Our experience here after one year has been nothing short of wonderful and I wouldn't know where to start.
Staff:
The initial leasing process was seamless and certainly left a good impression on the teams willingness to do what they can to square us away.
When we first moved in and there was an issue with the toilet always filling up, we naturally put in a maintenance order. Within 48 hours, we got a response from their maintenance team and they came by to fix it. Unfortunately, the fix didn't necessarily hold and we put in another one and within that week, they came by again, replaced what they had to and we haven't had any issues since. Further more, when we see the maintenance crew around the grounds, they always make it a point to at least wave hi. Heck, as I am writing this, I'm on the balcony and one of the maintenance guys is outside picking up trash that some of the residents/guests felt like leaving on the ground (more on that later). Let that set the stage for the environment, a positive one.
One last point geared toward the staff: Recently, our building's main water line burst. Thankfully, our side was not effected, but still it was a big issue. At 3am the fire department was called to shut the main off, while affected apartments were going through the very early stages of water damage. Well by noon, ALL 5-6 apartments affected had their carpets professionally cleaned, water heaters replaced and issues rectified. Paces Brook again, seized the initiative, got 3 different carpet companies on site to work toward cleaning while maintenance picked up water heaters to replace. They took the ball and ran with it. This is the kind of staff that we have here.
I will say that the above incident was coordinated under the new management, but in my opinion, it just shows that said management are experienced and know what they are doing. We are currently coordinating our new lease with them and they are extremely pleasant and personable to work with. The staff is more than accommodating as long we respect the rules that we agreed to signing the lease. They won't bend the rules nor will they tolerate a sense of entitlement that some people seem to have (having worked in the service/retail industry, the entitlements that people seem to think they have, especially in Columbia, is almost astounding), and will evict as needed. I'll put it plainly: if you can treat the team here with respect, than you will surely get the same in return.
Environment
Even though we are almost across the mall and right off of Harbison, it is relatively quiet and peaceful. Again, I'm sitting out the balcony writing this and we can hear the birds chirping. The sidewalk linking all the properties together is trail like in nature and there is just plenty of green. The community areas such as the car wash, the pool, the gym, the laundry area, the gazebo, are all wonderful perks and maintained. The balconies are perfect for decorating and creating a private space made for you. And best of all, the pond outside the property is perfect for walking/running/ sitting outside and relaxing.
This might be a good time to come back to the 'maintenance picking up trash point' that I made earlier. The property is kept clean to the best of the ability of the maintenance staff. The property is pet friendly, though there are breed restrictions, and they accommodate that by ensuring that there are plenty of well placed dog poop bins around the community. Unfortunately, we all know the types of unpleasant people that are cavalier with their environment, every community has them. Paces Brook isn't immune to them, but the staff has done everything that they REASONABLY can to address it. If they see you not picking up after your pet, you will get fined. Same with leaving trash bags out for an unreasonable amount of time. Too easy and fair enough, right? Thankfully, with that being said, it isn't even a big issue here.
Paces Brook is our favorite home thus far and we look forward to another year here.
