Occupancy Fee for Large Bedroom: Due to Colorado's non-discrimination law, this large bedroom may accommodate a second person/couple. If a second person resides in the private bedroom, there is an Additional Resident Fee of $600.00 per month added to the base rent. Additional person fee will also apply to the move-in requirements stated above.

MOVE-IN REQUIREMENTS: First Month's Rent (Prorated), Last Month's Rent, and a Security Deposit of $500 are required to secure the room.

MOVE-IN WITH 4 EASY STEPS:
1. Call Landlord Mimi and tell her about yourself and your arrival date.
2. Mimi will email you a link to complete your rental application with RentSpree.com ($39.99).
3. Review and Esign the month-to-month lease agreement.
4. If you are here locally, drop off your payment at the property of first month's rent, last month's rent and deposit. If out-of-state, wire your funds into Landlord's account, or mail payment to Mimi Tugaoen, 12110 Pecos Street #100, Westminster, CO 80234. (Note: Your best payment method will depend on your lead time to arrival at the property. Once received, wire typically takes 24 to 48 business hours, money order 2 to 3 business days, and personal checks 2 to 14 business days to clear.)
