Worst renting experience I ever had. Mr. Wassmer is a con artist thieving liar who will undoubtedly end up in hell the way he treats people. He will lie to get you to sign a lease, any maintenance might as well do it yourself, I cleaned my apartment myself so I could move in and left it cleaner than I got it and still got charged the cleaning fee. Did not receive my security deposit. Only good thing is it's close to campus but aside from that it is a terrible property.

Lived in one of his properties from within the past 3 years as of posting this. The location was very good in terms of distance to campus and things downtown. This is the only postive thing I can write about my experience. Bill Wassmer is what most others have said - a con artist and a corrupt man. His associate Steve was a little more pleasant, but no longer works for him. If anything in your apartment breaks, he basically will take the entirity of the year to make any sort of fixes. Went without properly function air condition for 3 months. Submitting any sort of request to have it fixed online "gives him permission to enter the premise at any time" and will use this excuse for whenever he decides to have himself or another one of his works enter your premise for any reason. Very unprofessional when they come in and don't even look at your maintainance request. Have had severe issues with his attitude and treatment of other tennets. We went without water for 50 hours (have proof that I can upload to youtube) without a notice or reason as to why. During such time, he called me telling me that I owed him $50 because we had roommates that would come over on the weekends and sleep over (beside drinking and driving is unsafe) and he was saying that they were "other occupants". Since obviously have anyone over on the weekends (which he spies on via his outside camera) means that they live there. The windows weren't sealed properly. The plumbing was poor. The paint was probably hazardous seeing as it looked like there were globs of it 2inches thick covering every surface including the outlets. Speaking of outlets, half of them didn't work - which he did not fix. The mailbox we had had no way to lock it and it was outside near a busy street. The place was dirty when we got it. The lights in the refrigerator did not function. The garbage disposal smelled awful when we arrived to move in. The "parking lot with cameras" was really a shared parking lot with 3 other businesses that were completely full 95% of the time. When complained about the issue, he said he had no cameras and could not see the situation, but could not guarantee us a spot. Took over the 45 grace period to return our lease even after countless emails and phones. Only after threatening court with all our issues and evidence and demanding our security deposit refund did we see it come our way (3 days after our threat) returned in full. So technically there are two good things about the place: location and the fact that he is such a slumlord that you can threaten him with it to get your full security deposit back. Oh, and the place was built in the time of the first World War, so don't expect good air conditioning or heat even when it is working properly.

This was my first experience of living alone and tending to my independent housing needs. As a graduate student, the $600 price tag was acceptable on my stipend. Upon moving in, it was readily apparent that the apartment was newly renovated and was actually quite nice. That being said, there were a few issues that needed to be addressed. Maintenance was prompt and fixed everything that I asked within a 48 hour period. There were some hidden damages that I quickly became aware of as I lived there a while longer but were relatively insignificant. Then winter came. These old buildings are clearly not insulated at all and as a result my heating bill went through the roof. I even went so far as to apply plastic lining to my windows to try and conserve some heat but the roof tiles are not offering any insulation and my effort is spent in vain. The walls separating each unit are definitely not up to fire code as I can hear my next door neighbors whisper to each other. Every sound and smell permeates the wall as if it were tissue paper. But honestly, I can look past all this and would under normal circumstances give this a 4 star rating. The largest reason I am writing such a long and drawn out review is because of the owner: William (Bill) Wassmer. This guy is a grade-A jerk. Oh, let me count the ways: 1. Threatens multiple times to forward any cost in damages of frozen pipes (which I am pretty sure is his responsibility and is illegal to forward to the tenant). 2. Announces random visits less than 48 hours in advance for a plethora or reasons and disregards personal privacy. 3. Straight up ignores maintenance requests most of the time. Many tenants have requested him to send someone to handle clear the roads and walkways of his properties after a particularly large snow. His response was to quickly force a plow through the driveway and smash the compact snow up against a couple tenant's cars, effectively blocking them in for an entire week. He never had anyone clear the snow or ice from the walkways or stairs. It presented a CLEAR safety hazard and despite multiple requests to get rid of ice, did nothing. He won't even put in gutters to stop the rain, snow, and ice from falling straight on the stairs from the roof! 4. Offers an internet service with our lease (its included in the cost), however it is rarely functional and basically unusable if you need any lengthy solid connection to the internet. Many tenants have complained to him about it but he says that "you are the only one having problems." and to deal with it. 5. Lies to his tenants. At the beginning of the year, he sent out a flier telling everyone that laundry was available at another one of his properties nearby. He mentioned that the cost of this service was $2.00 a load. I went down there with my $2.00 in change only to realize that he had lied and the actual price was $3.00. Normally I wouldn't make such a big deal about it except that i asked him MULTIPLE times in person and on the phone what the cost of laundry was. 6. Does not care about his customers. I have heard him address many of his customers rudely and he even made a prospective customer cry on the phone right in front of me. Do yourself a favor and avoid any property that has the "Wassmer" label on it. Nothing is worse than feeling like your landlord is a scumlord and only sees you as a quick dollar sign $.

I've lived here at the Studios for almost 6 months, now. When I moved in, there were a few things wrong, but nothing big or detrimental. It's quiet, except when the house next door throws a party, but that's rare. The landlord doesn't bother me, and leaves me to my own. The only thing I've really had any trouble with is the internet. Most of the time there isn't a problem at all, but because we are all connected to the same WiFi, sometimes it can be slow, and you have to sign in almost everyday to use it. But that is standard with a DHCP set-up. I have had trouble setting my Apple TV and Xbox live up, and they still aren't connected, but the management has been trying to help me the entire time, so I don't blame them. Overall, I like it here. It's not perfect, but perfect doesn't exist in Lexington.

Location, location, location! I moved into one of Mr. Wassmer's apartments during my second year of graduate school. He delegates certain buildings just for graduate/doctorate students which was very nice as I spent a good deal of time studying at my apartment. My neighbors were quiet, courteous and similarly studious. I was able to walk nearly anywhere I wanted to go and had access to all of the amenities of downtown life as well as campus convenience. Mr. Wassmer is renovating and updating many of his buildings and is very available for your questions or concerns. If you are a responsible young adult and would like to be close to everything Lexington has to offer I would check out Wassmer properties.
