My brother and I have lived at the Arbors for over 3 years now and have thoroughly enjoyed every aspect of living in the Harbor Town neighborhood. The location to downtown is great, but the small, active community has been a very welcome change to most of Memphis. I have never had any issues with the office or maintenance staff at the Arbors. I have issued a number of maintenance requests through their online portal over the last three years, and all were attended to within a reasonable amount of time based on the urgency of each request. All of my other interactions with the Arbors' staff have been both courteous and pleasant. I unintentionally failed to pay my rent in full one month, and the office was very kind in their communication and accommodating during the process of fixing my mistake. I was not charged any late fee even though the short payment was completely my fault For the most part, the pools, tennis courts, grills, and landscaping have been, and continue to be, well maintained all year round. I have never had any complaints about the appearance, maintenance, or safety regarding any of the offered amenities. The few times I have contacted the office about the gas grills being out, the issues were fixed within the week of my request. If you are looking for a quiet community of young professionals and students in the heart of Downtown Memphis, I would highly recommend considering the Arbors.

I have been living at Arbors for about one year and have been very disappointed. You will not be taken seriously as a renter because they have many more people moving in and out. I only give two stars because I enjoy the location.

Avoid this apartment complex if you can!!!!!!!Staff in office acts like they care about you but they are scared if they do something ownership will fire them. I move to the Arbors back in July 2014 The gates In the complex always broken, had my car vandalize. When a complaint or issues brought to the office nothing gets done. Building 673 has a flooding issue at the bottom of the steps, I asked several times for the drains to be fix because my shoes were being damage from the puddle lost $400 in shoes I can't wear anymore because of the smelly water. My light in the hallway was out for months, living downtown Memphis is not really safe I asked several time for it to be fix nothing was done I was in fear for my life because I could see at night. During this time they were in between management company and I was told to wait. My AC went out on and off for two weeks, I was sleeping in a hot apartment I had to pay rent for. Property beautiful but the lack o service you receive don't add up to the poor service. Kelly Billing in the office always seem disturb when you enter office, all these complaint was sent to her and nothing gets done. I paid a cleaning service when I moved out to clean my apartment when moving out and they still charge extra for cleaning. Be aware they will take your money and offer no compensation. I have picture to prove all my issues. They will take your money and put on a good show like they care. Melanie will try to help but nothing get accomplished.

I have lived here for nearly 3 years. Around renewal time, I found out my neighbor pays $200 less rent than I do for the SAME FLOOR PLAN. When I consulted a staff member, she said it was impossible and that I must be mistaken. When I offered to show her my friend's lease, she said they could do nothing for me. So after close to 3 years of overpaying, nearly a dozen times my carpet flooded thanks to the dated AC equipment, being put out of my apartment for close 2 weeks without compensation, fixing furniture repaired by their construction crew, and being told a lie....it is officially time to part ways. Do yourselves a favor, do NOT rent an apartment here. You will regret your experience. It is way overpriced for what it is. There are 2 bedrooms less than a mile down the street for what a 1 bedroom costs at the Arbors! DO NOT RENT HERE!!!! Good luck and God bless!

Arbors is an ok place to live, the apartments are small but clean, and the amenities are nice. Lots of bugs in the summertime and there is no maintenance on the stairwells so it can get pretty gross with spiderwebs and bugs. If you do decide to move here make sure that you have a second mailing address, packages are left at the leasing office and there are no notifications given to you. I have had several food gifts spoil because I had no knowledge that the leasing office had signed for the packages. I have started listing my work address as my mailing address.

Well lets see, I have a high stressful job that requires me to work long hours and be away from home most of the time. Also, I am still young which means I made some mistakes with money that hurt my credit from time to time and I loose track of time pretty regularly. With that being said. Arbors Harbor Town did a awesome job with puting up with my antics, they worked with me with every issue I had, from actually leasing me the apartment with not so good credit to when I forgot what day of the month it was to pay rent, with no sass or sarcasm. Besides paying alot of fees because of it being my fault the staff did everything they could to help their resident out. Kelly and Nicole that work in the office are true professionals at their job and extremly nice every time I dealt with them. The only issue I have with Arbors is that at times it was hard for me to find parking at my building due to me driving a big work truck. Hey it aint a perfect world, but even with parking hard to find for myself the walk wasnt more then 50 yrds away at times. So if you drive a bigger automobile then most of the city slickers around here, find a spot that works and claim it. If I had issues with the maintance in my apartment the work order was 97% of the time process before I got home from work. Phase 1 is more of the calm, older and low key people and is pretty quite after 10pm there were a few times that the noise got to loud at night, and I already apoligized to my neighbors for those times..... Phase 2 is mostly the younger crowd, that phase also has 1 of the 2 epic pools on the island and it is always a good party on the weekends when pool season is upon us. I highly recommend them, but is just my opinion. Oh yeah, everything downtown or in the surrounding area is in either walking, taxi or trolly distance so day drinking or happy hour or sunday funday is very easy to accomplish with out taking the chance of getting a DWI.
