Seriously only giving this place two stars because the inside of the apartments are nice. However EVERYTHING else about this experience was awful. Right from the start we were given incorrect information from the leasing office on whether I was going to be able to keep the $200 I payed as a security deposit due to not having credit, even though my Dad cosigned. The gate is broken ALL THE TIME. I don't even know why they have a gate because 10 cars can enter at once and half the time they are wide open. Don't let them tell you otherwise. The parking situation is also awful. As a younger women I don't feel safe having to park a mile away from my apartment if I come back after 9pm because there are no spots anywhere. They say that they will tow if you don't have a guest pass. They won't. I saw at least 10 cockroaches in my apartment alive and dead in the time that I lived there. I found a dead one in the dishwasher right before I moved out. One night when I came home I tried to open the door and the handle just broke off. When it came time to finally move out I had to go by the leasing office at least 6 times to try and get my final month of billing right and nobody seemed to know what was going on. If all this wasn't enough during my final week of living there I was sitting on my couch one morning and one of the leasing agents starting OPENING MY DOOR to try and show the apartment to a potential future resident. If I had been asleep or in the shower that would have been terrifying and it's completely unacceptable. To top it all off, they only sent me 35$ of 100$ security deposit I put done for potential damages with no explanation of where the rest of the money went. Please please pay attention to the other bad reviews of this complex and don't ignore them like I did. I've had a very pleasant experience so far since I've been living at Anson. It is the perfect location in Charlotte, being close to South Park, Ballantyne, Pineville, South End, and many more. Anything you could want or need is within less than a mile. The facilities and apartments are top notch at a great price and we have had nothing but good service when it comes to maintenance requests or any other questions to the leasing office. Kristi in the leasing office has been very helpful with getting us settled in and responds quickly to anything we need, and also follows up on any concerns we might have. This is a great place to live!

I've been living here for a few months and I've had a very pleasant experience. Very quiet, convenient and the staff here is absolutely amazing. I've never had any issues with maintenance as they complete tasks within 48 hours. I feel comfortable coming to management if needed. Kristi has been great at listening to my concerns and needs as a resident, as well as Jodi and the other staff members. I'm very happy living here.

Imagine waking up to shower for a meeting and boom, no water. Imagine waking up to prepare breakfast, and boom no water. This is a frequent occurrence and inconvenience here. DO NOT MOVE HERE.
Update: DO NOT MOVE HERE. Horrible customer service. The representatives NEVER pick up the phone... unless your trying to lease. When you visit the office you always have to wait even if representatives are seemingly available. DO NOT MOVE HERE. The location is inconvenient to local traffic and the main road is super busy and relatively dangerous. THERE IS A SUPER LOUD TRAIN THAT MOVES ALL TIME OF DAY. Imagine taking a business call with a train in the background. The dumpster overflows and the gate never works properly. DO NOT MOVE HERE. The interior of the apartments are nice though. HORRIBLE PARKING!!!

Initially the water was supposed to be serviced before 2-4 pm. As I said it is now 11:38 pm and still no water. So if you think bathing and cooking is important during this time of night, this is NOT the place for you. Im starving and cant eat because I dont have water. I have work in the morning, I hope I get a shower before then. THIS WOULD NOT BE SO BAD IF I WAS NOTIFIED PROPERLY AND ACCURATELY. BUT they didnt feel the need to update me despite the rent I pay. Im such a valued resident here.

I met the manager Kristi as well and she was easy to deal with when doing my application approval, she even made my kids laugh. My apartment looks like brand new!

By far the best complex Ive lived in. Being a Charlotte resident for 5+ years this one takes the cake. Application process was very easy and didnt take more than 48 hrs for approval. Every employee is very helpful and quick to respond on residents needs. Very emphatic to real life situations. Emilio and Kristi stand out particularly! Emilio was my leasing agent and gives a sense of familiarity every time I walk in the leasing office. Always helpful and puts residents priorities first. Kristi is just as helpful and takes time to listens to residents needs. Company as a whole does a great job day in and day out. Also impressed with their ideas to bring the community together via pizza party or social gatherings in the leasing office. Will definitely be resigning! Go Team K Cruisers!

And last but not least got broken into 2 times ( twice) they took literally everything. Manager was forced to move us to another unit.

My experience with Anson has been so fulfilled lately. The staff, Jodi Rosignol, Emily, our leasing agent Emilio and even down to the maintenance staff Trivod and the other guys have been so responsive and professional.... They have listened to our concerns about our safety and responded appropriately. I just wanted to send an email to be forwarded to the appropriate people... You guys are absolutely amazing!
All 10's all around. These guys here are looking out for us in the most extraordinary ways.

Me and my husband have been living here since the beginning of October, being a Charlotte native I am glad we moved here. Everything in Charlotte is growing and apartments are getting expensive but I feel that for the location, the apartment, and price we have a decent deal. I read reviews about the phone issue. I agree but what we learned is to call the call center or just write a email since there are multiple ways of communication we get our response in a timely manner and the office is pretty busy so I understand them not being able to answer all the calls. There are probably 700+ apartments and about 3-4 of them at a time.
Other than that we havent had any problems. Coming in we thought parking might be a problem but knew we had solutions like paying for the garage or reserved parking but so far we have not had problems. We really like our one bedroom with a loft and so do our family members/friends. Even if its in the third floor we both feel like its worth it.
Our neighbors dont bother us and neighbors we have met are easy going. We also would like to thank Emilio for helping us since day 1 we appreciate him, and know we can always go to him if issues arrive. He made it a fun experience renting, and is really down to earth.
Update:
The dog park isnt kept up. Bad lighting through out the neighborhood and not enough bins for the dog feces. Other issues along the way but the dog park is the biggest the people we have met the park say they complained so much they dont even bother anymore. Gates broken all the time as well. Wasnt aware we pay for that safety feature.

I moved from Delaware to Charlotte and all the staff from Josemary to Kristi have made my transition super easy and painless. All the office staff are pleasant and make sure they address any concerns you have. Definitely a good choice for an apartment complex.

Im moving to Charlotte from Boston and I must say Emilio and the team at Anson at the Lakes made me feel completely comfortable with my decision. Everyone was beyond helpful and went above and beyond not just in giving descriptions and information about the property but also told me where everything was located in the neighborhood. I was able to get everything done quickly which was amazing I literally had two weeks to find a new place and settle in with my son before beginning my new job and the team here made sure everything was taken care of they even stay late to help me. I couldnt be more grateful!!!!!!!!

Like everyone else has said in these reviews parking is terrible. The only way you are guaranteed a spot even close to your apartment is if you buy one... (which you shouldnt have to do).
You always have to physically go to the office to talk to anyone, phones are never answered. However, with the exception of one or two, most staff is very friendly at the office and very helpful.

I have personally lived at Anson at the Lakes for about 15 months now. I absolutely love living here. I just renewed my lease and I couldn't be happier. The team have always made me feel at home. The technicians come right away to make repairs. They also offer a 24 hour gym and Zumba and Yoga classes. There are two convenient pools on sight and I love them both. One of my favorite parts about living here are the events that they offer to residents. #ILOVEANSONATTHELAKES

In case of any complaint or inconvenience they are extremely attentive. Regardless of the fact that the community is very beautiful, spacious and there is a great Hispanic presence, customer service is a hotel or resort category. And that's a lot to say because I come from the Dominican Republic.

(TERRIBLE EYE SORE), My rent including the water bill is almost $1000 and there is nowhere to park. They want you to pay a monthly expense for a shed to guarantee space. Just TEAR THE SHED DOWN and stop ripping people off. There is a motorcycle and a white construction van that has been parked in the same space for 5 months. There are big pieces of dirty used furniture on the side of my building. DON'T MOVE HERE! The manager is some new black guy. They are putting harassing notes in your door reading *Manager have been trying to reach you* but I didnt receive a call or an email. I called the number on the letter and asked for Vanessa Rodriguez because her names is on the letter... It's been 5 days and still no call back. LIARS!

Staff is nice & community engagement is high. That, along with attentive maintenance requests are the features that help this property. However, once youve signed the lease, you begin to see the truth that this is a trap! 1st trap is PARKING! They say that parking spot purchase is optional, but if you work beyond 5pm you wont find parking unless youve paid for a spot. To add insult to injury, in the very common case that you cannot find a parking space and you are forced to park in an unconventional parking spot, you will be towed. My car was towed twice and my friends car towed once ($225 each time). The apartment folks will also try to get out of responsibilities of parking hassles by blaming it on the towing company. Therefore the towing company basically comes in anonymously (without anyones knowledge b/w 2am and 7am and tows whatever car they feel like. Anywhere in a paid parking spot and you will be towed. In fact, I am in the middle of a small claims court case due to my car being towed now. So that aggressively forced parking fee bring us to the 2nd trap, FEES!! Along with the secretly required parking fees, there is also a non-negotiable trash fee, etc. Lastly, be prepared to pay for security you dont have! Gated community? How about an open gate policy for all to enter! The main gate is frequently broken and if it isnt broken or purposely left open, the gate causes major congestion in the mornings and evenings. Heres an example of the so called safety of the community; the leasing office has been robbed twice since I moved here in June of 2017!! Big screen televisions were stolen among other equipment. So, I do not recommend moving into this scam of a place EVER!! Its not a question of if they will screw you over; its how and when!

My shower was broken for a month (sent several emails and service request) until it got fixed. i also pay for a parking spot and they never tow people when someone is in my spot but they towed me for not being able to get in my spot because someone was in it.. The management team is terrible. You can find better place just dont waste your money here.

This has been a great location for me and pretty good property. I was able to find a 1 Bedroom at a good price at the last minute and am now planning to transfer to another property. The staff are friendly and helpful. When I first applied it was hard to get the right person on the phone or even an answer so this has improved. I recommend it to others if the price is right.

I love the community and the staff are very friendly and GM Jodi amazing. The apartment are very nice, living & dining room & kitchen no carpet. My kids loves to go to the pool on the summer. Nice facility! Best place to live.

Second of all they tow your car even when its NOT IN A CAR PORT but its a a little outside of a carport so you have no idea that its somebody else's parking spot. THIRDLY IF YOY GET TO THE OFFICE AT 7:01 PM THEY REFUSE TO GIVE YOU YOUR OWN PACKAGE!!! This has been such a nightmare. I'm being charged $40 for "groundwater" and now i had to spend $200 to get my car back from something that WAS ABSOLUTELY NOT MY FAULT!!!!!!

Very cheaply made. Very noisy and dirty. Promises made when you move in never done. Halls all stain from trash removal leakage It stinks, attracts bugs and is a health issue. Gates never work and when they do people follow you in anyway. They have security and all i have ever seen is them help wth an accident or stand by gates. Never seen them take any action. I called security one time saying someone was knocking on all the doors yelling maintenance to see if anyone was homei guess. I looked out of peephole and gave them a discription.to this day never seen security and that was 3 weeks ago! DON'T RENT. When you walk on the rugs there are big holes underneath in the pad you can feel. Many 1 bedroom apts have 7 or more people living in them. Taking our parking and not on lease. They say going to check but they never leave the office. Could not even go to pool because no policing done and people climb fence and walk right in, when my lease is up I'm leaving ..if I can wait that long. People running up and down hallways on weekend drunk and going to one party apt. Security works till 11 which is great because all crimes are committed before 11! Trash all over in breezeway and entrances from trash removal company at 25.00 dollars a month to have trash pick up and you have to clean up after them. I would rather take out my own trash, it would be a lot cleaner. Trash stacked in hallways on weekends when no trash removal and no fines given, bags and pizza boxes and beer cartones etc. There are not going to be any changes till management starts evicting and taking responsibility. Even the functions at clubhouse are over run. Been to one and there are friends of friends of friends and no carding when there is alcohol.

This community is very nice and close to the train to go to work in Charlotte City Center. There is free Starbucks Coffee and the Apartment Kitchen is spacious. Lots of people with big cars live here. For the price is very good. Wish they ban those big trucks in the parking lot, take so many spaces and drivers are rude. Office personnel good people, feel sorry for them, always rude neighbors there. Seems Management and Security changed, so quiet in the building, no noise or weed smell, for the price, good place to stay!

My wife and I have lived here for approximately two months now. So far, it has been a great experience! We traveled from Nashville in July to view apartments in Charlotte. We toured approximately 12 complexes off of South Blvd/Quail Hollow neighborhood, and Anson was the nicest complex by far! Yadira, the leasing rep with whom we worked was incredibly kind, courteous, answered all of our questions, and provided us with the most pleasant experience we had that weekend. In addition to Yadira, all of the front office staff is incredibly helpful. During one frustrating situation related to parking, I spoke with two front office representatives, Jodi and Vanessa. Being frustrated, my emotions were elevated, but both ladies handled the situation with professionalism and grace, and though the desired outcome I had hoped for wasn't reached, I appreciated their willingness to speak with me and their kindness. Lastly, I want to compliment Alex, one of the gentlemen on the maintenance crew. He came to our apartment to fix an issue and was incredibly professional and courteous. He did an outstanding job! Overall, the apartment is great, the location is convenient, the price for the apartment and amenities is one of the best values in Charlotte, and the staff is incredibly kind and professional.

Don't get conned into moving here it is unsafe, illegal, and filthy. I am the victim of stalking and harassment at my apartment. Neighbors have been burglarized. My water gets shut off for a full day without notice and there is broken glass in the parking lots every week from cars being broken into. The new manager, Jodi, does not know the law or how to manage the complex. I just signed a lease on a new place after living here for a year and can't wait to get away. Attached is a map of the sex offender neighbors that make this a safe place to live.

Posting 7/30/17 - I moved here from TX a year ago and noticed (in the past 2 months) an increase in responsiveness, increase of office and maintenance personnel to address resident's needs. Just learned that we got a new general manager 2 months ago that is well aware of the issues she has inherited and working through to resolve. Pest control services are now available weekly instead of quarterly/yearly to make it truly worth the fee; the frequency can be changed at the front desk as needed (I have had zero issues with pests since I been here so never really needed the service). Google fiber was just installed for those who want it. Just had a neighbor drop food all over the stairwell and (a couple of days later) all walkways and stairwells were power washed and I found that impressive. I am lucky to live in a complex that is quiet and hard to access from the general public so I don't have many issues or concerns aside from parking. Looking forward to more changes.

I was moving from New York I expected this experience to be very hectic but with the help of Yadira it was better than I expected. I was able to apply and submit all my payments online. Loud partying in the parking lot well into the middle of the night (even on a weekday). Trash bins are abused by other people and management doesn't care.... run run run until life's no fun! I've lived here for about a month now and I really enjoy it. The inside of my apartment is beautiful and perfect for what I needed. My building is even pretty quiet, which is a plus. The only complaint I could give is the situation with parking. There are no assigned parking spots so if you come home late, you may not have a spot. But honestly, I just moved to Charlotte and this place is perfect for my first home.

Waterford lakes is an okay place to live. If mediocre is good for you then by all means, sign a lease. Do not expect great service, notifications for rent, and for you family to be safe. Yes, there are shootings and break- ins at this apartment complex; so much they had to install cameras all of a sudden a few months back. The front office does not seem to be in sync. There were times when staff members were late, or a meeting was going on, therefore, the front office was closed during "open" hours, very very inconvenient. Also, the staff is uncaring and likes to blame everything on the residents. The most ignorant thing I heard from them was that I needed to call to make sure everything was paid off, as if no one there has noticed that the US has phones, emails,and mailing addresses. Now, this is the first time I have written a review for any establishment. The office staff are beyond rude...First thing first, I have been waiting for about a week now to hear back in ref to my application status....after calling a fews times with no luck, I decides to stop in on my day off. I let the leasing consultant know I'm there to check on the status of my application & she asks "She (the woman I was initially working with) didn't call you?" ....well come to find out, my application had already been approved they were waiting on an admin fee in order to lock the place in....had I not came in that day, I wouldve never known!!!!!! ¬ to mention these ridiculous fees! It's says on the application that the pet deposit is $150. but they wait to tell you that you'll actually be paying a NONREFUNDABLE $300 PET FEE as well as the deposit, and on top of that, it'll be $10 a month as well...REALLY?!?!? First impression so far is NOT a good one...

I've had enough. Every night I come home only to have to sit in the parking lot for 30 minutes trying to get a place to park. They started renovations and took a whole back row and little by little they are cutting off areas to park. I understand they are renovating but you still have to make sure the people who are living in your community are well taken care of. Tonight I had to park outside of the gate and walk down to my apartment building. This doesn't make any sense. I'm over this place.

I can barely begin to describe how horrific staying here has been. I'm furious as I type this review. We had to break our lease because of the HUGE spiders invading our house that we were killing on a DAILY basis. I wish there was a category for negative stars. Management will do anything to make everything seem beautiful and worth it when you arrive. Please don't fall for it. We've complained numerous times about attempted break-ins to our house. It wasn't until AFTER our neighbors house was successfully broken into that they came to fix our locks. There have been SEVERAL more break-ins since, each in which there wasn't any notice given to residents until TWO WEEKS AFTER the incident and by notice I mean an email regarding "safety tips". DON'T EVER MOVE HERE!

I went to visit this place to see if it should be considered as a prospective place to rent. Bad decision. As soon as I was taking the tour of the property a huge huge waterbug was spotted in the model. I could only imagine what the other apartments looked like that were being lived in if a huge waterbug was seen in the model. Omg! I'm terrified of those things. So the lady showing me the model picks it up with a prop inside of the model, and throws it off the balcony (we were on the 2nd floor). Well I hope nobody was walking by, they would've gotten a live roach thrown on them. She said oh, i don't want to kill it. it was still alive, and kicking.. laying on it's back. terrible experience!
