THE SCREENING PROCESS & REQUIREMENTS
To ensure complete fairness and a quiet environment for all residents, we enforce a strict, uniform underwriting sequence. We have firm requirements with no exceptions.
OUR BASELINE QUALIFICATIONS:
CREDIT SCORE: 700+ baseline requirement for all adult applicants.
INCOME VERIFICATION: Verifiable gross monthly household income must be at least 3x the rent ($4,800/month minimum before taxes). Recent, consecutive pay stubs or tax documentation required.
BACKGROUND CHECK: Full credit, eviction, background, and rental history check required.
LANDLORD REFERENCES: Positive, verifiable rental history from current and previous landlords.
COMMUNITY ALIGNMENT: Building walls are shared- residents must be highly mindful of structural noise to preserve neighbors' quiet enjoyment. The electrical system is classic/shared- running high-draw appliances (such as heavy space heaters or portable washers/dryers) is strictly prohibited.
MANDATORY PRE-SCREENING PROCESS
As a standard business policy, we do not accept, issue, or review formal rental applications until an initial questionnaire is completed and a physical, in-person tour of the unit has been conducted.
