We welcome a diverse community of residents, including families, professionals, and students! To accommodate different financial profiles, we offer two paths to qualify for this home:
Option A:
Income & Credit Qualification (Standard)
Credit Score: Minimum 620 credit score.
Income: Combined household gross income must be at least 2.5x the monthly rent (verifiable via paystubs or tax documents).
Option B:
Student & Co-Signer Qualification (With Guarantor)
Credit Score: No minimum credit score required for students with limited credit history.
Guarantor Requirement: A qualifying parent or guardian co-signer/guarantor must back the lease.
Guarantor Criteria: Co-signers must have a minimum credit score of 700 and verifiable income.
Alternative Income: We gladly accept financial aid award letters, scholarships, or student loan documentation as proof of funds.
General Requirements (All Applicants):
Background Check: Must pass standard criminal background and rental history screening.
Eviction History: Strictly no evictions within the past 5 years.
Application Fee: Non-refundable application fees apply per applicant/guarantor.
Move-In Costs & Utilities
Utilities: Tenants are responsible for all utilities.
Upfront Costs: First month’s rent, security deposit, and any applicable fees must be paid in full prior to lease start.
Urgent Move-In Policy: If the lease begins less than one week from the date of lease signing, all move-in funds must be paid.
Pets: Considered on a case-by-case basis. A non-refundable pet fee will apply if approved.
