Tenants are responsible for ensuring lawn is watered adequately with preprogrammed irrigation system.
Owner pays for:
1. lawn and tree maintenance to ensure it is properly kept up to community standards
2. monthly water & sewer bill
Applicant Screening Criteria & Pet Policy:
1. Income: 3.5x rent, verifiable.
2. Credit: 650+ score with clean payment history.
3. Employment: Stable history (6+ months current job).
4. Rental History: 2+ years positive references- no evictions.
5. Background: Subject to criminal history evaluation.
6. Pets: Max 2 cats and 2 small dogs allowed.
7. Pet Fees: $500 refundable deposit + non-refundable $50/month pet rent fee.
