We check credit and criminal background. We don't accept anyone that has a previous eviction or criminal background that would be considered dangerous to the property or other tenants or neighbors. Bad credit is dealt with by increasing the deposit - depends on what makes it bad. Base Security deposit is with good credit, provable income and a good tenant reference, otherwise could increase. Tenant pays all utilities and is responsible for yard maintenance. Landlord is willing to provide $50/month credit (April-Oct) if tenant goes with our yard maintenance company, then tenant would be responsible for the difference. All payments prior to move in need to be Venmo, Zelle, Direct Bank Transfer, cashiers check or money order. After move-in online payments thru the tenant portal are the most secure.
All animals (pets and ESA/Service) are required to go thru the animal screening, which is part of your application process. Animal screening is $25 per animal and ESA/Service animal screening is at no charge. Only animals that are disclosed at the time of application and go thru the screening will be considered.
