Qualifying: To qualify for our properties, applicants must have a combined gross income of at least 3 times the monthly rent, based on all occupants over 18. We also conduct credit, background, rental history, and employment screening. Applicants must have no evictions, liens, or judgments related to non-payment of rent or utilities. A co-signer may be accepted and must have a combined income of at least 5 times the monthly rent. Security deposits vary based on the property and applicant qualifications and may range from 1.5 to 2 times the monthly rent.
Fees: Application fees are $99 per adult age 18 or older, and everyone over 18 who will live at the property must apply and be listed on the lease. There is also a one-time, non-refundable $350 registration fee. Depending on the property, additional monthly charges may apply for items such as pool service, landscaping, solar, HOA fees, or utilities. Any applicable charges will be clearly listed in the property listing and included in the periodic rent. For properties that allow pets, there is a $500 non-refundable pet deposit per pet, due before or on the day of move-in.
Applying: To apply for one of our rental properties, visit ssripm.com, select “Apply for a Rental,” and choose the property you’re interested in. All applicants and co-signers age 18 or older must complete an application and be listed on the lease, if applicable. Applicants will need to provide a valid government-issued ID and proof of income, such as three current pay stubs. Self-employed applicants may need to provide their most recent tax return, bank statements, and other supporting documents. All information must be complete and accurate for the application to be processed.
Pet & Renter's Insurance Policy: Certain dog breeds and mixes may be restricted, including German Shepherds, Dobermans, Pit Bulls, Chows, and Rottweilers. Exceptions may be considered with proper obedience or training documentation and verification from a previous landlord that the pet was not an issue. All approved pets must be added to the renter’s insurance policy, and proof of coverage is required before keys can be released.
