Application Requirements:
- Each person over 18 years of age that will be living in the unit must fill out a separate application.
- Non-refundable $52 application fee from each applicant.
Required Documents for all adult occupants:
-Government Issued, Photo ID.
-Three months of bank statements (most recent, previous three months).
-Three months of pay stubs (most recent, previous three months).
Income:
-Gross monthly income must be 2.5x the rental amount.
-Applicants in a group can combine their income to meet the required 2.5x income.
-If an applicant does not have the necessary income, they will require a double deposit and a co-signor that meets the co-signor requirements.
Credit Score:
-Must be above a 650 Credit Score. If an applicant does not meet the required credit score, they will need a co-signor.
-If an applicant does not have a credit score, they will require a double deposit and an approved co-signor.
Criminal History:
-Any convictions of felony or conviction for a crime against a person.
Evictions:
-No prior evictions within the last seven years.
Rental History:
-Able to provide at least three years of verifiable rental history.
