CWS has had to fix a lot of problems the previous company left them and in the year I've been here they have done so much to improve the complex for us. They've improved our amenity areas, and the insides of the buildings. They send emails to check in on us, and keep us updated. Sabrina is such a sweetheart in the office if you need anything go to her. Derek is always there when I'm running late to pick up a package. We also have Valet Trash now, I've contacted them before to pick up large trash items and they handle all our trash issues. Thank you for taking the time to fix all the issues and making the complex better for us. I am excited to see what else you have in store for us and what other items CWS will improve for the complex !

Where to begin with Marquis at Stone Oak... As any other apartment complex there are quirks. Its how those quirks are resolved that matter (at least to me). I also believe the relationship you put in with your complex community has an impact on your overall perception & experience living there. Before moving here I was nervous & scared due to the previous reviews I had read. However, a lot of what most people have said in the past have either been fixed or are in the process of being resolved. The complex has replaced the flooring through out the buildings, totally revamped the main clubhouse, renovated the gym, & replaced the pool furniture along with other minor things. From the time I moved in to now I have not had any issues with rats or a pile up of garbage due to shoots. There are no longer garbage shoots, but rather we conveniently have valet trash. Any issue I had with stuff not working in my unit has been quickly fixed. The maintenance staff is AMAZING here! Honestly, the best maintenance team I have come into contact with while living in apartments. They are very friendly & get things done quick & right. Another plus is that the maintenance team is very courteous to my fur baby along with other residents fur babies. Thats a huge plus for me, because I like knowing when & if they need to do work while Im away from the unit that they will treat her right. Some other pluses with this complex is that the gym is great! Its open 24 hours & has a lot to offer. There are treadmills, stationary bikes, ellipticals, squat racks, free weights, a yoga studio area, & more! You really dont need to pay for a gym membership. The pool is also very nice. There is a grill for residents to use, a fireplace, & a hot tub. Right next to the pool is a playground which is perfect if you have little ones. There is another clubhouse on the presidential side that has a pool & I believe another gym. Im not entirely sure how everything is on that side since I live in one of the buildings closest to the main office. Something else to add that this complex has to offer is covered parking. Its not assigned ( you can rent a garage if you want for a fee) but youll typically find parking on one side of the covered lots. Marquis at Stone Oak is also conveniently located to an HEB, gas station, & running trails. Lastly, the majority of the neighboring residents to my unit have been really friendly & I havent had any issues with noise from surrounding units. While I have a lot of positive things to say about this complex there are a couple of things that are (for the lack of a better word) annoying. Sometimes its difficult to find parking in front of your building & youll have to park on a different side. Many residents do not pick up after their dogs even though there are bags provided all around the property. Sometimes its difficult to get through to the front office over the phone or via email. Ive found its better to just go in person. Lastly, the gates are usually left open during the day which Im assuming are left open for convenience but does defeat the purpose of having gates in my opinion. These annoyances are minor, but none the less are some things I think can be improved. Overall, I have enjoyed my time here at Marquis at Stone Oak. I look forward to being apart of the improvements & advances that this community has planned.

The place is under new management and they are doing an amazing job. My apartment is one of the largest on the market and is newly remodeled. The location is perfect. I have 2 routes to get to the loop and even during rush hour its a breeze. I love the place and Im very happy to call it home. Thank you Stone Oak staff for making it that. Keep up the great work!!!

Ive been a resident for 10 months and all I can say is that this place is the best choice I could have ever made. My place is beautiful, the view of the golf course is AMAZING, everything works and when something is not, it can be repaired in less than 24 hrs. The staff members are helpful and friendly. You can really see that Management and staff go above and beyond to maintain the common areas clean and in complete working order. I like making reviews because, when you are looking for your next home, you can read reviews that are confusing and scare you away from its subject material. So, I am making the review to assure you this is a place you will love to call home. Trust me, this will be one of the best decisions you have ever made.

I would not advise living here. The good: the apartments are in a nice area and the views are great. Close to an heb and a few parks. The Bad: We had an AWFUL rat and roach infestation that the manager refused to acknowledge even after I showed her pictures (that Ill attach). Id see at least 5 rats a day, and the roaches were all over my apartment. Both times, the manager said she would have pest control come spray and she never actually did so. I had to bug bomb my apartment and set traps. The rats would poop and pee all over the patio to the point where it wasnt sanitary to be outside bc of the smell of urine and the amount of droppings. The manager refused to acknowledge the issue even after many of the residents complained. It took MONTHS for them to finally take action and even then did not mention it was due to rats and roaches. The minor inconveniences were the amenities were never functioning. Gym equipment only had one working machine and the pool/hot tub was always closed or dirty I cant wait for the office to respond to this review with Im sorry you had a bad experience please call all to set a meeting blah blah blah but its all for appearances. Office never answers the phone anyways, and even so, the manager is rude and not worth the energy. Move out cant come soon enough!

If I could leave zero stars I would! For starters these are the worst apartments I have ever stayed at. Management is a joke the leasing agents are clueless and everything is always broken. All of the other comments are pretty spot on. I know they will leave a generic message saying come by the office and speak with us just to save face. The truth of the matter is they don't care. All they care about is money! Looking at the comments about the rats is just disgusting and as a current resident they lied! No information was ever disseminated to the residents. The cameras in the buildings are just decor as they have stated they don't work, the gates are ALWAYS broken, cars are broken into. They boast luxury apartments but are far from that. Hallways are disgusting and smell like animals, no one bothers to clean up after their animals despite several doggy stations. Elevators are always broken everything about this property is just awful. PLEASE DO NOT BE FOOLED BY THE EXTERIOR GLITZ AND GLAM THEY PRESENT! You will end up regretting the day you ever moved here! There are far better apartments in the area that are comparable in prices and I'm sure are much better. You will wait weeks at times for maintenance requests.

Worst apartment complex in San Antonio. For starters my granite kitchen island fell on top of me because it was never properly attached to the ground. The apartment complex did not care and that is an understatement. My apartment also had black mold putting my girlfriend in this hospital!!!! NOTHING WAS DONE OTHER THAN COVERING THE MOLD UP WITH A TILE. My a/c system was also out for the ENTIRE month of August. Every time I made a call to maintence they would show up 50% each time with a terrible attitude and complaint. Keep in mind Im paying $2400 a month for this apartment. I remained loyal to my 12 month lease and left as soon as I became eligible and NEVER looked back. A few months have passed and now Im receiving calls from a dept collector saying I owe the complex money for moving out early??? I have called 20x!!!!!! Not a single person answers the phone. I have picture proof of everything I experienced and would LOVE to share those photos

Since the change in management the apartments have been improved greatly. The management actually fixes any complaints and the trash issue has improved and is still improving. They have updated equipment in the workout rooms as well as they have fixed the hot tub. Office staff is very friendly and productive. If we could afford continuing to live here we most definitely would.

I HATE Marquis at Stone Oak there are HUGE RATS. I lived there from 2014 to December 10, 2017. When I first moved there is was Orion at Canyon Springs and I loved it. Now that Marquis took over it is so horrible. The stair ways are stained, stink, and trash is always backed up. The doors are dented and the elevator takes forever. There is trash outside and other residents do not pick up their dog poop. The front office is the WORST staff ever. No one ever answers the phones and when you go to the front office they are in the back laughing and giggling while you wait on them. When you are trying to sleep the walls are paper thin and you can hear everything out side the door and your neighbors. There are rats in the wall and the sound like they are going to burst out the walls. Pest control had a bag full of huge rats. It looks nice on the outside but it is not worth the rent. I never had an issue until Marquis took over. The staff does not care about you and all they want is your money. I was still in my previous contract and I tried to pay rent with a money order like I have done time after time and they told me they do not accept those anymore since they took over. They have messed up my rent every month since they have been here and no matter how many times you talk to them about it they still mess it up the next month. Do not waste your time or money here.

The moment we did our last walkthrough when we got our keys we could detect a funky smell that was trying to be masked by Fabuloso. It has been two weeks and it now REEKS of dead rat, to the point where the smell has impregnated our clothing and belongings. I am being forced to sleep at a hotel tonight. Rats post such a HUGE health hazard and I am now terrified. The management's solution was to send ONE pest control truck to a building that's completely infested. I got into the elevator and saw the pest control guy with ONE box of traps. When one of the other tenants saw this she said: "I'm letting you know I caught EIGHT in my apartment last week." I'm sorry, but one box of traps just won't do the job. It has now become a problem that could be taken to the city of San Antonio for health concerns. I refuse to pay any rent until this is taken care of." However, after posting this review, we were immediately contacted by the regional manager of the company who graciously worked with us to resolve this issue. DO NOT move to this place. I live here and I have already called the Health Department. I let them know about the rat infestation we have going on here. They are going to investigate further and decide if is a livable place. They told me they have already shut down some other apartments for having this problems and in case you didn't know ...Rat bites and scratches can result in disease and rat-bite fever. Rat urine is responsible for the spread of leptospirosis, which can result in liver and kidney damage. It can also be contracted through handling or inhalation of scat. Complications include renal and liver failure, as well as cardiovascular problems. So, If Michelle don't get her act together and do what is need to resolve this problem I will be talking to my attorney in order to brake my lease and move out of here. I will not put my self or my family at risk. The sad part its hat management does not care about their tenants well being.

Im a resident in one of the penthouse sweets and my experience ever since The Marquis took over instead of the Canyon Springs Apartments complex it has gone into chaos. They are literally scamming anyone who expects to be living in a "fully equipped" and luxurious neighborhood. This complex has a rat infestation that is out of control. I have seen 3 or 4 different rats in my apartment in less than 48 hours, and it is ridiculous. They are wirking on taking care of it but this problem has been going on for months. There's a dead rat just laying in the parking garage right now. Cleanliness is a part of what we pay for but don't recieve. The elevator room on the ground floor smeels like piss. Animal urine of some sort. And the gym is not fully equipped at all. They haven't refilled the water juggs since ownership changed and they have multiple broken machines with no out of order sogns which is a health hazard. I mean I'd be embarrassed too if only 1 of the 6 or 7 actually worked and even that ones broken. We pay for two gyms and the one i was talking about was the main gym by the leasimg office. The other gym isn't even worth mentioning. Also, my family moved here before the summer started and now it is October. They hot tub that we all pay for has not worked for any of the time I've spent here and that is just lame. It was something I was actually looking foreward to. And on top of that they are breaking the law. They wanna complain about us not following their rules which some people have completely taken out of hand, but if you're not gonna handle your complex to live up to its luxurious standards then don't expect your residents to comply with your wants and needs, just not common sense. My laundry room reeks of dead rats and that is just outrageous and unsanitary. And now that we're complaining they want to blame us the residents and start giving out tickets to us as if we are the source of the problem. But the biggest problem we've had in this complex or even just the penthouse sweet is the fact that there's at least 50 rats in my building a lone without sny doubt. Didn't see them on the pamphlet but they're pretty familiar looking now. If you want to live somewhere nice its not here, if you want your moneys worth, do not live here. If don't have a pet, do not live here.

Just moved in a yesterday, Saturday, June 11, 2016. Everything seems ok. We are a military family, and moved in here because of a need to have a place quickly, because we have been staying in hotels. For all the money we are paying, the place just isn't clean enough. The apartment itself had scratches and scuffs on the hardwood floors, all throughout the place. The stove doesn't work. And the apartment didn't look like it had been professionally cleaned. Next, there are stains on carpets in the hallways. One place look like there was chocolate milk spilled. Further down, it look like someone had vomited in the hallway and left it there. The stairwell has no ventilation, and is very musty and stinky. People leaving boxes and pizza boxes (with their names on them) next to trash shoot These things have been reported to the front office. Third, People apparently dropping things off balconies and not picking them up. Then, The office area, the stairs are not vacuumed regularly. The meeting rooms had trash left on the tables. But, Emily is great! She is having another stove delivered to us on Monday, and sending a cleaning lady to clean "again" for me. Now as far as the rest goes, I'm not sure what they are going to do about it. Some of these residents apparently believe because they pay rent they can do whatever they want. They should be held accountable for the messes they make. There should be someone that regularly cleans and vacuums around the facility daily. When I'm paying to be in an upscale neighborhood and environment, I expect it to look that way. Oh yeah, and not to mention the dog poop behind the property. I would appreciate having at least one assigned, covered parking spot. Right now, it is first come first serve. Overall, so far it isn't a bad place. Just needs to be better maintained. Again, I love Emily's attitude! She's absolutely wonderful! Update: September 21, 2017...What can I say? Just had a new baby. I don't want my new baby in this type of nasty environment. Everyone has a different experience. I was hoping ours would improve. It has not. So, I moved it from 3 stars down to 1. Our upstairs neighbors have no regards for the 10 p.m. noise ordinance. I can go on and on, but that isn't going to change anything. They get 1 star because I do have a place to live, and for the most part, I do feel safe. Looking forward to better days! Bytheway, if you are not a pet owner, this isn't the place for you. They need specific buildings for people with pets......I'm just too through. I pay too much to live in these type of conditions.

We have lived in the Presidential side of the complex since July 2007 and we love our spacious and luxurious apartment. It's true we have endured 4 owners and management companies, plus other inconveniences. But to us, it's been worth it. We have all the comforts of a home, with no responsibilities for maintenance. I am heartened by some of the resolutions to some major property work orders that till recently were unattended by previous "administrations."

Where do I begin... we were residents here BEFORE and AFTER Pegasus (new mgmt) came on board and TRUST and believe I would not take out my precious time to write a review for this place if I didn't think it might help someone who is "considering" living here. I'm sad to say but this complex just lost the only good thing they had going "Emilia" she was the BEST employee they had but I'm glad to see she's made a career change. This property is under staffed, full of empty promises, and down right disgusting. We had maintenance requests that were closed but nothing was fixed, plumbing issues, windows leaking when it rained, and a broken microwave for 3 months before it was replaced. Dog feces and trash shoots in the stairwells and hallways of the buildings & not picked up for days but the manager was QUICK to send out a "snarky" email about how upset she was...newsflash, that doesn't fix the problem. The trash service they use didn't collect on the weekends so obviously the trash was overflowing outside AND the stairwells EVERY SUNDAY, the odor was worse than you can imagine. When it came time for us to turn in keys my husband & I took off work early 3 days in a row to travel across town just to have a note on the door that they were closed for the rest of the day, talk about lack of customer service and follow-up, we confirmed with them several times the date and time we would be returning keys and they failed to inform us that they were closing early. When we first moved in we were promised a unit with upgraded appliances & then when we got the keys they told us it was no longer available (even though this was included in the lease), the list really goes on & on. All I can say it weigh your options if you're considering this complex, check out other "luxury" apartments & really ensure you're getting a return on investment, because we wasted $1,300 every month for almost 2 years at this place and thank GOD we finally moved out! (The one star is for Emilia, who no longer works there)

I love this property! I have had 3 apartments here and have lived here for over 4 years, left to another property and came back 5 months later. I will never leave again until we purchase a home. I love our apartment, maintenance is always nice and prompt, and I never have to worry about feeling bad when I do have issues. Emily has been extremely helpful whenever we needed anything, although she is gone, there are still great staff members who work here. The new property manager has always been helpful and has the answers we needed for move in and sends very informative, blunt, but humorous monthly updates that always make us giggle a bit. We like that. The people that live here are also nice, we enjoy our building and that the grounds are pet friendly. I really truly love living here!

The Slums at Stone Oak. You think you're getting a deal, but look out. My rent was $720/month but it actually cost me closer $860/month by the time they got done adding fees. It's definitely the kind of place that cares more about profit than people or doing the right thing. My building (with 12 units) has 12 parking spots in front of it. 6 are reserved (pay) parking. You have to pay rent on-line, but they don't accept credit cards. You have to pay using your checking account, and they charge a convience fee (or processing fee, whatever). They don't accept anything (check, CC, cash) in person. The Slums at Stone Oak. The property always has lights burnt out. You can't get cable there. It has to be AT&T (the most evil company in the world) or Dish/Direct TV (tied for 2nd most evil company in the world). People don't pick up after their dogs. I'm not renewing my lease when it is done. I'm spending another year here. On the plus side, the party room beside the office is beautiful. (I guess that's how they get you.) Sonterra Place (the road most of the property actually sits on) is nice & quiet (except for when Cornerstone is letting out) and Chama Gaucha smells great.
