The Saratoga Springs municipal utility account will remain in the owner’s name. The tenant reimburses the actual city bill for culinary water, sewer, garbage and recycling, storm drainage, and street lighting. Tenant is also responsible for routine backyard mowing, weeding, and watering, including the associated water usage.
No smoking or vaping anywhere on the property.
Renters insurance with at least $300,000 in personal-liability coverage is required before move-in and throughout the tenancy.

APPLICANT CRITERIA
Applicants must have at least $7,500 per month in verifiable combined gross household income. All lawful, verifiable sources of income will be considered.
Minimum credit score: 680 for each leaseholder whose income is used to qualify. Qualification is based on the TransUnion credit score reported through Avail.
Applicants must provide at least three years of residence history or a legitimate documented alternative. Prior-landlord information must be independently verifiable where applicable, and applicants must not have an unresolved balance owed to a prior landlord except for a balance subject to a documented dispute.
Every proposed occupant age 18 or older must complete an application through Avail. Application information must be complete, consistent, and independently verifiable.
APPLICATION PROCESS
After a showing, prospects who wish to proceed will receive the complete written rental criteria and cost disclosure before receiving the Avail application link.
The initial Avail application is free.
The first household satisfying the initial criteria and verification requirements will be invited to authorize the complete Avail credit, criminal, and eviction screening bundle, currently $55 per adult. The screening charge is nonrefundable once the reports are generated, and the invitation must be authorized within 48 hours.
Later households will not be asked to purchase reports while an earlier qualifying household is being screened. An eligible Avail report that remains shareable within its 30-day window may be accepted without an additional report charge.
Authorizing or purchasing screening reports does not reserve the property or guarantee approval.
