Availability & Application Process

• A completed Zillow rental application, including credit and background screening, is required before final tenant approval.
Lease Duration & Rent
• Minimum initial lease term: 12 months.
• Following the initial term, tenancy converts to month-to-month unless otherwise agreed in writing.
• Annual rent increase: 4%, calculated on the previous year's monthly rent, beginning after the initial 12-month term and every 12 months thereafter, subject to applicable law and required notice.

Utilities & Property Maintenance
Tenant Responsibilities:

• Routine property care and upkeep as specified in the lease.
Owner Responsibilities:
• Private well and septic system maintenance.

• Quarterly water softener and furnace filter maintenance.
Optional Hot Tub Use
• An outdoor hot tub is located on the property but is currently drained, winterized, and not included as an operational amenity in the base rent.
• Tenants may request activation of the hot tub, subject to a separate written agreement and confirmation that it is in safe operating condition.
• Tenant is responsible for the $350 professional de-winterization/reactivation cost, payable before activation, subject to the service provider's actual charges.
• Tenant is responsible for all additional electricity and utility costs associated with operating the hot tub.
• Ongoing water care, chemicals, cleaning, routine maintenance, repairs, and responsibility for future winterization will be specified in a separate hot tub-use agreement.
• Hot tub use is not permitted until activation is approved by the owner in writing.
Pet Policy
• No cats permitted as household pets.
• One or two dogs, weighing no more than 50 pounds each, may be considered with prior written owner approval.
• Refundable pet deposit: $250 per approved dog.
• Additional monthly pet rent: $50 per approved dog.
• Pet deposits are separately accounted for and may be applied only to damage directly caused by pets.
• Tenants are responsible for pet waste removal (both inside and outside), supervision, and pet-related damage. The yard is not fenced.
• Assistance animal accommodation requests will be evaluated in accordance with applicable fair housing laws.
Parking & Recreational Equipment
• Maximum of four automobiles permitted on the property.
• Attached two-bay garage accommodates two midsize SUVs or smaller vehicles.
• Separate second driveway accommodates two additional automobiles and approved recreational equipment, including a boat/trailer, small RV, or snowmachine/trailer, subject to available space.
• Parking on lawns, landscaped areas, or other undesignated areas is strictly prohibited.
• All vehicles and recreational equipment must remain within designated parking areas without obstructing access or snow removal.
