I have lived here for about 2 years now and I honestly am looking forward to moving out. I have had so many issues with basic maintenance problems in my apartment. Over my time living here so far, I have had problems with my AC where it completely froze over and my apartment was 80+ degrees. This problem happened twice and made my bill sky rocket over 50 extra dollars. Which is a lot in the scheme of things after rent is added up and utilities. When I talked to the leasing office the first time around I was told nothing needed to be replaced or fixed and they did nothing about my insanely high power bill. This issue happened again and the maintenance employee informed me it wasn't done right in the first place and it should have been replaced. He also told me this definitely would make my power bill very high since it was running and producing no air. But still, Royal Farms didn't help me at all with the cost and didn't really act sympathetic in any way. I feel this was not in any way my fault but I had to deal with the consequences not just one time but twice in a time period of 3 months due to the utilities not being properly maintained. This was very irritating. When I asked again about my power bill they had nothing to say to me. I have also had problems with my fire place since I moved in, it really has never worked. My blinds break with just everyday use, along with the towel racks in the bathrooms. There has also been a huge issue with bugs everywhere in my apartment. They come out and spray every month, but it is just gross and I have never had this issue anywhere else. I understand things eventually have wear and tear but I feel frustrated because the issues seem to be just half fixed or not even done for me when I asked multiple times. Some of the staff has been rude in my opinion but the newer staff seems to be nicer. Although they are nicer, there seems to be a lot of confusion and miss communication between them all. I was happy to live here when I first moved in but I have had so many issues and at this point I am just over living here and looking forward to the end of my lease. For as expensive as it is to live here, I should not be this unhappy. I don't think I will be renewing another year and I hope other people don't have as many issues as I have had. Overall, Royal Farms was a very great place to live. The management is friendly and the maintenance staff is prompt and professional. The parking lot security was great and gave us peace of mind! The downsides are minor though many: ranging from minor problems with the apartment itself that required fixing, poor snow removal, lawn maintenance that starts too early, and a frequently overfilled dumpster resulting in a horrible smell. Lastly, they take their 60 day to vacate notices very seriously. Management will notify you once but won't take any further action determining if you're going to renew your contract or leave. Legal action was required to prevent Royal Farms management from forcing charges upon my roommate and I.

I have lived here two separate times in the past 5 years and enjoyed living here both times. The grounds were always clean and safe. The staff always helpful and polite. The couple times where I needed to submit a maintenance request, the property management team was always quick to fix whatever was needed. We unfortunately had to move closer to the city and or current property management doesn't hold a candle to Royal Farms! I would highly recommend living here.

I have lived at royal farms for two years. I am really glad I picked this apartment complex. The staff is very nice and responsive. All of my work orders have been fixed within 24 hours or less. The grounds are maintained and clean. I feel very safe here. 1, because it is on a frontage road, and 2 because there is a security vehicle that drives around at night. It is expensive to live here, but you pay for what you get. The only con to this place is how expensive it is. But if you are asking yourself, is this worth it? I would say yes. It is safe, clean, and has a good management staff.

We've lived at Royal Farms for 3 years and have absolutely loved it! Our apartment had all new appliances when we moved in, which has been really nice. I love that there are W/D hookups! These apartments are definitely on the more expensive side, but to us it was worth it to have a great location and beautiful apartment. Like the other reviews have mentioned, you do need to plan on around another $100/month in fees. I agree that being charged for parking and property tax is weird. However, they were upfront about all of these fees before we signed our lease so we knew what to expect. I didn't feel tricked or surprised by any of it. Im surprised to read all the complaints about management. Everyone has been professional and courteous with us, including all maintenance and office staff. Every issue was met with an immediate response, and appropriate action was always taken from toilet issues, to lease renewals, to neighbor issues, etc. We are moving out soon, but only because weve bought a house. I will definitely update my review after we've officially moved out. After reading other reviews, I fear they might over charge us with move-out costs. Hopefully our positive experience with Royal Farms will continue throughout the move-out process. I will update my review once were out. I recommend Royal Farms all the time and will continue to do so! :)
