RENTAL SCREENING CRITERIA – 9354 N Alder St, Camas, WA 98607
Please read these criteria before applying. They apply equally to every applicant.
HOW TO APPLY
• Every adult (18+) who will live in the home must apply and sign the lease. Children are listed as occupants.
• Applications are submitted through Avail. The screening fee is set by and paid to Avail.
• Reusable screening reports are accepted. If you give us a comprehensive reusable tenant screening report that meets Washington law (RCW 59.18.030) and was prepared within the last 30 days, we will not charge you a screening fee. The report must be delivered to us directly by the consumer reporting agency- a copy forwarded by the applicant does not qualify. If the report does not include a credit score, we may obtain one at our own expense.
WHAT WE CHECK
We obtain a credit report, an eviction (civil court) history and a criminal background report. We also verify income and contact current and prior landlords.

If we deny your application or take other adverse action based on a report, we will tell you why in writing. You have the right to get a free copy of the report from the agency and to dispute anything inaccurate in it.
CRITERIA THAT MAY RESULT IN DENIAL
1. Income: Combined gross (pre-tax) household income must be at least 2.5 times the monthly rent, including any pet rent. All lawful, verifiable income counts, including employment, self-employment, benefits, child support and housing assistance. If you have a rent subsidy, we apply this test only to the portion of rent you pay. If you have substantial savings or assets instead of income, tell us and we'll consider them.
2. Credit: Each adult applicant needs a credit score of at least 650. If you don't have enough credit history to generate a score, you may still qualify if you meet every other criterion and can show at least 2 years of on-time rent or mortgage payments.
3. Rental history:
• At least 2 years of verifiable rental or homeownership history
• No eviction judgments in the last 3 years
• No unpaid balance owed to a prior landlord
• Positive references from prior landlords
We do not consider sealed or limited-dissemination eviction records, or any other housing records Washington law bars landlords from considering.
4. Criminal history: We consider convictions only, not arrests or charges, from the last 5 years, for these offenses:
• Violent felonies
• Arson
• Burglary
• Manufacturing or distributing controlled substances
We also consider current registration as a sex offender. No application is automatically denied because of a record. We look at each one individually, including what happened, how long ago, and evidence of rehabilitation. You are welcome to give us any information you want us to consider.
5. Accuracy: False or materially incomplete information on an application may be grounds for denial.
CHOOSING BETWEEN APPLICANTS
If we receive more than one qualified application, we'll select the applicant whose combined income, credit and rental history (including references from prior landlords) is strongest, applying the same factors to every applicant.
OTHER TERMS
• Pets: considered with owner approval, up to 2 dogs and 2 cats. There is a $500 non-refundable pet fee per pet, plus $50 per pet per month.
• Assistance animals: these are not pets. No pet fees or pet rent apply, and the pet limits don't apply.
• Renters insurance: required, with at least $300,000 of personal liability coverage. Proof is required before move-in.
• Smoking: no smoking or vaping anywhere on the property.
