Qualifications to Apply for 9302 Fairington Ridge Circle
1. Age Requirement:
o All applicants 18 years or older must apply individually. No exceptions.
2. Proof of Identity:
o Valid government-issued picture ID (front and back) REQUIRED.
o Social Security card REQUIRED.
3. Proof of Residence:
o Most recent utility bill (gas, electricity, or water) showing current address REQUIRED.
4. Credit Requirements:
o Minimum credit score of 620 REQUIRED.
o At least two years of verifiable, positive payment history on credit report REQUIRED.
5. Financial Verification:
o Current bank statement (last 30 days) and synced bank accounts to the application REQUIRED for verification.
o Applicant’s combined monthly income must meet or exceed 3 times the rent amount for the property.
6. Employment Verification:
o Must have consistent, verifiable income for the past two years (non-commission-based) with income that is at least 3x the monthly rent.
o Employment must be verified by: W-2s, recent pay stubs (last 30 days), employer verification form completed by authorized individual, AND verbal confirmation from employer REQUIRED.
7. Rental History:
o Rental history for the past two addresses, with a minimum of two years required. No rental references from family or friends will be accepted.
o Rental verification form must be completed by an authorized individual for each prior rental property.
8. Criminal Background Check:
o Clean criminal background REQUIRED. No felony convictions within the past 7 years.
o No pending criminal charges or history of violent or sexual crime, drug-related offenses, or property damage.
9. References:
o Two references from non-family members, such as employers or professional associates, REQUIRED.
10. Under 18 Applicants:
• For applicants under 18, a Certificate of Live Birth or Birth Certificate must be submitted and listed on the application form.
11. Eviction, Judgment, or Filing History:
• No history of evictions, judgments, or filings of any sort. This includes pending evictions or unresolved landlord disputes.
12.Credit and Financial Responsibility Requirements
To qualify for tenancy, applicants must demonstrate the financial ability to meet all lease obligations.
Credit reports will be reviewed for payment history, outstanding collections, charge-offs, judgments, delinquent accounts, and other financial obligations. Significant unresolved debt or a pattern of financial delinquency that reasonably indicates an inability to timely pay rent may result in denial of the application.
As part of the application process, each applicant may be required to provide copies of their most recent IRS tax transcripts or other tax documentation to verify income and evaluate financial responsibility. Failure to provide the requested documentation may result in the application being deemed incomplete or denied.
Applicants must disclose any significant outstanding federal or state tax liabilities, including unpaid obligations to the Internal Revenue Service (IRS), that materially affect their ability to satisfy the financial obligations of the lease. Providing false, incomplete, or misleading information during the application process may result in denial of the application or termination of the tenancy if discovered after approval.
