Nice quiet complex but I must say this;I don't understand how they get away with over billing you for water. My daughter and her boyfriend have lived here for a year and he's only home one maybe 2 weekend per month and there water bill is $100- $130 per month. I lived in Phenix City in a 3 bed 2 bath house with 7 people and my water bill was $100 monthly. SOMETHINGS DEFINITELY WRONG HERE. I'm taking this situation to the city and see what they have to say. Really one person and over $100 per month,somebody's eating good,wow!!! Concerned and pissed off parent. Shame on you Carriage Hill Apts....

From living at carriage hill apartments for almost two years now, I have seen her change things around for the better here. The previous management was horrible, but Kim knows what she is doing, and she does it well.

Noise ordinance is 10pm to 8am 7 days a week, but they discriminate on a case by case basis. My upstairs neighbors are extremely noisy starting at 11 pm - 4am. Many complaints to mgmt. Their response is for me to move to a third floor apt, knowing I'm handicap and require a ground floor. They also stated that my neighbors sleep during day and stay up at night because of the shifts they work. Everyone else has to obey the rules except them. Also if you want sewage to back up into your tub or toilet, come on and move in. Maintenance man is very rude, they really don't know what they are doing. Always excuses from maintenance to management to vice president of management company. Would not refer it to a rat, let alone a friend.

This is the worst place EVER!!!! If you like roaches, water bugs, things breaking in your apartment and never getting fixed this is the place for you!!!! When you call and make a report of something needs fixing, theyll never come!!!! The maintance men are "LAZY" and "GoSSIP"!!!! When they do come in your apartment, they leave it messed up.you'll wal thru your door and think youve been robbed!!!! The staff is too rude!!! Thank God, I got less than 2 weeks left!!!!! In this hell hole!!!!

Worst place to live. Moved in without a bed bug infestation, moved out with one. Had to pay over 2000 to get that fixed. Our air conditioner went out for FOUR months and they made every excuse they could to not fix it. Mind you it went out in April and still wasn't fixed at the end of July. So they moved us to a different apartment. The air went out in that one as well! When we finally moved out they stuck us with a 3400$ bill.

Had to change my review. After living there for some time The Oven Shorted out and almost cause a fire. Notified Mgmt and they had the maintenance guy come and just replace the burners. Didnt fix it,because now is worked when it wanted to. I also noticed a water leak and a hole in the roof on the outside of my building. Once again notified the Mgmt and nothing was ever done about it. Needless to say I broke my lease and moved out.

Overall complex as a whole is fair, tenants are usually not the problem, except for when noise complaints are made. Again not the tenants fault, the walls here are thin and poorly insulated. The lady above me complains she can hear everything I do below here. I have tried to keep it down and yet she still hears me!. Police have been called twice. They stated they could hear no noise, the courtesy officer even stated she could hear no noise when she arrived at the call. Management acts as if its out fault. Plus our apartment sits on top of the laundry mat, which is open 24/7. All I hear constantly is conversation and dryers going non stop, yet I'm the one who is being sent letters from corporate to comply to noise levels or move out. They didn't even do a proper investigation to see if I was actually making loud noises. All the police stated that each time they arrive they could never hear noise outside the apartment. Our mail man is very nosy and one time the low window of my apartment was broken when I came home, nothing was taken and my door was still lock. The window is very small no one could fit through. I advise management and they assume I did cause I had bandages from when I changed the brakes on my car. They saw my left arm bandaged and quickly assume I did it, even when tenants stated they came home and saw it like that before I arrived. Ultimately Carriage Hill is managed by Woodruff Property Management who also owns like every piece of property, rental facilities and other establishments all in the Columbus and Phenix City area, they do not care about there tenants only money. The apartments are too high. I pay $555 for a 1 bed room, were I hear everything. Water is not included either which is ridiculous. Oh also my 1st day moving end that i was promised. When I arrived they never even had clean out the apartment or did anything to it horrible management!!! Internet is damn near impossible to get here and cable tv of east alabama is the best you can get and is extremely slow at times due to everyone else having it. The $100 late fee is ridiculous and I made arrangements with the manger to pay my back rent once my school money came in and she said it would be fine and no eviction would be sent out. 2 days later the manger along with the rest of the staff had been replaced and fired the new manager from Woodruff order us to pay remaining and back rent immediately regardless of my arrangements with the old manager who I had no ideal was fired. DON"T MOVE HERE THEY DONT CARE ABOUT YOU. WILL SAY ANYTHING TO MOVE IN AND GET YOUR MONEY!
