I wake up everyday thankful to be a resident at the Royal Worthington. The complex is perfectly situated on the on the mainline with easy access to major roadways, 2 regional train stations, and the Chester Valley Trail. One of the stations has daily Amtrak service to NYC without having to change trains. King of Prussia Mall is about 20 minutes away. Within line-of-sight is a Target Store (with a Starbucks inside) and Wegmans (24/7). Each store is a safe walk that is well lit into the evenings. There are several Wawa locations nearby. My residence is equipped with modern appliances that still have the luster of being brand-new. Having a washer/dryer inside my unit is quite convenient. The water is hot and water-pressure is adequate. The granite countertops are an elegant touch. I also enjoy the sliding glass door that I have on the exterior wall of my residence that lets in a lot of light. The office is staffed 7 days a week with knowledgeable, competent, and empowered individuals. Whether in person or through email, I get a timely reply with all the information I need. The leasing agents have desks in the main lobby and double as informal concierges always ready to serve up a cheerful greeting and eager to help with whatever one might need. They kindly handle all my drying cleaning pickup and deliveries. They would give any NYC doorman a run for their money. The building is well cared for with the exterior and interior common areas both kept flawless. There is a small gym on site along with an outdoor hot tub (open year-round) and pool. There is a media room one can use and a conference room one can requisition for private use. On weekdays there is a complimentary continental breakfast along with coffee and tea 24/7. Most the residents seem quite friendly. I think it has to with the fact there are a lot of dog owners and dog people tend to be happier than non-dog people! There is even a dog park right outside. But have no fear; everyone uses a leash and does a good job picking up after his or her dog. This place is a GEM and I intend on staying for the foreseeable future. My only fixes would be to provide WIFI throughout the complex instead of just the common areas and I love the fact I can pay my rent via credit card (love my points and miles) but I wish I was not charged a "convenience fee" for doing so.

After looking at various options, I chose the Royal Worthington 4 months ago for short term housing while working through relocation from the west coast. The facility is great, and the service the property manager and her team provide is exceptional (I have 3 personal examples of service I consider well above and beyond my expectations). If you are looking for options in the Malvern area, the furnishings between properties are similar with some stylistic differences but service is an important consideration and the team at the Royal Worthington is fantastic.

The Royal Worthington is a wonderful place to live. Property Manager Mary Rose and Maintenance Team Supervisor Shawns commitment to providing a beautiful, well maintained environment and an elevated, luxury experience to residents is evident every single day- and the rest of the staff members in the building happily follow suit. It is clear to me that above and beyond is the unspoken mantra of the dynamic group of employees who work here. My children and I are happy and proud to call the Royal Worthington home.

The Royal Worthington has been our permanent residence for 2 1/2 years after a lifetime of home ownership. We have no plans to move....

The Royal Worthington has been our permanent residence for 2 1/2 years after a lifetime of home ownership. We have no plans to move. Not that everything is perfect, but the apartment is spacious, location is perfect for family, shopping, travel and we could call it easy living. Staff is trustworthy, friendly, efficient and willingly provides the service we require. Noise level from other residents and traffic is nil. We did replace the small refrigerator with our own with no resistance. We are treated as long term friends by the friendly office staff and the superb maintenance crew.

We really enjoyed our stay at The Royal Worthington. Sadly, we had to relocate due to a new job but we would have loved to stay for another year. The amenities are top notch and always well taken care of. The staff are friendly and ready to assist you at a moments notice. I would definitely recommend staying at The Royal Worthington.

Worst Quality and Service at Royal Worthington The Royal Worthington is a noisy place and lack quality management. The furnished units are not well decorated .They only talk like the place is so great but they do not have any qualifications to continue this job. Bad construction of units and having bad environment.I am really disappointed with the service and would give a big zero rating..Worst place ever!!!

Don't be fooled by oneill properties and the royal worthington's faux-luxury. Decorating furnished suites with Ralph Lauren furniture (fyi not a luxury brand) is an utter disgrace--and a dime a dozen. Incidentally, I recently decorated my residence by having my personal shopper prepare selections from Boca do Lobo while we fly to their London boutique via Learjet.

Prospective residents beware, the Royal Worthington is a subpar development that is run by a shady, corrupt organization, ONeill Properties. As a multi-year resident I noticed how a property manager employed by ONeill handled tenant complaints and issues that arose with the property. Rather than fixing problems at the community, the manager would shift blame to the tenant and resort to personal insults, threats among other things. This happened on numerous occasions with many residents. Recently the same property manager even went so far as publishing slanderous material about a business that I owned in retaliation for a complaint that I made with ONeill Properties. I soon learned however that it wasnt just one bad apple managing the development and instead the entire company is rotten to the core. After speaking with Brian ONeill it became apparent that the coercive tactics in responding to resident complaints are just business as usual for ONeill. Indeed I received the same type of threats and attempts at intimidation from Brian ONeill personally. Brian, I heard you lost your management contract at the Lofts. Eventually the public will learn how poorly managed your other properties are as well and how much of a scumbag you truly are. I hope that when all is said and done the only place you will be managing is an ice cream stand.

Poorly managed property and a lot of the dog owners have complete disrespect for cleaning up after their animals. Numerous times I have found a puddle of pee in the elevator and staircase. Additionally, poop is consistently on sidewalks, but management doesn't care. All they do is send out emails reminding dog owners to clean up after themselves and posts signs saying "area is under surveillance... $100 fine will be assessed." Except there are only two cameras outside, which are underneath the arch and does not have visibility to where people walk their dogs. Trash chute is consistently clogged. Wegmans and Target carts are scattered throughout the complex. Only positive things are the Starbucks Coffee machine in the lobby and the apartment unit since it's nearly brand new... But beware: cheap paint is used and walls knick easily.

Terribly run! LIARS! We booked a 2 bedroom suite for a total of 5 people. Upon arrival they told us that they do not even offer those room types. I find that to be odd, I have confirmation email from the hotel confirming my reservation for a 2 bedroom suite. They then proceed to blame a 3 party booking company for this error and states it happens all the time. Needless to say, my husband was angry and made it very clear to the staff. They took money off of our nightly fee and provided a 'apologetic goodies'. But at the end of the day we had 5 people in a one bedroom unit. It's a shame, the facilities are rather nice.
