This family home located in Rancho Cordova near Mills, Cordova High School, Rancho Cordova Elementary School, and Hagan Park.
Pets are allowed with approval, security deposit, shot records, registration and pet rent.
Please review credit requirements: You must have good credit, a FICO score of 650 or higher is required; if you do not meet the requirements then tenancy may be obtainable with a payment of last month's rent in addition to the security deposit and first month's rent. All persons 18 or older must apply.
No Evictions.
You must have 1 year of verifiable income, paystubs, bank statements or income tax records.
You must have good previous rental history.
You must have a governmental issued photo identification. (State Driver’s License, Passport)
You must have a social Security Card or TIN.
We do not accept felony convictions for manufacturing an illegal substance, drug possession, or for bodily harm or injury.
You must make two times the amount of rent monthly to qualify.
Some pets may be allowed with additional deposits, documentation and rents may be required.
The occupancy limits for this property are two persons per bedroom plus one.
Our office does not accept incomplete applications.
All applicants must see the property before applying.
Processing time for completed applications can take up to three business days.
If a co-signer is required to approve the application, the co-signer must meet the above criteria with the following changes: the FICO score must be 700 or higher and the monthly income requirements are five times the amount of the rent. The co-signer will be required to sign up as the guarantor for the lease.
Completed applications are processed on a first come first served basis.
Once the application is approved, you will have 48 hours to pay the security deposit electronically or to our office located at 6800 Rio Linda Blvd. Rio Linda, CA 95673, to hold the unit. If we do not receive the security deposit within 48 hours, we will move on to the next application.
The first month’s rent is due at move-in and the second month’s rent will be prorated. These funds must be in the form of a cashier’s check or money order.
This is required:
- Tenant to pay all utilities and property maintenance
- Tenants must maintain renter's insurance covering all named parties in agreement
- 1 year lease required
- Additional $15.00 monthly Filter Delivery Service
*Refrigerator, washer, dryer, or any other * indicated appliances if provided in all properties are included as courtesy items; tenant may be required to replace or repair listed courtesy appliances if it/they fail during tenancy. Owner is not responsible for repairing or replacing these items (unless elected to do so).
Smoking of any kind is prohibited at every property we manage. We require all tenants to carry renter’s insurance.
