This is a nice place to live. My wife and I moved to Memphis for work: we are in our mid 20s. This isn't living in Midtown: its very quiet. It has easy access to 385; this enables you to be anywhere in the memphis area in 25 minutes (with average traffic). I live in a 2BD 2 full bath.
Pros of living here:
-large, open room layouts
-Many usable amenities: dishwasher, w&d in unit, garbage collection from your door, grill areas
-excellent interaction with staff: they know me by name and help me with what I need.
-When i first moved in, i had a few issues with the apartment, they were all address within a few days.
-Less than 10 minutes from many shopping areas
-Nice gym, indoor basketball court
-As of right now, the cost of living is around average for this area: there might be better deals but you're going to sacrifice something for the cost difference.
-My wife feels safe here. This is probably the biggest pro.
-They seem relatively cost efficient: i keep it 75 during the day, 73 at night. In May 2015, my power bill was $110. In March of 2015 (which was cold mostly), it was $85. I do practice ensuring lights are turned on and minimal energy use besides heating/cooling.
Cons of living here:
-The HVAC system is loud: this could just be my apartment. but when it kicks on, the volumes of all your things (tv, computer, music) have to increase. It is placed adjacent the master bedroom and it takes some getting used to when you're going to sleep.
-30 gallon hot water heater for a 2 bedroom apartment: both showers cannot be operated at the same time without one person taking a cold one. This might not be a problem if you're in a 1 bathroom unit, but it sucks for families.
-Apartments do not include ceiling fans: while the complex offers to install your own, this is slightly annoying. Living rooms and bedrooms do not include over head lights either. This may not be a con for you, but it is kind of annoying.
-Kids have left dog poop infront of neighbors/mine door. SERIOUSLY.
Overall good but there are things to be known before moving in.
