$65 per adult applicant (non-refundable). All occupants age 18 or older must submit an application.
We will:
(1) check your credit report;
(2) check for any past evictions;
(3) verify your employment, if applicable;
(4) personal income must be sufficient and verifiable;
(5) verify your previous landlord references; and
(6) perform a criminal background screening;
(7) be aware that some associations also have application fees.
We encourage you not to apply if you have credit scores below 500, have ever been evicted, have a bad rental history, or have recent or drug/violence-related felonies.

CONTINGENT APPROVAL FEES - VANTAGESCORE 3.0 EXPERIAN-BASED CREDIT SCORE
All lease transactions involve risk. To mitigate this risk for both landlord and tenant, HPM routinely videos the condition of properties before and after each tenancy, ending most security deposit claim disputes before they begin. Offering an approval based upon total VantageScore 3.0 Experian-based Credit Score below a 620 comes with even more inherent risk to the landlord and property manager. Much like with Apartment Communities, an approval can be offered even to tenants with less than perfect credit as long as they can pay the additional fee associated with their VantageScore 3.0 Experian-based Credit Score to offset the risk involved.
