APPLICATION REQUIREMENTS
• Applications are required for each person over 18
• Must be submitted online at wilsonrm.com
• Valid government-issued ID required for each applicant
• Proof of income (all verifiable sources, including support agency vouchers)
• Proof of residential history (3 years of verifiable rental or homeownership)
CRITERIA FOR APPROVAL
• Income: Combined net income must be at least 2.5x the rent
• Criminal history: Reviewed case-by-case
• Residential history: 3 years verifiable; evictions, broken leases, or unpaid rent may result in denial
• A Current Residence Inspection (CRI) may be conducted as part of the screening process to verify occupancy and assess the general condition of the residence.
• Credit: 640+ = Standard approval; 580–639 = Additional deposit or cosigner may be requested; <580 = Denied. In addition to credit score, all credit reports are items such as bankruptcies within the past 5 years, patterns of late or missed payments, and accounts in collections or with past due balances. These factors may impact the final decision regardless of score.
• Cosigner (if needed): Must have verifiable income, own a home, and good credit; does not guarantee approval. Cosigners may be requested if the applicant has borderline credit, limited credit history, or insufficient income or rental history
Additional grounds for denial:
• Incomplete, incorrect, misleading, or fraudulent application information
• Issues identified during inspection of current residence
• Adverse interactions with Wilson Real Estate staff during the application process
RENTAL TERMS & MOVE-IN COSTS
• Lease: 12 months, converts to month-to-month thereafter
• Tenant pays all utilities unless otherwise stated
• Rent: $2450
• Security Deposit: $2200 (fully refundable, dependent on property condition)
• Nonrefundable Move-In Fee: $100
