My living experience this past year was decent. The maintenance requests were usually fixed promptly. We did have a problem with bugs, so consider hiring a pest control service if you live here. Oh, and cable is not included in rent, so if that's a dealbreaker, I'd DEFINITELY live somewhere else. I had even met the manager Sam on a few occasions, and she is really nice. I really didn't have any complaints until I had to move out and saw the ridiculous things they will charge you for. Upon my move-out, they inspected our apartment and charged $35 for a slight tear in the blinds (see picture attached). Neither of my roommates were charged for this and both had moved out 2-3 weeks before I did, and I had not touched the blinds since they had moved out, so I'm not entirely sure how I could have caused the "damage." I even called about two weeks after I had moved out them to ask about why they were charging so much, and I was told the blinds had most likely already been replaced. That was a lie because the picture attached is one that the girl still living there had taken the day I had called them! Seriously, they will nickel and dime you to get everything out of you they can. Be super thorough about damages upon move-in because if you miss something, even this small, they will try to charge you for it. I couldn't get it taken off, so I told them I would tell everybody I could to stay away. If it were me, I'd go somewhere else. My guess is that they leave these damages in place, never fix stuff like this, and just charge people year in and out for the same things. I hope I'm wrong, but I can't help but be incredibly disappointed that they would stoop so low to get a little more money out of their residents.

If I could give The Heights no stars, I would. The only thing good about this place is the cheap rent and gift card to use towards your rent if you sign your lease within a certain period. However, the staff is extremely unorganized. They are not in sync with one another, and Im told different things each time I ask a question. When I renewed my lease, I was told several times that I would still have my summer rent free because I payed my first two months rent which would apply to 2018 June and July. This was a lie. Therefore, they gave me some extra time to get the payment in because I was told a lie! After I payed my rent, they sent me an email telling me that they have already sent a warrant of eviction, and Ill have to go to court because they overextended the time for me to pay rent. First of all, I was NEVER told that there was a specific time before Id have to go to court because they said it was okay! If they would have COMMUNICATED with me about the circumstances, I wouldve taken out a small loan for the last half of the money I needed. But me, trying to be a good citizen, worked my butt off to pay the last half when allll along I couldve taken a loan to avoid court. All in all, The Heights management sucks, and they definitely are not on the same page! For the love of EVERYTHING God has made, DO NOT LIVE HERE!!! Cheap rent is NOT worth this.

The management was awful, but then it got changed. It went from bad to worse. If I could rate 0 stars I would. Yeah, the rent is cheap which is a plus, but youre better off paying higher somewhere else to have competent manegerial staff. Theyre so unprofessional and unorganized. They will find ANYTHING to give you a fine for. Managers are never on the same page and are very inconsistent. In addition, the office workers are not helpful. Seriously, one star is GENEROUS.

When I initially moved the the Heights of Knoxville it was under different management. However, within two weeks the management switched ( to the current management). The management of the Heights is fantastic and incredibly accommodating. The repairmen are incredibly nice and always have a fix when something is damaged. During the second year of living at the apartment, our AC broke in August. The Heights did everything humanly possible to accommodate us, and provide us with fans and the parts necessary to get the air fixed within a short window. Overall there are few cons to consider with the Heights. The only one I can really bring up, is during my move out some new employees were incredibly rude, however this is not reflective of the Heights. Overall, I would certainly recommend the Heights!

Good location, shuttle to campus, and low price. You do get what you pay for though. My biggest problem is the management. One time, employees came to our place for a quarter inspection. I was in the bathroom when they knocked, but after 10 seconds, they just walked in while I was on my way to the door. Had a little dispute with him, and he decided to call us disrespectful and was unprofessional about the whole thing. Before moving in, The Heights decided to take away the cable service that came with rent and they did not try to compensate (not even something like $5 off each month or half off one month) for that since that was a big, but not crucial, reason moving here. Trash chute can be a little too much on certain days. There is too many bugs, I keep finding spiders in my room. Internet isnt the best, but its good enough. Overall, its what you pay for, and could be a much better place.

The Heights of Knoxville is the most unenjoyable place ever. The maintenance is very rude, and they barge in whenever they feel like it. They will try to charge you for problems you werent involved in. They will charge you for anything wrong with the place, instead of asking if you or one of your roommates were involved. Its also not pet friendly, until summer, which is pointless, but there are pets everywhere regardless. Dont let them see them though, youll get bitched at. Dont leave your trash outside if their ONE trash shoot for the whole complex is full, again, youll get bitched at. I guess they will hire anyone because its mainly college looking kids, so dont expect to call and get any technical questions answered.

I have lived here the last two years of my time at UTK and would highly recommend it. The apartments are nice and clean and furnished with good furniture. The location is great with a nice view of downtown. We have gorgeous sunsets and the balcony is great for watching thunderstorms. Staff is very friendly and quick to respond. Maintenance always seems very quick to fix a problem as well. Definitely recommend!

While its a short drive to campus or downtown Knoxville, its always far enough away that youre not burdened with traffic or city noise. Being one of the least expensive student complexes close to campus, you really get a bang for your buck. The amenities are great as well. Id definitely recommend!

Before moving in here, I was a little skeptical because I had read some less-than-stellar reviews about it and about South Knoxville, but this really is a nice place to live. Pretty low rent, quick maintenance request fulfillment, nice rooms and good facilities. It's a short drive to campus and to Market Square, and you can't beat the view from up here. I'd definitely recommend it.

Living here has taught me to keep my expectations very, very low for student living. The view is great, staff is usually friendly, and the prices are okay but you get what you pay for so beware. The best advice I can give anyone interested in this place is do not by any means do roommate matching. I signed my lease very early and was as flexible as possible with my roommate matching profile, however, I was rewarded with a roommate who doesn't even go to UT, stays up blasting music until 4-5am, doing drugs and drinking, using my dishes without cleaning anything, etc. My profile clearly said I am clean, quiet and very focused on school as a pre-med student, but that was clearly ignored by The Heights staff. Other lovely features: the bus is unreliable, the dumpster is always overflowing with animals eating out of it, the gym equipment is gross and pretty broken down, I had no wifi for half of the Fall semester, the apartments are dirty upon move-in, resident events are usually cheap...

I have found that the heights has greatly improved over the last 3 years I have lived there. Since being under new management, things such as the quality of road pavement, speed in which they reply to apartment issues, and community events has greatly increased. I would recommend living in the heights NAMELY for the price at which it is given. You get the best bang for your buck here with the best view around town.

I would not recommend living here at all. Prior to move in I requested to have my emotional support dog live with me. THREE doctor prescriptions later, I still am not allowed to have my emotional support dog in my apartment. After the first two prescriptions "did not provide the needed information", I sent them my third prescriptions, and they tried contacting my doctor. They replied to me that they could not allow me to have my animal in my apartment until they heard back from my doctor, despite the fact that the law states as long as I have the proper letter I can not be denied. They are looking to get involved in a lawsuit and someone will be coming along to provide that for them. However, after I moved in not only do I see dogs every day, but I also have a dog in the apartment above me that barks for hours on in. The "No Pet" policy on a whole is completely ridiculous. The heights is not a new apartment complex, and the furniture they provide you is without a doubt 5+ years old, so it would not be like a pet is majorly causing damage to their used furniture. After moving in I realized that not only do they not clean the apartments prior to move in, but they just simply paint over the mess. I had hair painted on the walls of my bedroom. I had other people's hair physically stuck and unremovable to the bottom of the toilet because they had resealed it to the floor before cleaning it. All of the porch fences need to be completely replaced because the bees have completely hollowed the wood, and made huge mess on the porch. (prior to move in) Again after moving in I realized that the walls/floors are very thin. I understand that it is a hard problem to prevent because apartment living is so close, however I should not be woke in the middle of the night because the apartment above me decided to take a shower. Lastly do not ever count on use the amenities. Whenever the pool is not closed for cleaning for three days, the hot tub is closed for an entire week. The shuttle bus randomly stops working, so you are just suppose to find your own way to class if you do not have a car.

DO NOT live here . First of all, the shuttle sucks. You pay $75 but some days it's so crowded that you literally don't have any where to sit or stand so now you have to either be late and hope for a spot or drive , which defeats the purpose of you buying a shuttle pass. Also the shuttle may break down for a week at a time so now if you have no car you have no way to school. You'll probably always have to stand up and the bus drivers drive like maniacs. They will ruin your record. You would think seeing as though this is student living that they wouldn't have someone on stand by just to give out misdemeanors. YES, they will charge you with something. So now you have something on your record, you have to pay court fees, expungement fees, rent, utilities, and have a life. And let's not forget that charges like that get reported to the school you attend. So now your at risk of getting put out of school/losing financial aid. They say they treat you like an adult but yet they still come and check your room a couple times a semester. They have a rent-a- cop here to mess up your record but never anybody to catch the thieves stealing out of your car. What they charge isn't worth what you get. They change management like every 30 seconds. If you don't renew with them they'll send you $200+ bills all for various reasons, even when you know you left the apartment better than you found it . When you move in it is full of spiderwebs, things are broken, and nothing looks clean . Nothing is included with your rent anymore, Every year they make you another bill claiming that it's so they won't have to raise rent but THEY DO. They still raise the rent. At first they took out utilities(which always seem like a over charge compared to what you actually used). Now it's the cable, that the MANAGER told me they would provide even if it wasn't Comcast, but then I get a email "reminding" me that cable will no longer be available. So now all your rent includes is HORRIBLE wifi, that you will need a router for and $25 worth of water. Just have a pile of money saved up on the side just for the heights. Only good thing they have is the pool and free parking, which I'm sure won't be "free" for long.

Worst living experience. When I first moved in the apartment was dirty like it had never been cleaned. My shower had black footprints in the bottom of it. Even after mopping the floors in the common area, your feet would still be black if you went barefoot. I got charged many times for nonexistent damages and management could not provide clear proof that there was damage to begin with. Not to mention the overages and random fees added every month. They will send you an email saying you have a small balance due on your account, but won't say what it's for and getting ahold of them is never easy. My roommates and I were hardly home and left our A/C turned and lights off and our utility bill was still $40 a piece. They conducted repairs in my closet and left what looked like sawdust all over my clothes. They changed a light bulb in my ceiling fan and left materials on my bed. Also feels very unsafe and people from the nearby area would come and hangout at the pool and basketball court. I was on my balcony one night and someone on the sidewalk below fired off a gun. My roommates and I were charged for trash after we moved out, but none of us left any trash and when I called they said to email them and they would send pictures. But I emailed them and never heard back. Only good thing about the apartment is the hot tub and pool area. Would not recommend. Glad to be done with them.

I love living at The Heights of Knoxville! The staff is always nice and I can always call/email them whenever I have a problem and they will respond as quickly as possible. The maintenance crew is great too! Whenever I have a problem with any appliances, etc. in my apartment, they come and quickly fix the problem! Not only that, but this summer when getting my apartment ready for my new roommates they were so helpful. They even helped answer some questions I had and helped moved some of my other roommates things (that were left behind). I encourage people to stay at The Heights if they are looking for an awesome place to stay, and it's cost efficient too!

I would give The Heights zero stars if I could. This place is an absolute joke. For starters, when I first moved in, the toilet and shower both were broke. I spent money out of my own pocket to buy the replacement part for my shower. I put a maintenance request the day I moved in for the toilet that would not flush. And two weeks after placing the request, the toilet had not been fixed and when I asked Management about it they said they were only working on "emergency" maintenance requests at the moment. Because a not flushing toilet isn't an emergency. Also, I had a terrible roommate who let her boyfriend move in. When the third roommate and I asked Management for help to get him out, my third (good) roommate and I were told we need to grow up and act like adults. Throughout the year, there were times when my third roommate and I felt extremely unsafe due to the bad roommate and her boyfriend getting drunk and getting physically violent. When we asked Management for help, we were told that fighting is just a part of being in a relationship and we need to just deal with it. This past spring, my third roommate and I were verbally assaulted and physically threatened by the terrible roommate and her boyfriend and when we confronted management about this issue, we were told nothing could be done. Also do I need to mention how maintenance men are allowed just walk in? I was asleep in my bedroom with minimal clothing on and I woke up to two men walking into my room. The overages and "small balance" charges are ridiculous also.

They make everything really inconvenient, and the staff can't even find your packages in the backroom when you go to get them. These are the worst apartments in Knoxville. They are just trying to screw you out of your money.

Do not live here!! I lived here my sophomore year and it was such a rip off. The place is old, so the appliances suck. Our washer broke multiple times, the dishwasher barely did it's job and the air conditioner made a horrible noise. I thought living somewhere that was furnished would be great, but I was wrong. The furniture is cheap and extremely uncomfortable. You can't sit on the couch without the cushions sliding out. I had never seen a house centipede before I moved here, but I've seen more of those little demons than I ever wanted to because of this place. And not to mention the kudzu bugs that attack you in the fall, they attach to your clothes and your hair and smell horrible. Also, if you live in building 4, the maintenance guys will wake you up every morning at 7 am talking and laughing because their shed is directly next door. If you complain to the front office they'll do absolutely nothing.Yes, the rent is cheap and the ammenities are nice, but it's not worth it. They'll squeeze every dime out of you they can. When we moved in we didn't have blinds in our living room window, we marked it on our move in sheet but they never did anything about it. Two months later we got a bill for the blinds claiming that we broke them which is why they weren't there. When we called the front office they pretended to read our sheet and said there was nothing about the blinds missing on there. We kept telling them to check again, and that we weren't paying for blinds we never had. Finally they actually got out our sheet and realized we were right, but the whole problem would have been avoided if they did their jobs in the first place. And don't get me started on the overages, as many others have mentioned. During December no one was here - we turned our lights off, unplugged almost everything, and turned the air off but we were stilled charged $40 each... tell me how that's even possible? They refuse to turn the lights on at the beach volleyball court so you can only use that in the day, and when you call the office (guess what), they do nothing about it. I could go on and on about how horrible our experience was, but just don't do it, find somewhere else to live.

My experience at The Heights has been nothing short of awesome. The GM, Justin, and his team has done everything possible to help me with whatever I may have needed. My first staff member encounter was with Ms Charlene through phone and email while I was in Memphis, TN, and through her initial impressions, that helped me decide quickly that The Heights was an awesome place for me to reside for a while. For the short time I've been here, I've seen great cleanliness, organization, friendliness, and good work ethic. The Heights is definitely a great place for students to thrive and enjoy themselves. There's a 24-hour fitness center, an outdoor basketball court, game room, swimming pool, and hot tub. For those amenities, the cost of living here is definitely worthwhile and affordable.. The Heights of Knoxville is the best student housing apartment I have seen. It is clean, has a BEAUTIFUL VIEW, and the office crew are very helpful. Living at The Heights they have a lot of events to get the everyone out and having a great time together. This isn't just any apartment, it has a great community atmosphere.

I lived at the property between 2012-2014, and it was an overall good experience. I was glad that the whole property was renovated the summer of 2013, because the hardwood floors, black appliances, and new carpet was needed and looks better. I also liked the shuttle that runs to and from campus during the school year so I didn't have to buy a parking permit. And on Boomsday and Fourth of July, you can see all the downtown fireworks show from the clubhouse deck.

I have lived here for two years in a three bedroom, three bathroom furnished apartment, and can say I absolutely love it here! The property was just renovated the summer before last, so I have hardwood floors, black appliances, and new carpet. The walk-in closet is huge, too. Next year, I'll be living in a two bedroom apartment, which has a great view of downtown. As for managment, they have always been helpful with reminders of rent, and the new ones that came with The Heights seem really friendly so far. The pool has an awesome view of downtown, and can get pretty full when the weather is nice. Oh and the courtesy officer has helped keep noise at a minimum. I also take the shuttle that runs to and from campus during the school year so I don't have to buy a parking permit. Overall, it's definitely an upgrade from living on campus: more space, more amenities, cheaper rent, and super close to downtown life.
