Not bad but could be better for the price paid. Needs updating and fireplaces just for show and useless. Wouldve like hardwood floors than the trap everything carpets, especially since allergies abound in Memphis. Gym is a small pool house and parking congested. Basically paying to be close to downtown as amenities are average at best.

We have had a wonderful experience with South Bluffs ever since I've lived moved to Memphis in 2014. We love our spacious apartment and updated amenities. The management staff is very quick to respond and any maintenance request we've had has been completed within the same day. They also host resident functions every 2 months at cool spots around time with free drinks and food! I also love that South Bluffs is so close to downtown but still feels neighborhood-ly.

The staff is sweet. Apartments are nice and spacious but definitely older. Maintenance responds quickly. cant give a 5 Star because of a recent situation. I work from home and our water is turned off every morning until mid- afternoon due to replacing valves. This has been happening for a week and everything will hopefully be fixed the following week. Rent concessions are never an option here and I believe something should be offered for the inconvenience of no water most of the day for over a week. A few days, sure no problem but over a week is very frustrating.

First of all my name is Christina. Not Donald. Secondly, when I first moved to South Bluffs I loved it. I love Rita and the property Manager Lori. However, as far as Henry Turley's property goes, I am not impressed. The property is over priced for the quality product that you get. The apartment is extremely small and the appliance very cheap. The area is not sprayed for bugs regularly and I think for the price we spend to be here this should be included. The apartment complex only sprays your apartment if you request but not the surrounding area. Since I have lived here my apartment has had spider problems, mosquito problems and gnat problems and when I say problems, I mean a swarm. Also, my toilet has had problems, my water heater has leaked into the carpet more than once. My sink has clogged and my dishwasher has mildewed. However, even with all these grievances I would have over looked and continued on my way without complaining. What really got to me, is that while living in a one bedroom tiny apartment with two medium sized dogs I got pregnant. My baby is due mid Oct. I can not be in that little apartment with my dogs and a baby. There is not enough room nor is there a way to keep the baby separate from the dogs. I tried to reason with management to let me out of my lease two weeks early. ( By the way, I signed Oct. 13th, thought my lease ended same day as I signed, they do not do that, they extend it to the end of the month, therefore I thought worse case scenario I leave Oct. 13th but no it does not end until Oct. 31.) The management would not reason with me or be understanding of my difficult situation, stating that they have a policy to follow. I worked for a fortune 500 company leasing. We had a very solid lease agreement, and I know for a fact that if management wanted to, they can and would work with you if under reasonable circumstances release you from a contract I know that if South Bluff's ( Henry Turley company was understanding on any level then they could and would do this. I am not asking to me released just because I am asking for the sake of me newborn child. Also, I am not even asking for a ridiculous amount of early termination. I am simply asking for a few weeks early with no penalty due to my circumstances. However, due to this I do not and will not recommend South Bluffs or any Henry Turley property to anyone. Thanks!
