Rental Requirements:
1. Income requirements: All applicants combined GROSS income must be at least 2x the monthly rent
-A month of paystubs or other income verification must be provided
2. Absolutely NO evictions in last 5 years (May consider evictions over 5 years with higher security deposit)

5. Pets will be considered for additional $50/month rent per pet and an additional flat $500 refundable pet deposit for any pets. Some breed restrictions apply, including those that shed. Must be house trained and approved at property owner's discretion. This includes an inspection by property owner at 90 days, at which time pet rent may be eliminated, or increased. We want you to have pets, but protecting property value is important.
Looking to sign 1 year lease. After 90 days, entire lease can be renegotiate to 2-3 years with rent incentives for longer leases.

Security deposit is one month's rent. Security Deposit is due at lease signing to hold unit. First month's rent and utilities switched to your name is due prior to getting keys.
