Never had to wait too long for orders, they're always had free food Fridays and did stuff for residents and made you feel welcomed anytime you're in the office! My son rented an apartment at this community for 1 1/2 years. When he moved in the carpet was dirty and smelled moldy. They painted the bathtub; it was peeling off. Kitchen cabinets and draws were dirty. Baseboards were covered in hair. Toilet bowls were brown. However when he moved I hired a maid to clean the apartment yet they still charged a cleaning fee and a carpet cleaning fee. Really?! I would not recommend these apartments, they are taking advantage of college students.

Ive been at the element for almost a year now and it really is a nice quiet place to live!!!! You dont see any weird people walking around out night, the neighbors are very friendly, and the staff is phenomenal always greeting you with a smile. The only thing the apartment is missing is closet space other then that theyre perfect!!!!!

The only reason Im giving them two stars is because the staff is wonderful and super quick with all repairs I needed. But the apartment itself was very disappointing. They said it was luxury and I know it wasnt real grantite or anything because I came for a tour but, my apartment was not taken care of. There was paint on everything!! It was all over the floor, the cabnets and hooks in the bathroom. I was embarrassed to have people over considering how much I was paying.

Been here for 3-ish months, great place to live so far. Cozy, safe, welcoming community that has tons of amenities. The front office staff and maintenance staff have always been helpful and friendly. Rent is relatively low and its very affordable for a young family like mine. Quiet at night which is surprising given its mostly young people. Parking is never issue and theft/ crime has never been an issue either. The only gripes i have are that the A/C and appliances are old. Also a car wash station would be amazing (just a covered area with a hose really)!

The gym membership, dog park, 24 hour maintenance and free food Fridays make this place literally the best place! I would recommend it to any and everyone!

I wound up paying an extra months rent (because their "pro-rated amounts are actually a rip off to make it sound like you're getting a deal when they're actually robbing from you), I cleaned for hours before I moved out and left it SPOTLESS (not even hyperbole here, I even bought brand new drip pans for the oven before I left) and somehow they charge $75 for "cleaning" in the move out inspection (which I couldn't be there for because they only will agree to do an inspection M-F 9-3 and my flight out of town was Monday at 9AM (they didn't even try to work with me so that I could be there (I wanted to be there for this exact reason)) and $75 for "wall repair" ????? I would have known if there was 75 dollars of wall damage ??????? What the hell???, AND I had to pay utilities for the WHOLE MONTH after I officially moved out (not even like I moved out early, because I DIDN'T!!!) I'm going to leave horrible reviews for this place wherever I can I'm pissed that I got ripped off so badly and the apartment industry in college station/Bryan is getting really bad, if you find a place that actually cares about the residents and aren't ridiculously greedy, hang on to them!!!

My fiance and I came into this place and felt very welcome by the staff. They were super nice, helped us with the lease, and all in a couple days. The gym is so close, and bad ass too. We had went sight unseen at another place and it was horrible, so we came here signed a lease and moved in only a couple days! Super pet friendly as well. They have a dog park. We will be walking our cat to the office once the weather gets better. :)

Update: I added a star because the office staff was considerate and helpful during my daughter's 1 year lease. They did their absolute best to make up for the flooding incidents, replacing her carpet with the wood look linoleum -- which was a real improvement. The grounds and dog park are immaculate. Also during this time during our search for a short term apartment it became obvious that The Element is above average compared to other apartments in this price range.
Original: Make no mistake, these are worn out old college apartments. Don't be fooled by a model or photos online. The wood-look floors are linoleum, not even laminate. The appliances are worn and old. Carpets are worn and stained. They allow pets, which is nice for pet owners, but get ready for the barking dog next door. The amenities are nice but the pool and gym cost extra. The property is attractive and very well kept. Management is very nice but the parent company is cheap.
Inside prepare yourself for high utility bills due to out of date A/C units crammed into a closet with half-size water heater. And don't expect even cooling in two-bedroom units. Someone is going to be cold or hot.
Beware of after-hours maintenance. They started an electrical fire in the A/C closet after the water heater electrocuted a friend helping us move in. Most recently, the bathtub valve was stuck and instead of turning the water off, he tried to fix it and flooded the entire apartment. He didn't even know how to turn off the water. Carpets soaked throughout. They must be lined with gold because they are doing their best to save them -- even though they were worn out when we moved in.
If you are annoyed by speed bumps, get a unit close to the entrance as they are everywhere.
I'd be skeptical of the legitimacy of the five star reviews on here. I gave it two and that was a gift.

I do not normally write reviews ANYWHERE but when I get exceptional service, I feel like I need to. I toured at the community about 2 weeks ago, and unfortunately they do not allow my dog breed ( typical of almost everywhere else too). They were so kind about it, referred me to a locator, and I have a place. The office staff was pleasant, informative, and clearly know their property and benefits of living here. I will refer my friends and gladly visit them there. I will stop by the office for a cup of coffee and to say hello.

It's a great place to live! Ignore any reviews from before about May or April of last year (2014), because after April is when management totally changed hands, and for the better.
Maintenance is prompt and friendly, as is the office staff, and the apartments themselves are very nice. We've had some noise issues with previous neighbors, but it's very quiet complex overall, and it's wonderful to have so much greenery around, and to back up to a nice neighborhood (great for walking!). The Aerofit is also nice, and the location is actually great, especially if you want to avoid game day traffic.
I'd recommend it!

The Element at University Part used to be known as Royal Oaks Gardens. It was recently sold. It has really gone downhill since then. Work orders are filled slowly. The people in the office rarely ever get back to you in a timely fashion where there are work orders. Often, they do not follow up with you at all. Recently, under the guise of "free renovations" the apartments were rewired so that the bathroom lights are linked to the bathroom fans. Now it is impossible to turn on the bathroom lights without the bathroom fan turning on as well. Also, control of the outside front door lights were removed as well. Residents, who pay their own electricity bills, are now required to pay for lighting they have no control over. Anybody rating this place with high stars has either never lived anywhere else and therefore has no realm of comparison, or all other available places in the Bryan/College Station area are just as bad or worse. I for one, am starting to look another place for residence. I will never recommend this place to anyone, because no matter how good it is now, there's no telling what changes they will make without notifying the residents.

I've been at the Element for 5 months now and I absolutely love it! When there are issues or work orders, they are taken care of fairly quick, usually within a day or two. Plus, recently the Element has made a few changes to the property which are very tenet friendly. They've built a dog park, have an area for social games and have done quite a bit of landscaping which only adds to the property. It's truly a great place to live and a great location, only minutes away from University! Not to mention the free 1-year membership with Aerofit, which is basically right on the property, makes it easy to get a work out in. Would definitely recommend to anyone searching for a place to live next year!

I have lived in this complex for 3 years already. Earlier this year my review would be different, but since the new management has taken over-it's been completely different for me. There were maintenance issues that I had been having for years, with written, and verbal requests in, and never fixed, until the new management took over. As soon as I told them what the issues were- the problems were fixed immediately. They respond to maintenance calls very quickly, and FIX the problem (not just put a "bandaid" on it.) They also have really worked on the appearance of the community, and it's much more welcoming and attractive to look at it. The lines of communication are very open and clear and that is also very much appreciated. If it stays like this- I will definitely want to stay here for much longer. The dog park is awesome, and I know there are more cool things to come!

I have really enjoyed living at The Element this fall. I love that the location sits near to downtown Bryan and have found that I prefer the crowdless-ness of the shopping centers on this side of town, but the convenience of still being so close to College Station. I also enjoy the trees that surround and are dispersed throughout the complex. It's nice to be surrounded by nature instead of in the cement jungle. And last but not least, I am truly appreciative of the ease of working with the Element staff. They are all very approachable and kind, from the maintenance workers to the staff in the leasing office. Of the few, small issues that I have encountered, they have been very responsive to and taken the time to correct them quickly.

My fiance and I signed our lease her about four months ago when the property went under new ownership. We loved the community environment and the spacious floor plans, so we took a chance hoping the owners would be good. Turns out the new owners were great.
We had lived in multiple communities before, but none have had the same resident service this company has. Work orders are handled within 24 hours, the office staff is always very helpful and friendly, and the difference in the community is night and day.
They're completely reinvesting in the community. I'm in the office all the time so I've seen some of the plans for the grounds. They're planning on repainting the enitre complex, as well as, relandscaping surrounding area. Management is adding in some brand new amenities, dog parks, recreation courts, and a walking trail around the beautiful scenery here.
Each apartment also has recieved a complete upgrade. They brought in new countertops, light fixtures, and flooring. WIth all the plans for the future, I'm excited for the finished community and to live here.
