Home is located in STERLING HILL, off Elgin Blvd in Spring Hill, Florida. This a gated, deed-restricted community, and comes with both interior and exterior tenant responsibilities including lawn care and pest control. Amenities included: Dishwasher, updated kitchen, updated bathrooms, walk-in closets, 2-car garage /storage in attic, washer & dryer in unit, extra-large, fenced backyard, appliance warranty and a huge bonus room upstairs. Home is within walking distance to the south, Sterling Hill's club house, which has a large pool, playground, game room, event room (for additional cost to reserve for private-parties), splash park/pad, pickleball courts, volleyball court, over 5-miles of sidewalks/trails/ running /bike paths and has two fenced-in dog parks (which are located in the back of the south clubhouse located behind the pool). Tenants are permitted at both the north and south clubhouses. The north clubhouse also has an olympic size pool, a second playground, two tennis courts, basketball courts, small gym, a gated and video surveillance Boat / RV storage park (for an additional storage at a monthly-fee). This home is "pet-friendly" for potty trained pets only. A separate pet-deposit will be require and the $500 additional security will be held as security per pet. All pets must be approved by the HOA. No aggressive dogs or farm animals are allowed to reside on the property. Date Available: LATE JULY/AUGUST 2026. A deposit of half of your, "First, Last and Security," are required at signing. A $3,000 security deposit will be held during your lease plus any pet deposits. All applicants much attach a driver's license and completed application to the HOA when submitting to a background check(s) and pay their fee directly to the HOA. Details on how to do this is in the first application. All applications without proof-of-income, references or driver's licenses (for all adults) will not be considered and deemed incomplete.
TOURS INSIDE CAN BE SCHEDULED AFTER you've submitted proof of income and your first application is approved. A deposit of half must be made after the tour of the home is complete in order to reserve the house for your desired, leasing timeframe.

NOTE: This lease comes with assure of all appliance repairs under a "Broward Factory Appliance Service," / Home Warranty" to support functional A/C and all kitchen appliances are operable to the best of their ability. It's tenant responsibility to change the air filters regularly.
HALF DEPOSIT REQUIREMENTS: $4,800 DUE AT LEASE SIGNING. This deposit is half of the total needed for your first month's rent, your last month's rent and your security deposit. The other half of $4,800 is due on or before your actual move-in date.
All background check fees, per the Sterling Hill H.O.A, are required after your initial approval with the leasing office and will be paid directly to the HOA management company in their local office. No person(s) with crimes against children or with a history of violent felonies are permitted in this community.
