Would not recommend anyone to live in canal apartments. Very terrible service and very poor management. We have so many issues when we moved in but they are unwilling to fix anything. I have had bugs problem since the Day we moved in and it is still not fixed yet because the Manager and canal does not care they are here to make money and ignore the guest. They keep raising rates for everything every year. I will not be living at any edward rose apartment. This is the worst place I have ever lived in because it was a dump when we moved in with stains everywhere and nothing was cleaned. And on top of this I pay close to a 1000 dollars a month. Very bad staff they are always rude when you go in the office accept Gordon he is helpful.

Rented from this complex for 6 months in 2016. I rented a 2 bedroom 1 bath on the 3rd floor. Within the first week that I was there, I put in a service request because the water pressure in the shower was slightly better than a trickle. Hated taking showers due to this characteristic. Maintenance came out and said it was fixed. It was not. I went and bought a pressure increasing shower head that slightly increased the trickle. I complained a couple more times to management in which they sent maintenance out each time but nothing was ever fixed. I gave up on the dream that my showers would ever be refreshing. I moved out in September and it is now November. I'm still waiting for this company to send me out my refund check for my security deposit. I have contacted them twice now. They told me they sent it out over a week ago. How does a letter ever take over a week to get to an individual that lives in the same state? I DO NOT recommend this place.

This was the worst apartment complex I have ever lived in. I was a resident here for not even one full month. Twenty-four days to be exact. Of which I was only able to live in the apartment for about fourteen of the Twenty-four, due to mold. The apartment had leaks and mold growing. The apartment maintenance did not remove the mold properly and exposed my family and I to the spores by not removing and containing the mold infested drywall appropriately. Rather than having the air tested and the environment cleaned the right way. They patched the hole and said "we belive there is no mold, by visual inspection, we did the see any more mold, but can we enter the apartment to open the wall again and treat with bleach?". Told them no, they entered my apartment anyway, while I was at work, with no notification.

This is a great place to live. I moved in August 2009 and I resigned my lease this past August. Canal Club actually has a washer and a dryer in each apartment, which I could not believe how many other places in Lansing did NOT have this option. The few places that I did find which had washer/dryers were all much more expensive. So this was the biggest plus for me. The maintenance staff is excellent. They respond immediately and they are very friendly. I accidentally locked my keys in my car once (so I couldn't get in my apartment to get my spares) after the office was closed and they had someone drive out here to get me a spare key from the office within 10 minutes. I also had a slight problem with my washer and they came and fixed it shortly after I reported it, and it's worked perfectly ever since. Heat, water, and trash pickup are all included in the rent. The only additional bills you will have are electric (mine has averaged $25-$32 a month, depending on how much laundry I do) and internet/cable. The one downside I would say this place has is that you have to get Bloom Broadband. It's not a terrible internet service by any means (not great either, just decent), I haven't had any problems with it, but I just wanted to point out that is your only choice. They have 3 different speeds to choose from, starting at (I believe) $29/month for the slowest (1.5 Mbps) and then $39 for slightly faster (3 Mpbs) and $49 for the fastest (5 Mbps I think). I have the 3 Mbps plan and it's sufficient for what I use the internet for. There is also a separate plan for cable but I don't get that so I can't comment on it. Parking is good - there are no speed bumps and there are ample spots for both you and any guests. There are also covered spots which you can get as an assigned spot, but they cost like $20 a month. This place has a great location too - tons of stores and restaurants are on Saginaw, which is just down the road. The mall is only a few blocks away too (also on Saginaw) and it's really close to the freeway system that goes in all four directions (I-69 N/S and I-96 E/W and I-496 E), so it's really easy to get going out of town when you need to. The only downside to the location is if you want to take public transport - the nearest bus stop is at the mall, which is a pretty far walk. All in all, I think this is probably the best place to live in Lansing.
