Any adult who plans to live in the home must pass all background, credit, and rental history checks. Application and Screening Reports are $39.00. All are done online. If you do not meet all the below minimum requirements, your application will be denied.
Credit/Background - We look at all the data provided to best determine the most recent credit history. If you do not have a credit score of 650 or above, you must have at least 12 months of no late payments on your credit report, a minimum of 1 year at your current place of employment, and proof of on-time rental payments to your current LandIord with a zero-balance owed. All information is verified.
Minimum Requirements - Gross Monthly Verifiable Income - at least 2.75x the monthly rent. The Rental Application must be completed in full. Anything not provided or left incomplete, and the application will not be considered.
Minimum Credit Score of 625.
Background - No Felonies/No Sex Offenders/No Evictions
No Smoking. No Pets
Most recent LandIord reference will be required.
Rent and Security Deposits - All money is due at lease signing, this includes rent, and security deposit. The first month’s rent and security deposit must be paid with certified funds or cash. The security deposit for the home is equal to the monthly rent amount.
