see Mrs. Dona at Paces Brook!

The purpose of the management staff is to make you want to stay at their apartments. They constantly cause problems for me and other tenants, they refuse to comply with the referal fee even after they said they have it. I highly reccomend you don't even consider moving here!

Do not stay here. This place is a dump. My husband and I couldn't wait to leave. We had ants, roaches, and wasps in our apartment on a consistent basis. They tried to tell us they were water bugs but they were roaches. Stairwell was never cleaned and the spider infestation is ridiculous. People below us were also sketchy. Don't be fooled by the tour or having an apartment that is renovated, you will wake up to either roaches or wasps in your living room. We had a brand new apartment supposedly on the top level, biggest mistake ever. Be sure to check if there are gaps between the window ceiling and roof, even though they tried to fix it, the pests where unbelievable. Imagine eating dinner and seeing roaches crawl in through the window or wasps fly across the living room. Stay away. The complex is old.

Maintenance doesn't do their job. Neither does the manager. She just sits at the office on her computer. That is NOT a managers job. A managers job is to MANAGE THE COMPLEX. And, we had a mold problem and nobody fixed it. They're so dumb that they tried to evict US!! LOL.. uhh no that's not how that works. When you do something wrong, you don't try to evict someone, you fix it, or face the consequences (get sued). What a bunch of uneducated morons that don't know what they're doing.. This place is gonna go underground so fast.

I've lived here for 4 months now and never had a problem with anything. I absolutely love living here. It's quiet and safe. Management and all office staff are very friendly and helpful. Maintanance is great too and very timely. I needed a lightbulb changed once and they got on it right away. They really care about their residents. I love my apartment and I love this complex. Two thumbs up and five stars :)

MUST READ.......Do Not Move Here!!!!!!!!!!!! Renting an apartment with Paces Brook has been one of the worst experiences of my life. First the apartment: The foundation was not good at all in the apartment because when my new neighbors moved in, roaches were able to migrate to my apartment. The window screens were not good at all, spiders and other bugs were able to come through when leaving my window up. It has gotten to the point were pest controls comes out every week. Maintenance is horrible. If something goes wrong, prepare to wait for weeks for someone to address you problem. Some how there was a flood in my ceiling in the bathroom that had gradually gotten worse before it was fix. The water damage had turned into mold before it was fixed. The electric part of My water heater caught fire before they came out to put a new one in. I will try to post pictures at the end of the post. The outside of the apartment mainly the stairwell is very disgusting. The handrail and Newell cap on the stairwell is supposed to be white but it's clearly out dated and dirty. If you value your hard earned money and were you live. This is not the place for you. This is supposed to be a gated community. That's just a joke anyone at anytime can go in and out. I bring this up because unfortunately paces brook is located literally across the street from an apartment complex were a lot of crime happens and that crime can sometimes trickle to paces brook. My car and many others has experienced vandalism of their personal cars. Once again if you value your hard earned money, run, you can do better. They pride themselves on having a police officer live in this apartment complex; but that's just it, he live there. The officer goes to work like every one else, there's no patrolling at night when the vandalisms happen (definitely around the holidays). There is a patrol car park at the very front entrance, but unfortunately it does not phase the people that does these bad things. As for the front office staff: Overall they are very nice people. But ever since I've lived there, the turn over has been very consistent. They only care about the money. I understand that they're there to do a job but It can be there frustrating when you're in need, if it is not benefiting them(the company), good luck. Please keep in mind that this is a personal experience. If you decide to live there, keep in mind that if you start to experience similar things and you then want to leave, In order to break your lease you would have to not only put in a 60 day notice, which is understandable, you would also have to pay two months rent combined on the last day of the 60 day notice, not including the rent you paid for the 2 month notice; again, your paying 4 months rent with in a 2 month time period. If I could give a 0 I would. I lived here with my husband for 18 months and it was the worst experience we've ever had with an apartment community. The location is a good one if you enjoy spending time in Harbison bc everything is near but the management is severely lacking. New managers were unpleasant and very rude. PB is only out to get your money and will do anything possible to charge for ridiculous things. We were told we had to pay 700 dollars bc their "reliable" company found exoskeletons and bugs throughout home which was so untrue. We did everything we could but they didn't even allow us to talk about it and were sending our files to collections. We decided to pay and get rid of them. We had experts come. To our new home and search everywhere and everything for bugs and they didn't find one single thing and said that it would have been impossible that you had an infestation. STAY FAR AWAY!!

Paces Brook is a wonderful place to live! The location is amazing--Countless stores and restaurants are only minutes away on Harbison Blvd, the Columbiana Mall is across the street, and I-26 makes it easy to take quick trips downtown. The complex is connected to a one-mile paved trail that wraps around a beautiful pond, so both of my dogs really enjoy their daily walks! The atmosphere is peaceful and quiet. The staff are always friendly and helpful. Maintenance is sure to fix any issues in a very timely manner. Our one bedroom apartment came with updated appliances (including microwave), private balcony, and free unlimited access to the local Rec Center. My fiance and I have lived here for a year and will definitely be renewing our lease!

Our experience here after one year has been nothing short of wonderful and I wouldn't know where to start. Staff: The initial leasing process was seamless and certainly left a good impression on the teams willingness to do what they can to square us away. When we first moved in and there was an issue with the toilet always filling up, we naturally put in a maintenance order. Within 48 hours, we got a response from their maintenance team and they came by to fix it. Unfortunately, the fix didn't necessarily hold and we put in another one and within that week, they came by again, replaced what they had to and we haven't had any issues since. Further more, when we see the maintenance crew around the grounds, they always make it a point to at least wave hi. Heck, as I am writing this, I'm on the balcony and one of the maintenance guys is outside picking up trash that some of the residents/guests felt like leaving on the ground (more on that later). Let that set the stage for the environment, a positive one. One last point geared toward the staff: Recently, our building's main water line burst. Thankfully, our side was not effected, but still it was a big issue. At 3am the fire department was called to shut the main off, while affected apartments were going through the very early stages of water damage. Well by noon, ALL 5-6 apartments affected had their carpets professionally cleaned, water heaters replaced and issues rectified. Paces Brook again, seized the initiative, got 3 different carpet companies on site to work toward cleaning while maintenance picked up water heaters to replace. They took the ball and ran with it. This is the kind of staff that we have here. I will say that the above incident was coordinated under the new management, but in my opinion, it just shows that said management are experienced and know what they are doing. We are currently coordinating our new lease with them and they are extremely pleasant and personable to work with. The staff is more than accommodating as long we respect the rules that we agreed to signing the lease. They won't bend the rules nor will they tolerate a sense of entitlement that some people seem to have (having worked in the service/retail industry, the entitlements that people seem to think they have, especially in Columbia, is almost astounding), and will evict as needed. I'll put it plainly: if you can treat the team here with respect, than you will surely get the same in return. Environment Even though we are almost across the mall and right off of Harbison, it is relatively quiet and peaceful. Again, I'm sitting out the balcony writing this and we can hear the birds chirping. The sidewalk linking all the properties together is trail like in nature and there is just plenty of green. The community areas such as the car wash, the pool, the gym, the laundry area, the gazebo, are all wonderful perks and maintained. The balconies are perfect for decorating and creating a private space made for you. And best of all, the pond outside the property is perfect for walking/running/ sitting outside and relaxing. This might be a good time to come back to the 'maintenance picking up trash point' that I made earlier. The property is kept clean to the best of the ability of the maintenance staff. The property is pet friendly, though there are breed restrictions, and they accommodate that by ensuring that there are plenty of well placed dog poop bins around the community. Unfortunately, we all know the types of unpleasant people that are cavalier with their environment, every community has them. Paces Brook isn't immune to them, but the staff has done everything that they REASONABLY can to address it. If they see you not picking up after your pet, you will get fined. Same with leaving trash bags out for an unreasonable amount of time. Too easy and fair enough, right? Thankfully, with that being said, it isn't even a big issue here. Paces Brook is our favorite home thus far and we look forward to another year here.

I even called and asked for corporate number and did not get a response. I WILL NOT BE COMING BACK A WASTE OF GAS AND TIME !!!!!!!!

Paces Brook Apartments is a wonderful family friendly apartment complex. I'm in my mid 20s and I've already gone through the whole college phase and I've only rented once before, a house before moving to Columbia. Paces Brook is in the heart of Harbison. The staff is very friendly and open minded. Some days, I even go in the leasing office to talk to the girls and even ask them for fashion advice. The staff is always willing to help. I sent in a request for a weather strip, which was torn apart by the previous occupants cat, to be removed and replaced. The very next morning, the repair guy was knocking on our door. Everyone around, staff and even other occupants, are very friendly and very warm hearted. The application, for us, was easy. It didn't take long for us to hear back and we got a great deal they were having on their upgraded apartments. We couldn't be happier with our decision to live anywhere else. Despite the location, it's quiet at night and Pet friendly.

I lived here for a year, and I loved almost everything about it. Pros: it isn't just a bunch of parking lots with 2 foot strips of grass in front of each building. Lots of trees, shade, and nice views, and the 'brook' itself is pretty neat. Our appliances all worked perfectly, and the hot water worked well (almost too hot, but I'm not going to complain about that). Management was always really cool, although we never had anything break in our apartment so I can't honestly say how good they are about fixing things. The pool was really nice, almost never too crowded or loud, and the rules were enforced very reasonably (staff never bugged people about drinking or having friends over, but would stop people from using glass bottles and would ask non-resident/guests to leave if there were a ton of them from the complex next door). The laundry room is pretty convenient, although on weekends or in the evenings all the dryers/washers are full occasionally. Cons: At night in the summer there are a lot of palmetto bugs in the parking lot/on sidewalks although they would rarely get in our apartment (third floor). The dishwasher wasn't that great but it wasn't terrible. The doorknobs on the inside of our unit were a little annoying, for example the doorknob to my bedroom wouldn't turn left sometimes. The only other bad thing I can think of is that traffic around the area can suck sometimes, but as long as you know when to avoid going to harbison (or how to use shortcuts) it's bearable.

My experience with this place was not a good one. Often I would open my door to find dog poop in front of the door or down the walk way. When you report your concerns management would not do anything; and may I add I am not a dog owner. I almost got bitten by one dog just trying to leave my home to go to work. Up keep of the property is not one of the top priorities in my opinion. Very poor management! So glad I am not there anymore.

I moved in here last year excited to be able to have my dogs in a apartment complex. Well now with experience in this apartment complex I highly DO NOT RECOMMEND! Horrible maintenance and repair they really have no clue what they are doing and just put a band aid on everything. Very rude snobby office staff, mind you this is if you already have a lease agreement. They're WAY WAY OVER PRICED! This complex is over 25+ years old and MANY units still have all the original hvac,plumbing and hot water heater which I am one of them. I cant believe they are now charging almost 900 for a 2 bed 2 bath its ridiculous. Huge issues with spiders and roaches not just in my unit. The pool is nothing special they had a decent gym which they changed into a " media" room with couches, its very lame but I guess hence the rent going up over $120.00. My electric bill and 4 other people in my unit is very high for this small sq footage. You also pay water and sewer. I can go on and on but I just always tell me clients I do not recommend in any way and I will not be signing another years lease as well as 4 other attendants in my unit.
