Frustrating experience applying for an apartment at Brendon Park. Jeannie is nice, but can be spacey and does not do well on following up with you. I applied yesterday, gave them everything they needed and the screening site that they use was having technical issues; same error I got when applying online. Jeannie said she would call and then call me back before 5. This never happened. I had to call her and to my dismay, she never even called the screening people.
Fast forward to the next day (today) and I have not heard back. I called at 10 AM and property manager said she would get Jeannie on it. Fast forward to 3:30 when I call back and Jeannie tells me I was flat out denied and that I could call the 1800 number to find out why and would have to wait two weeks to get my $100 back for the administrative fee.
A few things; I have never been flat out denied for an apartment. My credit isnt the best; its a 590-640 depending on who you pull- I mean; Y-12 credit union literally approved me for a 60K truck loan a couple weeks prior; no bankruptcies, no evictions, no credit cards in collections; no late payments on any active revolving credit (which is less than $3500) only thing I have in collections is about 15K in medical debt, 1 old verizon bill (yes yes I know I need to pay it) and an old cable bill that I didnt even know that was on there until recently (which is over 2 years old) and I make more than 5 times the monthly rent; my DTI is less than 30%, and I have excellent rental history.
Yet; Jeannie did not even bother to try and find out; just told me I was probably denied because of excessive collections; but I told her exactly what Ive written on here- that I do have medical collections from more than 5 years ago- almost to the point where they should probably start falling off.
Im just bothered by the lack of trying; I find it odd that a leasing consultant wouldnt inquire as to way or even get an approval from the property manager for an exception- to look at the bigger picture.

We have been living here for about 6 months now and we started noticing spiders. We havent thought much of it and had pest control come out a couple times to treat. After seeing them for about month or so now I want to know what kind they were. After googling and seeing past reviews for Brendon park I found out they are Brown Recluse. We have notice about 6 in a months time and the other night I stopped and ask a neighbor if they been seeing spiders and they to have been seeing some and I told her what I found and she show me a picture of one she killed and it was in fact a brown recluse. I have asked the property manager to let us out of our lease and she refused and said that she hasnt heard of brown recluse being on property. Well I found out at the mailboxes one night that this place is infested with them and I will be looking for a lawyer to help us get out of our lease.

I am giving 3 stare for a very specific reason. I like living here, the rent is fair and people are nice and the leasing consultant is very sweet and helpful. However, the property manager absolutely is the worst Ive ever experienced. Before I even moved in, my coworker (who moved out as a result of these unresolved issues) brought to her attention the renters who live beneath me (I am ground level and my friend who formerly lived here was the level above) were violating our lease by smoking inside their apartment and causing my apartment above to smell horribly of tobacco smoke. As someone who had quit smoking around 5 months ago, it is awful to regularly come home to my apartment reeking of nicotine and an ashtray and my friends mentioning how awful it smelled inside my home. My friend who lived above us previously had reported this to the property manager more than once, and she chose to ignore it. Now that I know she will refuse to do anything, if things do not stop I plan to confront the other renters below me very directly since the leasees refuse t help or acknowledge my concerns. I will say that the woman who does consulting has been so supportive and helpful to me in working through my feelings about that and voicing them. She is great but her boss is one of the worst Ive ever worked with. Thanks

Im a current resident. Im only giving three stars because the staff is nice. Our ceiling is falling in and weve filed a maintenance order over a month ago. We currently have a giant red beam in our living room to hold the ceiling up and they have yet to check on it to fix it, as they had told us before. Our dishwasher is constantly breaking, our floors are chipping, and the baseboards are falling apart. The laundry room is a joke. Everything is broken and there are currently only four working washing machines. The laundry room has been working on its maintance for over six months. This is a major inconvenience for all residents without washer and dryer hookups in their apartments. We wont be leasing here again next year. Id much rather pay more money elsewhere.

We love it here for the price. The staff are wonderful - the best apartment staff we have had in four years of renting! The only complaints are the crummy clothes care facility and the few shady people at night - but for the price and the area it really is a nice place to live. The people are there no matter where you live in this area so I cant really dock them for that. The buildings are older - and the prices reflect that( but have lived in way worse and payed more!) so again. Cant dock them there! All and all we plan to stay here until upgrading to a gated community.

Brendon Park is pretty good place! I feel safe here! Staff & Maintenace are great! I do wish the cars parked in parking lot that havent been moved in two years be moved to give space for parking. There is a pine tree that drips sapp on our cars that needs to either be cut back or cut down.

-Fire Marshall removed 4-5 clearly visible gasoline containers from balconies despite repeated pleas they do patio inspections.
-Maintenance attempted to replace a water heater, and shortly after completing the job, flooded the building causing major damage.
-Several of the lower level apartments flood in some buildings after heavy rains. A neighbor's apartment flooded twice from rain in less than 12 months and she was relocated to another building.
-Gym was absolutely disgusting and dirty under the equipment. Didn't appear to have been cleaned since installing.
-A paranoid man repairing balconies thought I was "scoping out his truck" took photos of me as I was leaving and 2 hours later when I returned chased me through the parking lot yelling, resulting in me having to call police. Absolutely outrageous and nuts!
-property was filled with abandoned boats, cars and trucks, campers as reported in older reviews, some of which had tags that expired over two years ago. Had to alert the property owner in Nashville Kirby Davis to get them removed.
-As also reported a man walks around with a huge stuck and a pit bull. Another guy has a pit bull mix. Not permitted by lease. Should be non renewed on lease, but "grandfathered" in instead.
- Numerous large animals unleashed on the property including German Shepherds, Huskys.
-As previously reported, disturbing numbers of spiders including brown recluse! They get in the kitchen lights too. I had three glue traps full of spiders!
-Property is very dark outside at night.
-Apartments and breezways stink and are not cleaned properly. Much of the odor comes from the drains. Tried everything to remove odor, but it must be from throughout the old plumbing in the building.
-No Bathrooms at the pool, so guess where little Tommy, Sally and Jose are going to urinate rather than spoil the fun and trek back to the apartments?
-Documented staff and contractors parking cars and golf carts in handicapped spaces numerous times.
-There are several places where kids could walk out from near a garage, like near the basketball court and be hit by one of the numerous residents that speed, or staff driving golf carts as fast as they can go. Speed bumps are poorly placed.
-Complaints are routinely dismissed and excuses made, example resident posted review about mosquitos and they reply to review stating they keep all standing water removed etc. Lie, I have photos of junk behind the maintenance building filled with standing water, and also the clogged gutters overflow and mosquitos breed there.
Despite being told I was moving at the end of my lease after my son graduated, I was sent a non- renewal of lease with no reason, likely a result of my interview with television reporter doing a news story about them flooding my neighbor's apartment, and my complaints to the fire marshall as well as what is stated above.
In all honestly, it's better than similarly priced properties. But if you can afford to pay more, I would strongly recommend going that route. I didn't have issues with bugs, probably because the spiders eat them!

The updated interior looks really nice, although the paint really just masks the mildew and other blemishes (it's an old building). The grounds are nice with plenty of big grassy areas. Rent is fairly reasonable compared to similar apartment complexes in the area that have smaller units and bug infestations. A/C unit is old as dirt in my apaerment, although it appears all the neighbors jave new ones. Mine barely blows air at all and even when maintenance "fixes" them It's been around 90 degrees for almost 2 months and we have to run our AC at 62 degrees to get the temp to come down to 78 degrees, making our electric bill extremely high. Or who knows, it may just be very poorly insulated. A final complaint is that the pool closes at 10. As an adult with no children, the only time to enjoy and relax by the pool without a mass of screaming, yelling, splashing children is at night. But other than that, it's comfortable here and you can't complain too much.

Lived there for 18 months and paid the non refundable security deposit. Was an updated unit with fresh paint, new carpet and appliances. The craftsmanship was horrible paint everywhere crooked cabinets and the bedroom door hinges hung off the jam. Lived on the bottom floor, never live on the bottom floor of this place. Had a weird closet thing at the bottom of the stairs that would flood during hard rains. Told them about it and they didn't do anything until I showed them some kind of weird white fluffy mold all over the place. Most neighbors were cool, except creepy and his pit bull, which you were not supposed to be able to have there. Move out and get a letter saying we owe $330, that was the only letter received. No description of the damages for $330, start getting calls from collections saying we owe over $4,000. Talk to them, they have attached someone we don't even know that owed $3900. Brendon Park Apartments are a joke, but it's cheap. Good luck and be aware if you ever live there.

We haven't lived here very long, but it seems very safe and staff are prompt to fix problems. The clothes facility is lack luster, but the prices are fair. As far as noise we can hear our neighbors in the breezeway, but once in our unit we can only hear them when they slam the front door, which for a three story building is really nice.

Rent is fairly reasonable compared to similar apartment complexes in the area that have smaller units and bug infestations. Many of the trees are diseased and dying and when you look closely you can tell the roof is dilapidated and caving in. I think their motto must be that slapping on a fresh coat of paint on it will fix everything. While I've not come across bugs in the apartments, the breezeways often are left open and unbearably hot or cold depending on the season with spiders and cicadas. A/C units are old as dirt, they don't work at all and even when maintenance "fixes" them It's been around 90 degrees for almost 2 months and we have to run our AC at 62 degrees to get the temp to come down to 72 degrees, making our electric bill extremely high. Bring this up to staff and they just ignore it completely. The foundation seems bad because none of our doors will stay shut or lock because the latches on the doors no longer match with the door jam. But other than that, it's comfortable here and you can't complain too much unless you've never lived in an apartment where the walls are thin and noise travels, in which case you should just live in a house instead of a multifamily home.

This is a fantastic place to live. I am on my 2nd lease and I cant speak highly enough of the staff! They have always been friendly and the maintenance team are courteous and professional. I have not had 1 single negative experience yet. They are BY FAR one of the best apartment complexes I have ever resided in. I would recommend them to anyone, including my mother, that should say it all!
